Tell me what you are looking for, and I will watch for it
Hobble Creek is a small neighborhood near the Virgin River. There are so few houses on streets like Haley Drive and Legends Lane that the count sits at zero more often than not between sales. When one lists, it shows up on the Washington homes for sale page.
The site watches the MLS for you and emails you when one lists. Hobble Creek is a very small subdivision, so I usually know what is about to sell here before it even shows up in a general search. Homes near the Sullivan river park or the paved river trail can get lost in the wider list of Washington homes. The site watches the MLS for you and emails you when one lists.

Old Washington, with the trail out the door
In shortStreets like Haley Drive and Legends Lane are a short walk from the Sullivan river park and the paved river trail. Telegraph's shops, the Walmart Supercenter, and the I-15 ramp at Exit 13 are only a few minutes north.
Hobble Creek sits in the part of Washington that came first. This is the historic core, the grid that grew up around Telegraph Street and the old cotton mission. The subdivision tucks into the southern edge of it, where the land slopes toward the Virgin River. You reach it off the streets below Telegraph, on roads like Haley Drive, Legends Lane, and Holly Way, a few blocks from the Sullivan Virgin River Soccer Park.
It does not feel like the new master plans east of town. You are in an established neighborhood with a short, settled list of streets, and the river and its paved trail are a walk away. Telegraph Street, the working main street of Washington, is about three minutes north. Mornings here can start on the river path before the heat sets in, and the drive to anything you actually need stays short.
To me it feels like a small, quiet neighborhood inside a busy city. It is compact, so there is rarely a wall of homes for sale to choose from, and each home that does come up is worth a close look. That is the honest catch of a near-river core address: you get less selection and more character, plus a setting that newer subdivisions cannot manufacture.
Core highlights
Why the river edge of the core works
Six things set this corner of Washington apart. The river park sits at the edge, and the paved Virgin River Trail runs beside it. An elementary school is inside the historic core. Telegraph Street and the Exit 13 freeway ramp are minutes away, and the supply of detached homes is small and established.
Sullivan river park, a walk away
The Sullivan Virgin River Soccer Park sits at 965 South Washington Fields Road, just below the neighborhood, with fields, pickleball courts, and river access. For most of these streets it is a walk, not a drive.
The Virgin River Trail
The paved Virgin River Trail runs along the bank at the soccer park. It ties into Washington's longer Mill Creek route. It is flat, shaded in stretches, and good for an early walk or ride before the sun is high.
Horizon Elementary in the core
Horizon Elementary, grades K-5, sits at 1970 South Arabian Way in Washington Fields, a short drive from these streets. The neighborhood school is inside the old core, not across town.
Telegraph Street, ~3 min
Telegraph Street is about three minutes north. It is Washington's main shopping street and the old downtown, with restaurants, the Washington City Museum, and everyday errands all along it.
Freeway at Exit 13, ~4 min
Interstate 15 at Exit 13, the Washington Parkway interchange, is about four minutes out. St. George is a few minutes west, and Hurricane and Zion are a straight shot east.
A small, established supply
Hobble Creek is compact and mostly filled in with homes, so homes come up one at a time, not a whole new phase at once. I watch the near-river core listings closely so you do not miss the right one.

The homes and the land
Homes & lots and Trails & outdoors
Homes & lots
Detached homes on settled streets
Hobble Creek is a small subdivision of detached single-family homes. Most were built from the early 2000s onward, as Washington's historic core filled in toward the river. You will see ramblers (one-story homes) and two-story plans on standard town lots. These are established homes that sell on condition and layout, not on a builder's current price sheet. No big builder that repeats a few plans is adding new phases here, so this is a resale market, not a model-home market.
The neighborhood is compact, so there are naturally few recent sales of similar homes to go by, and a single sale can swing what an automated estimate says. That is why I compare it with the wider historic-core and near-river market in Washington, and I do not go off one or two recent closings. On the Washington County MLS, established detached homes in this part of town have generally sold from the mid $400,000s into the $600,000s, and size, lot, and updates explain the gap. Use that as a starting point and check it against current listings. With so few sales, the right three comparable homes matter more than any neighborhood average.
If you are buying, watch the whole near-river core, not just the Hobble Creek name, so you do not miss a comparable home a block over. If you are selling, the same habit keeps the price honest. Either way, the setting is the part of the value that a spec sheet never quite captures: it is walkable to the river park and minutes from Telegraph.
In a small neighborhood like this, the right three comparable sales tell the truth that a neighborhood average never can.
Trails & outdoors
The river path comes first
The Virgin River and its paved trail are the everyday outdoors here, reached at the Sullivan Virgin River Soccer Park just below the neighborhood. From there, the rest of Washington County's red-rock country is a short drive. Here they are, from a walk from home to a day trip.
Virgin River Trail (easy)
A flat paved path along the river at the Sullivan park, good for a walk, a stroller, or an easy ride. It links into the Mill Creek route, so you can string together a longer loop across the city without leaving the trail.
Grapevine and the Red Cliffs trails
North of Telegraph, the Grapevine trails and the wider Red Cliffs Desert Reserve open up slickrock (smooth bare rock) and singletrack (a narrow trail wide enough for one bike). They are about ten minutes from the neighborhood. It is real desert hiking and mountain biking without a long haul.
Quail Creek & Sand Hollow
Quail Creek State Park is roughly fifteen minutes east, for fishing and paddling. Sand Hollow Reservoir, with its warm water and red-sand dunes, is about twenty. These are the weekend water options for this side of the county.
Zion National Park, ~50 min
Take State Route 9 east through Hurricane. The south entrance of Zion is roughly fifty minutes out. It is a national park close enough to be a planned day trip, not a vacation.
Farther out, Warner Valley's dinosaur tracks sit southeast of town on a dirt road. The high country around Pine Valley climbs north for cooler summer air. The wider outdoor picture, including the Reserve and the state parks, is in the Washington guide.
Trail details come from Washington City's park and trail pages and Utah State Parks.

Schools & education
Schools, by the facts
Hobble Creek is part of the Washington County School District, in the Pine View zone that serves the historic core. The area is generally served by Horizon Elementary (grades K-5), at 1970 South Arabian Way in Washington Fields. Next come Pine View Intermediate (grades 6-7), Pine View Middle (grades 8-9), and Pine View High (grades 10-12). The district uses four levels of school here: elementary, intermediate, middle, and high.
The district moved part of Washington Fields from the Crimson Cliffs schools to the Pine View schools in November 2024. Assignments near the river can shift as the area grows. Check the current assignment for any home you are serious about directly with the district, and do not guess from a map. GreatSchools and Niche are outside sources, and both publish school numbers you can weigh yourself.
I cover the bigger education picture in the Washington guide.
Living by the river
What a near-river core address really means
Most listings gloss over this part of the address. Hobble Creek sits on the river side of Washington's historic core, where the land steps down toward the Virgin River. That is the whole appeal: the trail and the Sullivan park at the edge, mature trees, and a setting an inland subdivision cannot copy. It is also a setting where each lot deserves a closer look.
The Virgin River is a desert river. It runs low most of the year, then carries real volume after a hard storm or during spring runoff (snowmelt). That is exactly why Washington built its riverside parks and trail the way it did. Most homes in this area sit well back from the water and go years without a thought about it. The point is not to worry, but to look on purpose. Check how a specific lot sits relative to the river and any wash (a dry stream bed). Then check how it sheds water in a downpour, not only on a calm afternoon.
That is why, on a near-river parcel, I treat drainage and elevation as a real item on the checklist, not an afterthought. The walk-to-the-trail lifestyle is genuine, and a few minutes of checking is what keeps it that way.
What I check on a near-river home here
- Where the specific lot sits relative to the Virgin River and any wash, and how far back the home is set.
- How the yard and street grade shed water in a downpour, and where it actually goes off the lot.
- The parcel against Washington City's drainage and parks mapping, since the riverfront is managed land.
- The address on FEMA's Map Service Center, because flood-zone status near a river is parcel by parcel and decides whether insurance is required.
This is general guidance, not a flood determination or insurance advice. Confirm any specific property with Washington City, a qualified inspector, and your insurer before you rely on it. Sources: Washington City park and drainage pages and FEMA's Map Service Center.
What locals know
The details I check first
Before you get attached to any one home here, I would walk you through four things: the river side of the lot, the small supply, the historic-core address, and the school review near the water.
The river side is the value, so check the lot
The walk to the Sullivan park and the trail is the real draw. Two homes on the same street can sit very differently relative to the river, so I check each parcel rather than the address alone.
Watch the whole near-river core, not just the name
Hobble Creek is small, so a comparable home can pop up a block over in River Shadow, Washington Park, or the nearby townhomes. I track the broader area so you do not miss the right one.
This is the old core, not the newly built east side
You are minutes from Telegraph Street and the Washington City Museum, not out by the golf courses. That central, walk-to-the-river setting is a different kind of home than one in a brand-new phase.
Check the current school assignment
The Pine View zone serves this core, but the district moved part of Washington Fields to the Pine View group in November 2024. If schools matter to your plan, I pull the current assignment for the exact address before you write an offer.

Buying in Hobble Creek
Hobble Creek is a small single-family neighborhood in Washington's historic core, just south of Telegraph Street near the Virgin River. Homes sit on streets like Haley Drive, Legends Lane, and Holly Way, a short walk from the Sullivan Virgin River Soccer Park and the river trail. They are only a few minutes from Telegraph Street, the Walmart Supercenter, and the I-15 ramp at Exit 13.
It is a compact subdivision of detached single-family homes. Most were built from the early 2000s onward, in ramblers and two-story plans on standard town lots. This is an established near-river neighborhood, not a sprawling new master plan, so the supply is small and homes come up for sale one at a time.
Hobble Creek is in the Washington County School District, in the Pine View zone for the historic core. Horizon Elementary serves grades K-5, and then come Pine View Intermediate (grades 6-7), Pine View Middle (grades 8-9), and Pine View High (grades 10-12). The district moved part of Washington Fields from the Crimson Cliffs schools to the Pine View schools in November 2024, so check the current assignment for any specific address with the district.
Yes. The Sullivan Virgin River Soccer Park sits on Washington Fields Road just south of the neighborhood. The paved Virgin River Trail runs along the bank there and ties into the longer Mill Creek route across the city. For most of these streets it is a short walk to the river path, not a drive.
On the Washington County MLS, established detached homes in Washington's historic core have generally sold from the mid $400,000s into the $600,000s, and size, lot, and condition explain the gap. For a citywide price to compare against, my 2025 market report puts the Washington median sale price at $589,025. The median is the middle price. Hobble Creek is small and sells one home at a time, so use that as a starting point and check it against current listings.
Telegraph Street, Washington's main shopping street, is about three minutes north. The I-15 ramp at Exit 13, the Washington Parkway interchange, is about four minutes out. The Walmart Supercenter at 625 West Telegraph is roughly five minutes away. St. George Regional Hospital is about twelve.

Selling in Hobble Creek
The subdivision is small, so there are few recent sales of similar homes to go by. I lean on the wider historic-core and near-river market and adjust carefully, and I do not price off one or two recent sales. Getting that starting point right is the most useful thing a seller can do before naming a number here.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Washington listings and on this Hobble Creek page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
I start with recent sales and live listings from the MLS, in the historic core and the near-river area. Then I adjust for square footage, lot, condition, and how the home sits relative to the river and the trail. With so few sales to go by, that careful adjustment matters more than any single recent sale.
