Magna does not run a deep roster of branded villages, so the honest way to shop it is by setting, not subdivision name. Four zones price and live differently, from the 1906 copper-boom grid to the master-planned bench going up along the Oquirrh foothills. The townsite grid
The historic grid & Main Street
Roughly 8400 West to 9200 West around 2700 South: the original copper-boom street grid, with early-1900s miner cottages and bungalows, alley lots, and the Main Street commercial historic district and its 1916 Empress Theatre as the anchor. Some of the lowest-priced detached homes in Salt Lake County list here. It is also where the pre-1970s masonry homework lives, so budget for a structural inspection on the older brick stock.
The middle rings
The postwar and 1980s-90s neighborhoods
East and south of the old townsite, roughly 7200 West to 8400 West between 2700 South and 4100 South: ramblers, split-levels, and subdivision streets from the 1970s through the 1990s. This is the bulk of Magna's housing and the most straightforward segment to inspect and finance, conventional construction on established streets with no seismic asterisk on the newer builds.
The growth front
The southwest bench & Little Valley
The active new-construction edge along the Oquirrh foothills, anchored by D.R. Horton's Little Valley Gateway near Trotter Mine Drive and Holmes Homes' Arbor Park. Townhomes and single-family plans, community amenities, brand-new infrastructure, and long west-valley views, with the bench grade and a longer drive to the freeway as the trade. Phases and pricing move fast here, so confirm current availability with the builder.
The school corridor
The 8400 West corridor & new Cyprus quadrant
Along 8400 West around 3500 to 4000 South, where the new 57-acre Cyprus High campus opened in fall 2025 and residential development is following the school and the road work. A mix of newer resale and infill construction, with the growth energy tracking the investment. Granite School District serves the whole community; check current boundaries at graniteschools.org and ratings on the third-party sites.

Single-story homes
The townsite cottages and the postwar ramblers are largely single-level to begin with, and much of the new bench product is built that way too, so no-stairs living is easy to find across every era in Magna.
Two-story homes
Two-story floor plans concentrate in the newer subdivisions and on the southwest bench, where builders stack square footage on a smaller lot footprint. This filter skips past the single-level older stock to the taller newer homes.
Townhomes
The most attainable way into a newer Magna home, clustered in the master-planned bench communities like Little Valley Gateway. Lower-maintenance attached product at the bottom of the price ladder.
New construction
Concentrated on the southwest bench along the Oquirrh foothills, led by D.R. Horton's Little Valley Gateway and Holmes Homes' Arbor Park. Standing inventory and build slots, with phases and pricing that change quickly.
RV parking homes
Short of a dedicated bay, plenty of Magna homes have the side yard or the wide alley-lot access to park a trailer outdoors. The older grid's generous lots and the newer bench parcels both show up here.
3-car garage homes
Three-bay garages are largely a newer-home feature here, common on the bench builds and the roomier 1990s-2000s subdivisions rather than the compact townsite cottages. Filter to the homes with the workshop and storage room built in.
ADU and Casita Homes
A basement apartment, a detached casita, or an attached accessory suite, most often a built-out basement here. The middle rings and larger bench homes are where a real separate unit turns up. Confirm the zoning, legality, and permit status with the MSD on any accessory unit.
Homes with a Basement
A full basement is close to standard in Magna, from the townsite cottages to the newer bench builds. This filter is less about finding one than sorting the finished, dry, full-height lower levels from the low or damp ones.
No-HOA homes
The historic grid and the older middle rings predate the master-planned era, so homes with no association are easy to find in Magna's core, in contrast to the newer bench communities. Filter here if you want to skip the dues.

The county's most affordable detached stock anchors the bottom of the range, and the newest bench homes with more square footage and a view sit at the top.
Two currents drive how this market moves. The historic-grid and middle-ring resale turns over on its own supply, so when a well-kept cottage or rambler prices right it draws attention fast and the affordable end can feel tight. The southwest-bench new construction runs on a separate clock: builders at Little Valley Gateway and Arbor Park release in phases, so a standing-inventory home can close quicker than a build slot, and pricing shifts phase to phase rather than listing to listing. What tends to sit is the home that is neither, the older place carrying deferred work or an unresolved seismic question on pre-1970s brick, where buyers rightly slow down for the inspection.
The calendar follows the valley pattern. Sellers list from spring into early fall and selection peaks then; winter thins the resale supply while the bench builders keep releasing on their own schedule. Prices move, so treat that as a starting point and confirm against the live listings.
It changes your due diligence, not whether to buy. The March 2020 magnitude 5.7 quake was centered just north of Magna, and the damage concentrated in the pre-1970s unreinforced-masonry buildings on the historic grid, including the old Main Street facades. The whole Wasatch Front shares earthquake risk; what is specific to Magna is the share of early brick homes in the core. On any older masonry home, ask about seismic retrofit work, order a structural inspection alongside the general one, and price earthquake-insurance options during your due-diligence window. The newer middle-ring and bench homes do not carry the same question.
