Life in the Fields


Room to spread out, with town still close by.

Old Farm Estates is one of the Washington Fields acreage neighborhoods, the band of land south of the Virgin River where the old agricultural lots got platted into roughly one-acre homesites. You reach it along Old Farm Road near 2950 South, and the moment you turn in, the scale changes: bigger setbacks, longer driveways, shops and pools behind the houses, and the open sky the Fields are known for.

It feels different from the production subdivisions a mile north. The homes are mostly large custom and semi-custom builds, many of them from the 2010s, and the lots give you the kind of space that has gotten hard to find this close to St. George. The Staheli Family Farm sits right next door, so in October you have a corn maze and a pumpkin patch out the back fence, and the rest of the year you have a working farm for a neighbor.

I tour it as an estate market, because that is what it is. An acre lot with a 4,000-plus square foot custom home does not price, inspect, or maintain like a 0.18-acre home in the tract subdivisions, and the buyers who do well out here understand that going in. Getting the product type right is the single most useful thing you can do before you fall for any one listing.

Why the Fields draw a certain buyer.

Six things make this corner of Washington Fields its own place, and each one is specific: acre lots, custom homes, a working farm next door, an elementary in the Fields, the Reserve at Old Farm building lots, and quick water access at Sand Hollow.

Acre lots, not tract lots

Homesites here run around an acre, several times the size of a typical Washington Fields production lot. That is room for a shop, RV parking, a pool, and real separation from the neighbors.

Large custom homes

The houses are mostly 2010s custom and semi-custom builds, many well over 4,000 square feet, the largest pushing 7,000-plus. This is a finish-and-feature market, not a square-foot-count market.

Staheli Family Farm next door

Southern Utah's pioneering agritourism farm sits at 3400 South Washington Fields Road, a couple of minutes away, with the fall corn maze, pumpkin patch, and farm animals essentially in the backyard.

An elementary in the Fields

Majestic Fields Elementary, grades K-5, serves this part of Washington Fields, so the youngest school run stays inside the area rather than crossing the river into town.

The Reserve at Old Farm

A newer phase along the same corridor releases building lots for buyers who want to design their own custom home rather than buy an existing estate. Land is its own market here, priced separately from finished homes.

Sand Hollow, ~15 min east

The Fields point you straight at the recreation. Sand Hollow State Park, with its red-rock reservoir and dunes, is about fifteen minutes east, and Quail Creek is right beside it.

Homes & lots


An estate search, not a tract search.

Old Farm Estates reads as two products under one name, and that is the part most online searches get wrong. You have finished custom estates on roughly one-acre lots, most of them built in the 2010s, and you have building lots in the newer Reserve at Old Farm phase for buyers who want to design from scratch. Those are different markets, and lumping them together makes the numbers lie to you.

So I read it in two lanes. The finished estates are large, frequently north of 4,000 square feet, with the biggest customs climbing well past 7,000, and they trade well above the Washington median: generally from the high six figures into the low seven figures, with the most elaborate builds higher still. The bare Reserve lots are priced on their own terms, on size, utilities, and what you intend to build. In a market this thin, the right three comparable sales matter far more than any neighborhood average.

The acre lot is the quiet detail behind all of it. It is the reason these homes carry shops, casitas, pools, and RV pads, and it is also the reason I look hard at the water situation, the irrigation rights, and the grading on every specific parcel before I get excited about a floor plan.

For buyers, decide first whether you want a finished estate or a lot to build on, because they are different transactions. For sellers, comp against other acre-lot customs, never against the smaller-lot subdivisions nearby. Confirm everything against the live listings.

Trails & outdoors


Water, river, and red rock close at hand.

Washington Fields sits between the Virgin River and the open desert, so the outdoor menu runs from a riverside walk to a full day on the water. Here is the honest tiering, from a few minutes north to a short drive east.

Virgin River Trail (easy)

The paved Virgin River corridor trail runs along the river just north of the Fields, a flat, shaded out-and-back you can reach in a few minutes. It ties into the wider St. George trail network downstream.

Red Cliffs Desert Reserve (moderate)

North across the river, the Reserve's Grapevine and Cottonwood trails climb into the red rock and slickrock. A short drive gets you from an acre lot to a desert singletrack trailhead.

Sand Hollow & Quail Creek, ~15 min

Sand Hollow State Park's reservoir, sand dunes, and OHV trails are about fifteen minutes east, with Quail Creek Reservoir right beside it for cooler, calmer water.

Warner Valley dinosaur tracks

Out the back side of the Fields, the Warner Valley track site preserves dinosaur footprints in stone. It is a dirt-road destination, the kind of quiet local outing that rewards a high-clearance vehicle.

Farther out, Zion National Park's south entrance is roughly forty minutes northeast through Hurricane and La Verkin, and Snow Canyon State Park is on the far side of St. George. The full day-trip map lives in the Washington guide.

Errands, measured in minutes.

This is the practical answer to "how far is everything from out here." The Fields trade a little extra driving for the acre lot, but the run north on Washington Fields Road puts the freeway, the grocery, and the hospital all within a quick reach. Times are measured from Old Farm Road near 2950 South; from the back lots, add a couple of minutes.

Schools & education


Schools, by the facts.

Old Farm Estates is part of the Washington County School District, on the Crimson Cliffs cone. The area is generally served by Majestic Fields Elementary (grades K-5) in the Fields, then Washington Fields Intermediate (grades 6-7), Crimson Cliffs Middle (grades 8-9), and Crimson Cliffs High (grades 10-12). The district uses a cone structure with a separate intermediate and middle school, so the grade splits work a little differently than a traditional elementary-junior-high setup.

Boundaries shift as Washington Fields keeps growing, so confirm the current assignment for any home you are serious about directly with the district rather than guessing from a map. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself.

Next to the farm


What it means to live by a working farm.

It is worth saying plainly, because it is the thing that makes Old Farm Estates different from every other acreage pocket in the Fields: you are right next to the Staheli Family Farm. For a quarter century it has been Southern Utah's pioneering agritourism farm, with farm animals, a pumpkin patch, and the big fall corn maze on Washington Fields Road. For most of the year that means a quiet farm for a neighbor and open views off the back of the lot.

Then there is October. The farm's fall season brings real crowds and seasonal traffic to Washington Fields Road, and the homes closest to it feel that for a few weeks. I am not telling you that to scare you off, I am telling you because it is real and worth knowing before you buy: for some people the farm is the whole charm of the place, and for others the busy month matters. Walk the streets near the entrance on a fall weekend before you decide.

The acre lot carries its own homework, too. Out here water is not a given the way it is on a city lot. Some properties run on culinary plus secondary irrigation, some have shares or rights tied to the old farm ground, and the landscaping load on an acre is a real cost. So I treat water, irrigation, and grading as line items, not afterthoughts, on every home I walk in Old Farm Estates.

What I check before I call an acre lot out here a clean buy

  • The water setup: culinary, secondary irrigation, and any shares or rights tied to the parcel.
  • How close the specific home sits to the farm entrance, and what that means in the busy fall weeks.
  • The grading and drainage across an acre, including how the lot handles a hard summer storm.
  • The shop, casita, or pool: whether it is permitted and finished or a project the next owner inherits.

This is general guidance, not a water-rights determination or a legal opinion. Confirm any specific property's water, irrigation, and permits with Washington City, the irrigation provider, and a qualified inspector before you rely on it. The details I would slow down and check.

Old Farm Estates rewards a buyer who reads the small print: the water, the proximity to the farm, the comp set, and the difference between a finished home and a lot. These are the four things I would walk a friend through before they get attached to any one address out here.

  • Ask about water before you fall for the floor plan. Acre lots in the Fields can carry culinary plus secondary irrigation, and the setup varies parcel to parcel. It is the first thing I run down, not the last.

  • The farm is a feature and a fall traffic pattern. Staheli's October corn maze draws crowds to Washington Fields Road. Homes near the entrance feel it for a few weeks, so visit on a fall weekend before you commit.

  • Comp against acre estates, not tract homes. The smaller-lot subdivisions a mile north sell on volume and price per square foot. An acre custom in Old Farm Estates needs its own, much shorter comp set.

  • A lot and a finished home are different deals. The Reserve at Old Farm sells building lots; the older phase sells finished estates. Decide which transaction you want before you start touring.

Buying in Old Farm Estates

Old Farm Estates sits in Washington Fields, the band of land south of the Virgin River, with homes along Old Farm Road near 2950 South. Old Farm Estates is in the Washington County School District, on the Crimson Cliffs cone. The area is generally served by Majestic Fields Elementary, then Washington Fields Intermediate for grades 6 and 7, Crimson Cliffs Middle for grades 8 and 9, and Crimson Cliffs High for grades 10 through 12. The Virgin River corridor and its riverside trail sit just north of the subdivision, and the Red Cliffs Desert Reserve, with the Grapevine and Cottonwood trails, is a short drive past the river. Sand Hollow State Park and Quail Creek are roughly fifteen minutes east, and Warner Valley with its dinosaur tracks is out the back side of the Fields.

Because these are acre lots with large custom homes, Old Farm Estates trades well above the Washington median. Finished estates here have generally run from the high six figures into the low seven figures, with the largest custom homes higher still, and bare lots in the Reserve phase are their own market. Treat that as a starting frame and confirm against the live listings, because each acre and each build is different.

An acre buys you space and quiet, but it also comes with responsibilities: more landscaping and water, well or culinary and secondary irrigation questions, and the realities of being next to a working agritourism farm with seasonal traffic in the fall.
