What a day in Heritage Fields looks like.
Heritage Fields sits at the south end of Washington Fields, where Heritage Fields Drive runs off Washington Fields Road near 2000 South. On the MLS it records as Heritage Place, a Sullivan Homes plat that started filling in around 2022, so the streets are new, the lots are flat, and the homes still have that out-of-the-box finish. Mornings are quiet, and the open view north to Pine Valley Mountain is the kind of thing you stop noticing only after a while.
Daily errands run toward the Mall Drive and Telegraph corridors. Lin's Fresh Market on Mall Drive is the close grocery stop at roughly eight minutes, and Washington City Community Center, with its indoor pool and courts, is about ten minutes north across the river. The Virgin River Trail corridor is about five minutes away when you want a paved walk that stays off the streets.
Evening is low-key by design. The streets go quiet after dark, the field edges catch the last light from the west, and the neighborhood settles into the easy rhythm of a place that was working farmland until recently. Staheli Family Farm is still operating a few minutes south on Washington Fields Road, and Sand Hollow Reservoir is about fifteen minutes east when the weekend calls for water.

Six things anchor this corner of Washington Fields, and each one is specific: a working farm three minutes down the road, a brand-new build-out, the Pine Valley Mountain view, the close grocery on Mall Drive, the Virgin River Trail, and Sand Hollow a short drive east.
Staheli Family Farm, ~3 min
At 3400 South Washington Fields Road, just down from the neighborhood: corn mazes and pumpkins in the fall, the light show in December. A working agritourism farm, not a memory of one.
A brand-new build-out
Sullivan Homes opened Heritage Place here in 2022, so most homes are only a few years old, with stucco, tile roofs, and three-car garages common. New construction in a part of town that still feels open.
The Pine Valley Mountain view
The flat Fields ground opens a clean look north to Pine Valley Mountain, snow-capped into spring. Lots that keep that view to the north are the ones I watch closest on resale.
Lin's Fresh Market, ~8 min
The close full grocery run is Lin's Fresh Market at 2928 East Mall Drive, the store built to serve the Washington Fields side. The wider Mall Drive and Telegraph cluster handles hardware and big-box in the same trip.
Virgin River Trail, ~5 min
The paved Virgin River Trail follows the river corridor through Washington City, with the nearest access about five minutes north. A flat, off-street route for a run, a ride, or an after-dinner walk.
Sand Hollow Reservoir, ~15 min
Warm blue water against red sand dunes, about fifteen minutes east. Boating, fishing, paddleboarding, and the dunes for off-road recreation. Washington County's weekend lake.

Heritage Fields is genuinely new, and that is the part to understand before you compare it to older Washington Fields streets. The recorded subdivision on the MLS is Heritage Place, a Sullivan Homes plat that opened around 2022 along Heritage Fields Drive off Washington Fields Road. So the homes you tour here are only a few years old, not a 20-year-old resale dressed up.
The product is single-family, both single-story ramblers and two-story plans, in the Southern Utah look: stucco exteriors, tile roofs, and three-car garages on a lot that runs around a fifth of an acre, give or take. Square footage on recent sales has sat in the 2,400 to 2,900 range, with full landscaping common because the builder finishes the yards. Some homes hold the open view north to Pine Valley Mountain, which is the detail I read carefully on resale.
Washington Fields was working farmland until recently. On this street the new construction sits right next to a farm that is still running.
Because this is a young neighborhood, the comp set is mostly the homes around it rather than a long sales history, so the right three recent sales matter more than any broad average. If a specific floor plan, single-story versus two-story, lot orientation, or that north view matters to you, tell me early and I will narrow the field.
Trails & outdoors
River trail and red rock, both close.
The Virgin River Trail is the closest named path system, a paved multi-use trail that follows the river corridor through Washington City. From Heritage Fields, you reach the nearest access point in about five minutes. The trail connects south toward St. George and north toward the Sullivan Virgin River Park stretch, making it the go-to route for a morning run, an after-dinner walk, or a bike ride that stays off the streets.
For mountain biking and hiking on real dirt, the Red Cliffs Desert Reserve sits about ten minutes north of the neighborhood. The Grapevine Trail and Cottonwood Trail are the local go-to routes through red rock and slickrock terrain, with trailheads that are easy to reach off the Washington Parkway. And when the weekend calls for water instead of dirt, Sand Hollow Reservoir is fifteen minutes east: warm blue against red dunes, with boat ramps, beach shoreline, and paddleboard water that stays swimmable well into the fall.
Virgin River Trail
Paved multi-use path along the river corridor. Connects south to St. George, north to Sullivan Park. Five minutes from Heritage Fields to the nearest access.
Red Cliffs Desert Reserve
Grapevine and Cottonwood trails through red rock and slickrock. Trailheads about ten minutes north off Washington Parkway. Hiking, mountain biking, photography.
Sand Hollow Reservoir
Boating, fishing, paddleboarding, and sand dunes for off-road recreation. About fifteen minutes east. State park pass or day-use fee required.

This is the practical answer to "how far is everything from down here." The short version: Washington Fields Road runs you north toward Mall Drive and the freeway, so groceries, the community center, and I-15 are all single-digit-to-low-double-digit minutes. Times are measured from Heritage Fields Drive near 2000 South Washington Fields Road; from the far edges of the neighborhood, add a minute or two.

Farther out, the weekend map opens up fast: Zion National Park is about thirty-five minutes east on SR-9 through Hurricane, Brian Head's ski runs are roughly an hour and a quarter north, and Las Vegas is about two hours south on I-15. The full day-trip map lives in the Washington guide.

Heritage Fields is part of the Washington County School District, on the Crimson Cliffs cone. The area is generally served by Majestic Fields Elementary (grades K-5) at 675 Majestic Drive, then Washington Fields Intermediate (grades 6-7), Crimson Cliffs Middle School (grades 8-9), and Crimson Cliffs High School (grades 10-12), all on the Washington Fields side of town.
The district moves these boundaries as the Fields keep filling in, so confirm the current assignment for any home you are serious about directly with the district rather than guessing from a map. The farm next door
New homes on still-working farm ground.
Here is the one thing that makes this corner of the Fields different from a typical new subdivision: the farm it grew out of is still farming. Staheli Family Farm, three minutes south at 3400 South Washington Fields Road, has been the area's pioneering agritourism farm for years, and it still runs the corn maze, the pumpkin patch, and the December light show that draws people from across the metro. Buying in Heritage Fields means your new build sits a short walk-and-a-half from a working farm, not a strip mall where one used to be.
That farm-to-subdivision story is the rhythm of the whole south Fields right now. The recorded plat is Heritage Place, Sullivan Homes opened it around 2022, and the streets around it are still finishing out. The flat ground that grew alfalfa and corn now grows ramblers and two-story homes, and the open view it leaves to the north, straight at Pine Valley Mountain, is the part that is hardest to replace once the next phase fills in.
I treat that view and that openness as a real, pricetag-bearing feature here, not a throwaway line. The lots that hold an unobstructed look north, and the ones that back open ground rather than a future neighbor, are the ones I watch closest, because in a young neighborhood that is still building, what is open today is not guaranteed open tomorrow.
What I check before I call a Heritage Fields home a buy
- What the lot looks at to the north, and whether a future building phase could close off the Pine Valley Mountain view.
- Whether the home is a single-story rambler or a two-story plan, since those trade on different terms even on the same street.
- The builder finish and warranty status, because on a 2022-or-newer home the original Sullivan Homes details still matter at resale.
- The three closest recent sales, since a young neighborhood gives you comps next door rather than a long sales history.

The details I would slow down and check.
No listing photo tells you this part. After 20-plus years in Southern Utah, here are the four things I would walk a friend through before they get attached to any one address in Heritage Fields.

Search the plat name, not just the street. The street is Heritage Fields Drive, but the recorded subdivision on the MLS is Heritage Place. If you only search one, you can miss listings, so I pull both when I run the comps.

The north view is worth protecting. The open look toward Pine Valley Mountain is real and it is part of what you pay for. In a neighborhood still building out, I check whether a future phase could close it off before I call the view a sure thing.

It is a young comp pool. Because Sullivan Homes only opened this around 2022, you are pricing off a short sales history. The three closest recent sales tell you more than any neighborhood average, so I lean on the block, not the headline number.

Confirm the school cone for the exact address. Heritage Fields sits on the Crimson Cliffs cone, but the district moves elementary and intermediate lines as the Fields fill in. If assignment is a deciding factor, confirm directly with the district, not a listing description.
