Where Under $600K sits

The local read, the median line and the pricing tiers

The local read

Under $600K is where the extra space starts

In shortThis is where the newer Ranches homes with a third garage bay and the larger Overland master-plan homes come into regular reach. The feed is live from the MLS and sorted from high price to low.

The cramped plans and the older homes thin out at this number. What takes their place is newer Ranches and Overland homes. A third garage bay, a dedicated bonus room, and a current-finish kitchen stop being rare exceptions here. They become what you can expect.

Newer Ranches homes and the Ivory Homes Overland master plan regularly show up in this price range. Overland is a large master-planned community by Ivory Homes. It sits in the middle of the valley, north of Cedar Valley High School. A $500K-to-$600K home here often means a newer build, more square footage, and a two- or three-car garage. That is what sets it apart from the page below.

Competition is a touch calmer than on the page below. Fewer buyers compete in this price range, but a sharply priced newer home in an active phase still moves in season. The new-build landscape means the comparison set almost always includes both a resale and a spec or to-be-built option. Knowing which makes sense takes a look at lot position, phase timing, and warranty terms, not just sticker price. A pre-approval means you can act the day a good one lists.

Weighing the price ranges? The under $500K page has the widest mix of homes, and the under $700K page is where the larger premium builds begin. The Eagle Mountain guide covers the whole city. If a home on this page checks your boxes, reach out and the local partner agent will pull the phase detail.

Stretch math

One step up

under $700K is where the larger, premium-finish Ranches builds and White Hills homes come into regular reach. If the range has room, the step up buys meaningfully more plan.

One step down

under $500K is the lowest Eagle Mountain price page. It is the broadest mix of homes in Cedar Valley. It has fewer of the newer, larger homes that define this page.

What the money buys

What the money buys, hold, stretch, or step down and the towns next door

What the money buys

Under $600K comes in three shapes

In this range the balance tilts toward newer and larger. The three main shapes here are distinct enough that naming the priority up front saves a lot of comparison time.

Newer Ranches homes with a third bay

These are newer homes in The Ranches, built in the last several years, with current finishes, three-car garages, and bonus or dedicated-office plans. You will see this kind of home most often at this price.

The catch: a lot that may back onto ground still to be built, so check the plat. The upside: a newer, larger home with a third bay.

Overland master plan by Ivory Homes

Ivory Homes' large master-planned community in the middle of the valley, north of Cedar Valley High School. Homes here are priced to compete with the broader Ranches market.

What you give up: ongoing building nearby while the phases fill in. What you get: newer homes and a more intentional community layout.

Near-new Ranches resale

These homes were built from 2017 to 2022 in The Ranches. They are near-new enough to compete with builder homes, and the landscaping and window coverings are already in place. The previous owner paid for the yard and the blinds.

The downside: a slightly older build year. The payoff: a finished, move-in home where the lot-back question has already been answered by time.

Any given week runs heavier in one shape than the others. The live grid below will show which shape dominates today.

What each price range buys

Moving up or down a price range changes the kind of home you get, not just its size. The table shows what shifts across each line. The middle column belongs to the page you are reading.

The table sets under $500K, under $600K and under $700K side by side, with this page in the middle.

A price range is only a rough guide, and the right fit depends on the one or two must-haves behind your search. Share those and the partner agent will name the page that holds them.

Part 3 of 3

Buying one step up

A four-step play

A four-step play

How to move in the range with the typical home value

This price range is calmer than the one below but a sharply priced newer home in an active phase still moves. Be ready, and know your one priority: new or near-new, third bay or not.

  1. Get pre-approved first

A pre-approval letter is still the entry ticket here, even with a touch more breathing room than the page below. Sort it before a listing catches your eye.

  2. Name the one priority

Third garage bay, bonus room, a particular area of the city, or new vs. near-new. In this range you can usually hold the line on one or two real priorities without re-deciding at every showing.

  3. Pull the plat and confirm the school assignment

At this price level, more buyers are shopping newer phases where future development is still planned behind back fences. The plat shows what is permanent. School assignment matters too. The Alpine District splits July 1, 2027, and Eagle Mountain moves to the new Lake Mountain School District, so confirm the school for the address.

  4. Bring in a partner agent who knows each builder

Knowing which Ranches phases and Overland lots hold value, and which premiums are real vs. inflated, is where local knowledge pays off. Two guides fill in the gaps: the path from search to keys and putting an offer together.

Quick answers

Under $600K in Eagle Mountain, answered

This is the range that holds the typical home value. You will find newer Ranches homes with three-car garages and bonus rooms. The Ivory Homes Overland master plan is here too, along with near-new resale that has finished landscaping already in place. A third garage bay and a dedicated bonus room stop being rare at this number. What you see will change from week to week. The live listings above show what is for sale at this moment.

A typical Eagle Mountain home is worth about $518,100, according to the U.S. Census ACS 2020-2024. Under $600K reaches past that figure. It is a citywide value, not an asking price, so use the listings on this page to see what homes cost today.

Very much so. The under $500K page has the broadest mix of homes in Eagle Mountain. It has fewer of the newer homes that define this page.

A touch slower than the page below, because fewer buyers stack up on each listing. Even so, a sharply priced newer home in an active phase still moves in spring and early summer. Winter is calmer. This page sorts high to low by price so you catch the fits at the top.

Occasionally. Eagle Mountain's newer phases lean heavily toward two-story plans. One-level plans do exist at this number, more often in older phases and sometimes in current new-construction communities with a main-floor-primary option. A one-story listing here may sit over a full basement. The single-story homes page filters for them.

A pre-approval letter and a priority list: new or near-new, third bay or not, and which half of the city. Add a plan to pull the plat on anything that backs open ground. With more room than the page below but a still-active market, readiness keeps the timing in your hands.
