Tell me what you are looking for, and I will watch for it
Perry Landing is still being built, so few resales come up, even while the builder keeps selling homesites straight from the plan book. When one lists, it shows up on the Washington homes for sale page.
I watch the Washington County MLS for Perry Landing resales, and I stay current on what Perry Homes Southern Utah still has open to build. Tell me whether you want a finished resale or a home built from a plan. The site watches the MLS for you and emails you when one lists.

Life in the neighborhood
What a day here looks like
In shortThe plans are stucco, single-story and two-story, on compact lots. The freeway on-ramp, the Coral Canyon shops, and the run toward St. George are all within a few minutes of the driveway.
Morning in Perry Landing has the clean, open feel of a newer subdivision. Streets like Dry Springs Lane are wide and recently paved, the homes have current stucco-and-tile finishes, and the desert landscaping is young rather than overgrown. You can be on the I-15 on-ramp at Exit 13 in about three minutes, which is the whole point for anyone who commutes toward St. George.
At midday, the things you need are close. The Coral Canyon shops and the grocery stores near Exit 10 are a few minutes west, and the Washington City Community Center pool is a short drive. Coral Canyon's golf and trails sit just up the hill to the north. If your afternoon has errands in St. George, the Red Cliffs Mall side of town is roughly twelve minutes down the freeway.
Evening settles in without much noise. The neighborhood is set back off Buena Vista, north of the freeway, so the through traffic mostly stays on the main roads. The lots are sized so you are not living in your neighbor's kitchen. On a clear night the Pine Valley Mountains hold the last light to the northwest, and the red ledges around Coral Canyon glow before dark.
Neighborhood highlights
What is close by
I-15 Exit 13
The Washington Parkway interchange sits right at the edge of the neighborhood, about three minutes from Dry Springs Lane. That is why Perry Landing is easy for commuters: you are on the freeway toward St. George before you have finished your coffee.
Washington City Community Center
It is on Community Center Drive and has an indoor pool, water slide and lazy river, lap lanes, basketball courts, and a full fitness room. The city runs classes and programs year-round. The drive is about seven minutes.
Coral Canyon trails
The paved Coral Canyon trail loop and the connecting Grapevine trails on the Red Cliffs side climb the hill just north of Buena Vista, about five minutes away. Some sections are paved and easy for an evening walk. Others are narrow dirt trails for mountain bikes.
Coral Canyon Golf Course
This is a links-style eighteen-hole course that winds through the red rock just up the hill on Canyon Greens Drive, about five minutes north. It is the main draw of the broader Coral Canyon area, and it gives the neighborhood a real golf option without a drive across town.
Grocery and daily errands
The Walmart on Telegraph is about seven minutes west, and the Albertsons on Red Cliffs Drive is about eight. The Coral Canyon retail strip is even closer for quick fuel-and-snack stops.
Sand Hollow and Quail Creek
Sand Hollow State Park has warm blue water and red sand beaches, and it is about fifteen minutes east toward Hurricane. Quail Creek Reservoir sits even closer for boating and fishing. On a summer weekend when the temperature climbs past 100, both are a good place to cool off.

Newer plans, a builder you can name
Perry Landing is one of Washington's newer subdivisions, built mainly by Perry Homes Southern Utah. The homes are consistent: stucco-and-wood construction in a range of floor plans, some single-story ramblers and some two-story designs. Square footage runs from roughly 1,700 to 3,200, which covers everything from a right-sized single-level to a full two-story with room to spread out.
Lots here are around 0.17 acre, the size you trade for a current home and a low-maintenance yard in newer Washington construction. Because the subdivision is still being finished, you may have a real choice: a resale that is already landscaped and lived in, or a to-be-built plan where you pick the finishes. Each path prices and negotiates differently, and that is worth understanding before you fall for a model.
In a builder neighborhood, price is not the only question. You also need to know whether you are buying a resale or a build. They negotiate on completely different terms.
A newer home means the roof, HVAC (heating and cooling), and water heater are early in their lives, which keeps the list of surprises short. A subdivision that is still being built brings other things to watch. I look at where your home sits compared to the construction still to come, and at how a to-be-built contract handles upgrades and the timeline. I also compare the price of a resale a few years old with the builder's current base price. I will help you check all of that against current listings.
Trails & outdoors
Red rock, reservoirs, and a trailhead
Perry Landing sits on the north side of the freeway with the Coral Canyon foothills rising just behind it, so the outdoors is close in two directions. The paved Coral Canyon trail loop and the Grapevine trails on the Red Cliffs Desert Reserve side climb the hill a few minutes north. The big-water destinations are a short freeway hop east toward Hurricane.
Coral Canyon trails
A paved community loop plus connecting narrow dirt trails wind through the red rock just north of Buena Vista, about five minutes from the neighborhood. They are easy enough for an evening walk and challenging enough for a quick mountain-bike lap.
Grapevine & Red Cliffs
The Grapevine trailhead opens into the Red Cliffs Desert Reserve, which covers almost 69,000 acres of protected red rock desert. The trailhead is about ten minutes away, with the wider reserve network beyond.
Sand Hollow & Quail Creek
These are two reservoirs about fifteen minutes east. Sand Hollow is the swimmer's choice, with red sand beaches and warm water, and Quail Creek is the pick for boating and fishing. Both have boat ramps, day-use areas, and campgrounds.

Schools & education
Schools, by the facts
Perry Landing is in the Washington County School District, on the Pine View side of town. The assignments for grades 6 and up are steady. Students here go on to Pine View Intermediate (grades 6-7), Pine View Middle (grades 8-9), and Pine View High (grades 10-12). Elementary school is less certain. This corner of Washington sits near a district boundary line the district has moved recently, so a given address may be assigned to Coral Canyon Elementary or Sandstone Elementary (both kindergarten through grade 5). Tell me the specific home you are looking at, and I will pull the current school assignment before you write an offer.
I do not rank schools on this page. The links below take you to the district and to third-party data so you can read the facts and weigh them yourself.
I cover the bigger education picture in the Washington guide.
Resale or to-be-built
The big choice in a builder neighborhood
Perry Landing is different from an older, finished subdivision a mile away because it is still being built. Perry Homes is the main builder here, and it offers a range of floor plans. That means in any given week the neighborhood can offer two very different ways to buy.
The first is a resale: a home built in the last few years that is already finished, landscaped, and lived in. You see exactly what you are getting, you can negotiate on a real property, and you usually move faster. The second is a to-be-built home, where you choose a plan and a homesite and select the finishes. That path gives up speed to get the layout and the upgrades you actually want. The contract, the deposit structure, and the timeline work nothing like a resale offer.
Most buyers do not realize these two options compete until they are standing in the model home. I work with buyers on either path. I will set the live resales next to the builder's current base pricing and point out where a slightly older resale beats a newly built home on value. If you go the to-be-built route, I will make sure someone is reading the builder contract on your side of the table.
What locals know
Notes from the neighborhood
No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend about Perry Landing.
Exit 13 is the big draw
The Washington Parkway interchange is about three minutes from Dry Springs Lane, so a St. George commute is mostly freeway, not stoplights. If you work on the south side of the valley, that on-ramp is worth more than an extra bedroom.
You are buying next to a builder
Perry Homes is still finishing homesites, so a base-model resale can compete with the builder's current pricing. Knowing the builder's prices this month is the difference between overpaying and finding the deal.
Coral Canyon does the heavy lifting
The golf, the trail loop, and the retail strip are just up the hill, so you do not have to drive to St. George for the weekend. Sand Hollow is fifteen minutes east, close enough to leave at four for a swim and be home by six.
The elementary school can change here
This corner of Washington sits near a boundary the district has adjusted between Coral Canyon and Sandstone Elementary. Do not assume a school. Have me pull the current assignment for the exact address.

The buyer side and the seller side
Buying in Perry Landing
Perry Landing sits north of Interstate 15 off East Buena Vista Boulevard, just off Exit 13 in Washington City. Dry Springs Lane runs through the neighborhood, and the Exit 13 on-ramp is about three minutes from the front of the subdivision.
Perry Landing is a newer subdivision built mainly by Perry Homes, with a range of single-story and two-story floor plans in stucco and wood construction. Homes run from about 1,700 to 3,200 square feet on roughly 0.17-acre lots, and homesites are still being finished.
Largely, yes. Most homes here date from the late 2010s onward, and several are already built and lived in. Perry Homes is still finishing remaining homesites, so you may have a choice between a resale and a to-be-built plan, depending on what is available.
Coral Canyon's trail network and the Grapevine trails on the Red Cliffs side sit a few minutes north. Warner Valley and its dinosaur track site are a short drive south. Sand Hollow State Park has red sand beaches and is about fifteen minutes east toward Hurricane.
Prices in Perry Landing run in line with newer Washington construction. Recent Washington County MLS sales have ranged from the mid $400,000s into the upper $600,000s, and both size and how nice the finishes are matter. For a citywide number, my 2025 market report puts the Washington median sale price at $589,025. Prices move, so check them against current listings.
