Monroe homes over $750K
These are the Monroe homes listed over $750K, the top of a small market, and the feed below updates as the MLS does. After the listings I describe the three kinds of property up here and how a patient search for one works.

The local read
Over $750K is the high end of Monroe
In shortThis is custom builds, horse and acreage estates, and large view properties, fed live from the MLS and priced high to low.
These are custom builds, horse and acreage estates, and homes with big views. Sales come slowly, and each home is priced on its own.
Here you find custom homes with finished basements, designed kitchens, and shop or outbuilding space on private lots. You also find horse property and larger parcels on the west and south edges, out toward the river fields, with wells, fencing, irrigation shares, and room for animals or a build-out. The third group is homes with big views toward Monroe Peak and the valley, where the setting carries much of the value. At the top of the Monroe market, the way to find the right home is to watch for it.
This part of the market is slow, and recent sales set the price. Not many buyers compete, and a home may take a few months to sell. Your job is to judge each property by itself. A standing pre-approval or proof of funds lets you act fast when a true match lists. Some high-end homes sit near the canyon drainages below the 2025 burn scar. For those, check the risk of mud and rock flows after a summer storm.
Looking at the ranges just below? The under $750K page covers larger newer homes on the west and southwest sides. The under $500K page holds most of Monroe's homes. The Monroe guide sets the wider context, and the partner agent is glad to talk through the high end.
Stretch math
The ceiling
Monroe has no price page above this one. Homes here differ by land, design and view, not by a higher cap.
One step down
under $750K covers larger newer houses on the west and southwest sides, bigger lots south of town and the first acreage, with more listings and a quicker pace than the estate end here.
Either way
A cap is only a starting point. Share what the property has to do, whether that is acreage, a shop, or a view, and the partner agent will say where it actually lives.
How this works. Scott Buehler is licensed in both real estate and mortgage lending and may assist with financing across Utah; local representation in Monroe comes through a partner agent. Every role is disclosed, and you are always free to choose your own agent and your own lender. More on How I Work.
The median line
How far above the Monroe typical home value over $750K reaches
The Monroe typical home value, ~$318,300, is far below where over $750K begins. The bar goes from the smallest cap to the largest. The gold section is this page, and the marker is the typical home value.

What the money buys

What the money buys
Over $750K comes in three shapes
The Monroe high end is small, but it sorts into three kinds of property. People buy each for its own reason: the design, the land or the view. Knowing which reason is yours keeps a thin, slow search on track.
Custom and architect-designed homes
Builds made for one owner, with designed kitchens, finished lower levels, oversized garages or detached shops, and floor plans that do not come from a catalog. This is the shape you see least often in Monroe, found on private lots rather than in a named subdivision.
The downside: a long search and plenty of waiting. The payoff: a home built around how you live.
Horse and acreage estates
Horse property and larger parcels on the west and south edges, with barns, corrals or big shops already built. The shares do not always come with the land, so confirm the arrangement before the offer. Wells, septic, fences and water set the real value.
The cost: a long list of land checks. What it buys: a ready horse or farm setup you do not have to build.
Homes with the big views
Homes where the Monroe Peak and Sevier Valley views are the main draw, sometimes on larger or sloped lots. Near the canyon drainages, the 2025 burn scar means a summer storm can send mud and rock downhill, so check the drainage and the insurance early.
The catch: fewer of these list than anything else. The upside: a setting and a view you will not find on the grid streets.
A week at the Monroe high end may bring one or two homes in each shape, or none. The Homes for Sale page shows every listing in town, and the partner agent can watch for the shape you want.

What each price range buys
The two ranges below buy a different kind of home, not smaller versions of these. The table lines up what changes with list price at the top end. The right column of the table is this page.
| Comparison point | Under $500K | Under $750K | Over $750K This page |
|---|---|---|---|
| Typical home shape | Historic grid homes, ramblers and newer homes on filled-in lots | Large newer homes on the west and southwest sides, some acreage | Custom houses, horse and acreage estates, homes with the big views |
| What you usually give up | Custom finish, mountain views and land | The custom builds, horse setups and big views | Time: homes up here sell slowly |
| What you usually gain | More homes listed, so more to compare | Newer size and finish, plus views or acreage | A custom home, a horse setup or a big view |
| Where it usually sits | Near Main Street, on edge lots and on lots filled in with newer homes | On the newer west and southwest streets, and on bigger lots south of town | On private acreage and horse parcels at the west and south edges |
| How the competition feels | Brisk for a small town, and fair-priced homes go fast | Steady, with less rushing and prices set by sales nearby | Few buyers, long waits, and a close look at each home |
Take this range as a rough first pass. At the top of Monroe's market your needs settle it: land, design or view. Share them with the partner agent, and they will tell you where to watch.

How to move at the Monroe high end
Speed does not win the high end of Monroe. Care does. Your job is to watch the market and know a good value when it lists.
Have funds or a pre-approval on paper
Sellers up here want a buyer who is serious and ready to move. Show a current pre-approval letter or proof of funds so your offer is taken seriously the day a real match lists.
Write down what the property must do for you
Maybe it is acreage, a custom build, horse facilities or one particular view. Buyers up here choose a home for one or two defining features, and naming yours keeps a long search on track.
Do the property-specific homework early
For a home near the canyon drainages above town, read the Forest Service notes on mud and rock flows after the 2025 fire, and ask your insurance agent what is covered before you fall for the view. For acreage, confirm what irrigation shares convey, check the well and septic, and look at any outbuildings or fencing you are counting on.
Tour with an agent who knows what nearby homes sold for
Few similar homes have sold in Monroe's small market, so judging value is the whole task. You need to know what a view, a custom build or acreage really supports here. The buying process guide and the art of the offer guide give you the detail.
Quick answers
Over $750K in Monroe, answered
The high end: custom or architect-designed homes with designed kitchens and shop space, horse and acreage estates with corrals, outbuildings and irrigation shares, and homes where the Monroe Peak and Sevier Valley views are the main draw. None of these are just bigger mid-priced houses. Few are listed, so let the live listings above show what is on the market today.
It is small and slow. Few homes list, few similar homes have sold, and each one is priced on its own land, design and view. Check the listings above to see what is for sale today.
Not quite. The under $750K page has larger newer homes and some acreage, but few custom builds or horse setups. It has more listings and a quicker pace.
Often months, and that is normal for the top of the market, not a warning sign. Few buyers are shopping at once, so each property is weighed on its own.
Yes. Ranch and rambler layouts are common at the Monroe high end, mostly on acreage at the west and south edges. Many have a main-floor primary suite and shop or utility space. Open the floor plan on a listing before you assume anything. The single-story homes page filters for them.
Bring a current pre-approval letter or proof of funds, and know the one or two defining features you are buying. Do the homework for the property too: mud and rock flow risk for lots near the canyon drainages below the 2025 burn scar, irrigation-share confirmation for acreage, and the septic plan for every purchase. At this level, recent sales and a patient eye count for more than speed.
