Where Under $700K sits

The local read, the median line and the pricing tiers

The local read

Under $700K is the step into larger, more finished homes

In shortThink of this as the upper-middle of Eagle Mountain prices. It has larger plans, premium Ranches and Overland phases, and the first White Hills and large-lot homes. Listings come live from the MLS, highest price first.

The question at this number is no longer whether you can find newer and larger. It is which kind of premium matters most. The choices are a bigger plan in The Ranches or Overland, or a home in White Hills on the city's west side. A higher-end new build from one of the active builders is the third option.

At this price, homes lean toward more square footage and upgraded finish packages. Buyers still compare resale with builder homes, but both are noticeably more finished than the median.

Fewer buyers compete here, which means more time to evaluate the lot, the phase timeline, and the builder warranty without racing a crowd. The lot-back question still matters as much as anywhere in Eagle Mountain, and maybe more. A premium lot in a city that is still growing should be judged on what the plat says is permanent, not on what you can see today. A current pre-approval keeps you ready to move when the right home appears.

Comparing the price ranges? The under $600K page covers newer Ranches homes one step below, and the under $800K page is where the largest new-build plans and the first acreage parcels start to appear. The Eagle Mountain guide covers the whole city. Ask the local partner agent to walk you through the differences.

Stretch math

One step up

under $800K brings the largest new-build plans in active communities, custom-finish upgrades, and the first acreage parcels into reach. The step buys size and land over the premium phases on this page.

One step down

under $600K covers newer Ranches homes with a third bay and the Overland master plan, with a touch more competition than this page.

Either way

A price range is a rough guide, not a rule. Send your must-haves, and the partner agent will tell you which range they belong in.

What the money buys

What the money buys, hold, stretch, or step down and the towns next door

What the money buys

Under $700K comes in three shapes

At the upper-middle level in Eagle Mountain the choice is between established premium phases, higher-end new construction, and homes in White Hills on the city's west side. Each is a genuinely strong option rather than a compromise.

Higher-end Ranches and Overland builds

Larger recent builds in The Ranches and the Ivory Homes Overland master plan: bigger floor plans, three-car garages, and upgraded finish packages.

The catch: a newer-subdivision setting. What you get: more space, better finishes, and a premium Ranches or Overland address.

Higher-end builder communities

The larger plans and upgrade packages in the newer builder communities. Ask the builder for current pricing and what is still available.

The downside: a wait while the home is built, and the plat homework. The payoff: a new home with the builder's top-grade finishes.

White Hills on the west side

The city's west side, on the hills toward Cedar Fort, at about 5,060 feet. Ask where each listing sits and how big the lot is before you count on extra land.

The cost: a spot west of City Center, toward Cedar Fort. What it buys: a west-side address away from the middle of the valley, where Overland is building.

Any given week leans toward one shape. The live grid below sorts out which one is real this week.

What each price range buys

The ranges on either side of this one change the kind of home you get, not just the size. Read down the middle column for this page, and across for what moves as you step up or down.

Shopping at this level

A four-step play

A four-step play

How to move in the upper-middle market

At this level, exact work beats fast work. Fewer buyers compete, so the work is matching the right strength to your priorities: premium phase, builder community, or large lot.

  1. Get pre-approved first

A pre-approval letter signals you can move when the right home appears. At the upper-middle level, builder reps and resale sellers both expect a ready buyer. Sort it early.

  2. Choose which strength comes first

Premium resale, a higher-end new build, or a White Hills home. The three rarely come in one package, so naming the priority before you tour keeps the whole search honest.

  3. Get the plat and the warranty terms

In a city that is still growing, a premium price calls for a careful look at what will surround the lot for good. Pull the plat, ask what backs the property, and confirm the warranty terms before you write an offer.

  4. Tour with a local partner agent who knows the premium phases

Which higher-end new builds are worth the premium? What do the White Hills lots actually back? Where does the phase timing leave a lot exposed? That is the homework that pays off at this level. New to buying here? My home buying guide and offer guide explain each step plainly.

Quick answers

Under $700K in Eagle Mountain, answered

These are upper-middle homes. You will see premium-finish phases in The Ranches and Overland, plus higher-end new builds from the active builders. Homes in White Hills, on the city's west side, are here too. These are genuinely strong options, not compromises. The mix shifts, so check the listings above to see what is available at the moment.

Census data (U.S. Census ACS 2020-2024) puts a typical Eagle Mountain home at about $518,100. So $700,000 is well above it. That number covers the whole city, so use the live listings on this page for today's prices.

Yes. The under $600K page covers newer Ranches homes with a third garage bay and the Overland master plan. Those homes are a notch smaller or a touch less finished than this page.

Longer than the median, with fewer buyers competing, though a premium-finish new build or a well-priced newer resale can still move in season. This page sorts from high price to low, so you can look over the top fits at your own pace.

The selection improves at this price range. Some of the premium Ranches phases and certain higher-end builder communities offer main-floor-primary plans, and White Hills homes occasionally offer one-level plans. A one-story listing here may still sit over a full basement. The single-story homes page filters for them.

A pre-approval letter and a clear sense of which premium matters most: phase, builder level, or lot size. Add a promise to yourself to pull the plat on any lot that backs open ground. At the upper-middle level, patience and a careful comparison are more useful than speed.
