A Santa Clara community

Living in Swiss Village Townhomes.

A low-maintenance townhome community in Santa Clara, with attached homes, smaller footprints, and shared landscaped grounds, set in the town the Swiss pioneers founded in 1854 and minutes from the old-town heritage core that gives the community its name.

I am Scott Buehler. I have spent 20+ years in Southern Utah, and this page is the honest version of what the community offers, what it costs, and where it fits in a town that does not build many new homes.

Current listings

Homes for sale in Swiss Village Townhomes.

No active listings today. Swiss Village Townhomes is a small, single-phase community, so there are only so many units that will ever come up, and a quiet page here does not mean much. A new listing shows up the day it posts to the MLS. Prefer to hunt on your own? Open the map search or start from the homepage.

Buying here

Be first in line when one lists.

Lock and leave demand in Santa Clara chronically outruns supply, and Swiss Village's 1,100 to 1,600 square foot units near Gates Circle prove it every time one posts. My Washington County MLS reading is daily; declare your square footage and the next unit is declared to you in return.

Life in the village

What a day here looks like.

Morning in Swiss Village starts simple. The shared landscaped grounds are already cared for when you step outside, so there is no yard waiting on you, and the day can begin with a walk or a quick drive over to Santa Clara Drive and the historic old town. This is low-maintenance living by design: the exterior upkeep is handled at the community level, and your time goes somewhere other than the mower.

Midday is practical. The Pioneer Parkway corridor a few minutes away carries the daily errands: Lin's Market, the hardware store, the bank, and a growing collection of quick-serve spots. Gubler Park and its splash pad, sports fields, and playground sit nearby, and the whole town reads small and walkable in a way the newer subdivisions out on the bench do not.

Evening here leans into the Santa Clara setting. The Pine Valley Mountains hold the last light to the north while the red rim goes dark against the sunset. In summer the desert cools off fast once the sun drops, and a home you can close up and walk away from makes the weekend trip to Snow Canyon or up to Pine Valley an easy yes.

The Swiss Village perks

The highlight reel, all within minutes.

Low-maintenance living

Attached townhomes with shared landscaped grounds and exterior upkeep handled at the community level. No large private yard to mow, which is the practical draw of a townhome here.

Old town heritage core

Santa Clara Drive carries the town's Swiss pioneer history: the Jacob Hamblin Home, the Relic Hall, and the streets that host Swiss Days each fall, all a short reach from the village.

Pioneer Parkway corridor

The modern commercial spine of Santa Clara: Lin's Market anchors a growing retail strip with hardware, dining, banking, and services, a few minutes from the village.

West-side position

Santa Clara puts you on the west side of the metro, which means Tuacahn Amphitheatre, Kayenta art village, and the Snow Canyon State Park entrance are all roughly ten to fifteen minutes out.

The townhomes

What is on the ground, unit by unit.

Swiss Village is an attached-townhome community built in the modern Santa Clara style: shared walls, smaller footprints, and a low-maintenance exterior. Floor plans generally run two to three bedrooms over roughly 1,100 to 1,600 square feet, with open-concept main living and a tidy patio or small private outdoor space rather than a full yard. The footprint is the point here, a home sized for easy living with the common grounds kept up for you.

Compared with detached single-family homes in Santa Clara, townhomes here come in at a more accessible price, which makes them one of the few entry points into a town that is nearly built out and does not add much new inventory. Finishes run from builder-grade to upgraded depending on the unit and when it went in, and the newer construction carries modern floor plans and the energy compliance of more recent building codes.

The lock-and-leave nature is real value: the shared landscaped grounds and exterior upkeep are handled at the community level, so a unit here is genuinely low-maintenance compared with a single-family lot. If that style of ownership matters to you, I can walk you through exactly which units on the market deliver the floor plan and finish you are after.

Floor plans

Attached townhomes, typically two to three bedrooms over roughly 1,100 to 1,600 square feet, with open-concept main living and a patio or small private outdoor space.

Low-maintenance grounds

Shared landscaped grounds and exterior upkeep are cared for at the community level rather than unit by unit. No large private yard to mow or maintain.

Construction

Modern townhome construction with current building codes, taller ceilings on many plans, and finishes that range from builder-grade to upgraded by unit. I can tell you what to expect.

Attached homes sit at the bottom rung of a ladder that runs a long way up in this town. The Santa Clara real estate overview shows you the whole ladder, from this price band through the bench homes and the custom view lots, and I keep it current.

Trails & outdoors

Out the door and onto the trail.

The Santa Clara River Reserve is the town's backyard trail system: about 6,500 acres of BLM-managed desert along the Santa Clara River, with miles of singletrack for hiking, mountain biking, and trail running. Several trailheads are five to ten minutes from the village, depending on which access point you use, and the reserve connects into a larger network that stretches toward St. George and Ivins. The terrain runs through lava rock, red sand, and high-desert scrub, with routes ranging from flat river-corridor loops to technical climbs onto the surrounding mesas.

Santa Clara River Reserve

Miles of BLM singletrack for hiking, biking, and trail running along the river corridor. Multiple trailheads within 5-10 minutes of the village.

Snow Canyon State Park

Around 10 minutes away, with the gate over in Ivins. Locals treat its 38 miles of trail as the default after dinner walk, which is easier when the yard is not waiting on you.

Year-round access

Santa Clara averages about an inch of snow a year and it is gone by lunch, so the singletrack runs all twelve months. The only real constraint is a July start time.

Trail facts from BLM and the Santa Clara River Reserve. The named routes locals ride, Barrel Roll, Sidewinder, Precipice, and Suicidal Tendencies, along with Gunlock and the Red Cliffs Desert Reserve, are all laid out in the Santa Clara guide.

Errands & drive times

Errands, measured in minutes.

This is the practical answer to "how far is everything." The short version: groceries are minutes away on Pioneer Parkway, St. George is 13 minutes, and you can be on a trail or at a park inside of ten.

Common errands from Swiss Village Townhomes with approximate drive times
The errand Where it happens From the village
Full grocery run Lin's Fresh Market, 1930 W Sunset Blvd ~4 min
Big-box and shopping Smith's, 20 N Bluff St, St. George ~15 min
Hardware and home Home Depot, 1036 W Sunset Blvd ~7 min
Fuel Maverik, Pioneer Pkwy at Rachel Dr ~4 min
Park and playground Gubler Park ~4 min
Trailhead Santa Clara River Reserve access ~5-10 min
Dinner and a show Tuacahn Amphitheatre, Ivins ~12 min
Healthcare Intermountain St. George Regional, 1380 E Medical Center Dr ~15 min
Flights St. George Regional Airport (SGU), 4550 S Airport Pkwy ~25 min

The bigger trips are the argument for a home you can leave. Downtown St. George is about 6 miles and 13 minutes east. Sand Hollow runs near 30 minutes east, Zion is roughly 45 miles out at about an hour and ten, and Las Vegas is around two hours southwest, close enough that people here price flights from both airports. The Santa Clara guide has the full day trip map.

Schools & education

Schools, by the facts.

Swiss Village Townhomes is served by the Washington County School District. Elementary students in this part of Santa Clara typically attend Santa Clara Elementary (2950 Crestview Dr, grades K-5) or Arrowhead Elementary (545 Arrowhead Trail, grades K-5), with Lava Ridge Intermediate (2425 Rachel Dr, grades 6-7) and Snow Canyon Middle School (1215 N Lava Flow Dr, St. George) serving the upper grades before Snow Canyon High School (1385 N Lava Flow Dr, St. George). All are within a short drive of the village. Which specific schools serve a given address can change as the district adjusts boundaries, so confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself.

What locals know

Notes from Santa Clara.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend about living here.

  • The Swiss name is real history. Santa Clara was settled in 1854 by Swiss Latter-day Saint pioneers, and the town still leans into it. The old-town heritage core and Swiss Days each fall keep that identity front and center.

  • Townhomes are the accessible door in. Santa Clara is nearly built out and detached homes carry a premium. A townhome here is one of the few price points that gets you into the town at all, and the low-maintenance side is a genuine bonus.

  • Pioneer Parkway is your errand spine. Groceries, hardware, fuel, and a growing restaurant row all sit a few minutes away. You get the small-town setting without the long milk run.

  • Summer demands a plan. It is Washington County, and the heat is real. Locals ride the river reserve trails at dawn, do the midday indoors, and live outside in the evenings. A lock-and-leave home makes the cooler-weekend getaways easy.

The buyer side and the seller side.

Buying in Swiss Village Townhomes

Swiss Village Townhomes sits in Santa Clara near the Gates Circle area, an easy reach of Santa Clara Drive and the historic old town that gives the community its Swiss name. It is a short drive to the Pioneer Parkway corridor where the grocery anchor and daily errands sit.

Attached townhomes built in the modern Santa Clara style, with shared walls, smaller footprints, and a low-maintenance exterior. Floor plans tend to run two to three bedrooms over roughly 1,100 to 1,600 square feet, and the grounds are landscaped and cared for at the community level rather than lot by lot.

The exterior upkeep and the shared landscaped grounds are handled at the community level, so there is no large private yard to mow or maintain. That is the practical appeal of a townhome here: you get a home you can lock and leave, with the common areas kept up for you.

Townhomes here generally fall below the price of detached single-family homes in Santa Clara, with recent activity running roughly in the $300,000s to $500,000s depending on size, floor plan, and finish. Prices move, so treat that as a starting point and confirm against the live listings.

Selling in Swiss Village Townhomes

Townhome values in Santa Clara move with floor plan, square footage, and finish, so an automated online estimate can miss the mark. Start with the home valuation page and I will run a real comparison against recent Swiss Village Townhomes sales, no obligation.

It goes up in three places at once: this Swiss Village Townhomes page, the Santa Clara hub, and the featured rotation running across the site. The get featured page walks through the whole arrangement.

It depends on what is on the market right now. Santa Clara inventory runs thin because the city is nearly built out, and a well-kept townhome at an accessible price draws attention when little else is listed in that range. Tell me your timeline and I will give you a straight read, not a pitch.

Yes, and moving up out of a townhome is one of the most common versions of it in Santa Clara. The hard part is sequence, not price, and the buy and sell at once guide walks through how I stage it. Two licenses means the sale, the search, and the financing all sit on one desk.
