The local read
Over $800K is the high end of Eagle Mountain
In shortThis page covers custom builds, true acreage parcels, and the most distinctive homes in a fast-growing city. The list below is live from the MLS and starts with the priciest homes.
Eagle Mountain is a young city, and almost every home was built after 1990. So the high end here is not the old-money estate end of an established city. It is the custom and semi-custom builds and the true acreage parcels on the city's outer edges. It is also the finished-out homes with enough square footage and land to stand apart from the production-builder inventory below.
What lives here is Cedar Valley's most distinctive residential inventory. Some homes are custom or architect-designed builds on larger lots, with finishes that are one of a kind. Others are acreage parcels on rural land in the city plan, where lots run from half an acre to five acres. A few are large-lot estates that sit outside the active build phases. Inventory is thin by design. This is not a market with a full shelf, and the right home is found by watching, not browsing a crowded grid.
This is the slowest, most patient end of the Cedar Valley market. Because so few comparable homes have sold, every property stands on its own. Look at what the land, the build, and the finishes actually support, not what the production-builder next door is asking. A standing pre-approval or proof of funds shows sellers you are serious when a true match comes along.
Looking at the ranges right below this one? The under $800K page sits at the top of the usual range, and the under $700K page is the upper middle. The Eagle Mountain guide covers the whole city. Ask the local partner agent for a walk through the high-end picture.
Stretch math
The ceiling
Eagle Mountain has no price page above this one. Over $800K is the top of the market, so the differences here come down to land, custom design, and finishes, not another price range.
One step down
under $800K sits at the top of the usual price range. It has executive plans, large-lot White Hills homes, and finished-out resale. It also has more inventory and a faster pace than the custom and acreage end on this page.
Either way
Treat a price range as a rough guide. Tell the partner agent what the home has to do. It might need acreage, a custom build, or a spot in a certain part of Cedar Valley. The agent can say where such homes tend to be.
How this works. Scott Buehler is licensed in both real estate and mortgage lending and may assist with financing across Utah; local representation in Eagle Mountain comes through a partner agent. The median line
Over $800K sits at the top of the Eagle Mountain ladder
Over $800K starts well past the Eagle Mountain typical home value, ~$518,100. Reading left to right, prices climb across the bar. Gold is where you are, at the far right, and the pin marks the typical home value.

What the money buys

What the money buys
Over $800K comes in three shapes
The high end in Eagle Mountain is small, yet it still falls into three kinds of property. Each is bought for its own reason: land, a custom build, or both. Knowing which one you want keeps a slow, patient market in focus.
Custom and semi-custom builds
Custom or heavily upgraded builds with custom kitchens, finished walkout basements, oversized garages, and custom floor plans that stand apart from the production-builder inventory. Finish and one-of-a-kind floor plan are the point.
The catch: a longer search on a slower timeline. The upside: a home that is not a variant of a production-builder plan.
Acreage and outer Cedar Valley parcels
True acreage lots on rural land in the city plan, where lots run from half an acre to five acres. The point is the land around the house.
The catch: a distant location and a longer drive to the grocery stores. What you get: acreage, privacy, and a setting that is not surrounded by future phases.
Large finished-out homes with land
The most finished homes on the largest lots in the city's newer phases. They are not true acreage, but they have enough land and enough investment in the home itself to set them apart from the standard production-builder grid below.
The downside: a production-phase address. The payoff: a home and lot that are meaningfully larger and more finished than the surrounding inventory.
Inventory at the top is thin and turns slowly. Any given week may show only a handful of listings across all three shapes. The live grid below settles which is real right now.

What each price range buys
Each range below buys a different kind of home, not a smaller copy of this one. The table shows what changes as prices reach the top. Over $800K takes the far-right column.
| Comparison point | Under $700K | Under $800K | Over $800K This page |
|---|---|---|---|
| Typical home shape | Premium streets in The Ranches, higher-priced new builds, and White Hills lots | Executive plans, White Hills resale, and homes finished out after purchase | Custom builds, acreage, and the most distinctive Cedar Valley homes |
| What you usually give up | Executive-scale homes and real acreage | The fully custom look and the big parcels | Speed, since the high end moves on its own slow schedule |
| What you usually gain | Upgraded finishes, roomier plans, a first taste of land | Executive plans, top-end finishes, and a lot of real size | Custom builds, real acreage, and the most distinctive properties in the valley |
| Where you usually end up | Higher-priced Ranches phases and builders, plus White Hills | Ranches streets, White Hills, and executive builder communities | Acreage on rural-plan land and custom-build sites around Cedar Valley |
| How the competition feels | Quiet, with a smaller crowd | Patient, and priced off recent sales | Slow, selective, and found by watching the listings |
Price is only a guide here. At the top, the right home comes down to land, build quality, and finishes. Share what matters most and the partner agent will say where to watch.

How to move at the high end
The high end in Eagle Mountain rewards patience and a careful read over speed. Few homes are for sale and few have sold lately, so the job is to watch the market and spot value as it lists.
Keep proof of funds or a pre-approval on hand
Expect sellers here to want a buyer who is ready and serious. A current pre-approval letter or proof of funds makes you credible the moment a genuine fit shows up.
Decide what the home must offer
Acreage, a custom build, a specific part of Cedar Valley, or a finished floor plan that is genuinely one-of-a-kind. A home at this level is chosen for one or two defining features. Name them and a long search stays focused.
Pull the land-use map and the plat
In a city that is still growing, acreage parcels and large lots should be checked against the approved plats and the city's general plan. What backs the property today and what is planned there matters as much as the property itself.
Tour with a local partner agent who knows high-end recent sales
With few similar sales in a young city, judging value is the whole task. That means knowing what the land, a custom build, and the finishes actually support. Before you tour, skim my step by step buying guide and my notes on writing a strong offer.
Quick answers
Over $800K in Eagle Mountain, answered
This is the high end. It includes custom or semi-custom builds with custom floor plans and finished walkout basements. It also includes true acreage parcels on rural land in the city plan, and the most finished large-lot homes that stand apart from the production-builder grid. None of these is a bigger version of a mid-priced home. Few are listed at once, so check the live listings above for what is on the market today.
Eagle Mountain is a young city, incorporated in 1996 and still growing. The high end here is less about old-money estates. It is more about custom and semi-custom builds, acreage on the outer edges, and the most finished homes in the newest phases.
Not quite. The under $800K page covers the top of the usual price range: executive plans, White Hills homes, and finished-out resale. Inventory is deeper there and moves faster than the custom and acreage end.
Often months. That is the normal pace at the top, not a warning sign. Fewer buyers compete, and every home is weighed on its own. This page sorts from high price to low, so a rare fit near the top is easy to spot.
Yes. Some of the custom and semi-custom builds at this level are designed as main-floor-primary or full-rambler plans. Many have a finished walkout basement and an oversized garage. The single-story homes page filters for them.
A current pre-approval letter or proof of funds, plus a clear sense of the one or two features that define the home. Those could be acreage, custom build quality, or a specific part of Cedar Valley. At the high end, patience and a close look at recent sales beat speed by a wide margin. That is especially true in a city that is still being built.
