So a townhome here is not the usual story of buying attached because the detached homes are out of reach. What attached product offers instead is the lowest-cost entry of all into one of the valley's value-frontier cities, about twenty minutes from downtown via SR-201, plus a lower-maintenance, lock-and-leave home. Both are real reasons people choose it.

The townhome stock is not spread evenly across town. It is concentrated on the southwest Oquirrh bench, the active growth front along the foothills, where the newer master-planned subdivisions mix attached plans with single-family. D.R. Horton's Little Valley Gateway, near Trotter Mine Drive around 8700 West, is the anchor of that area and markets townhomes alongside its single-family plans. New-home pricing in the area starts in the high $200,000s for the attached product and runs up through the $500,000s and beyond for the larger single-family, so a townhome is genuinely the floor of the new-construction market here. The older townsite grid and the mid-ring neighborhoods are almost entirely detached, so if attached living is the goal, the bench is where to look.

The trade-offs are the ones attached living always carries. You share at least one wall, so you trade some sound separation for the lower price and the lighter upkeep. The yard is small to none, which is the opposite of the wide lots that much of Magna's middle rings are known for, so if a side yard for an RV, a boat, or a shop is the point, the RV-parking homes and the detached stock are the better aisle. The Little Valley Gateway area

Near Trotter Mine Drive around 8700 West, this D.R. Horton master-plan anchors the bench and markets townhomes alongside its single-family plans, with amenities advertised as two pools, a clubhouse, pickleball courts, and walking trails. It is the clearest place to find attached new construction in Magna. Confirm which specific plan and plat are actively selling.

The 8400 West school corridor

Around 8400 West near 3500 to 4000 South, where the new 57-acre Cyprus High campus opened in fall 2025, new residential development is following the school and road investment. Some of that newer product is attached. This is the next area to watch as the bench buildout pushes north.

Not the historic townsite

The original Copper Boom Town Era grid around 2700 South, roughly 8400 to 9200 West, is early-1900s detached cottages and bungalows, not townhomes. If you find an attached listing mapped here it is the exception, so confirm exactly what it is rather than assuming from the area.

Not the middle rings

The 1970s-through-1990s neighborhoods east and south of the townsite, roughly 7200 to 8400 West, are postwar ramblers, split-levels, and subdivision streets, almost entirely detached. This is the wide-lot part of Magna, the opposite of the attached footprint.

Check the project, not just the unit

Bench plats are still building out, so a townhome you like may sit in a community that is only partway sold. Verify the project is actively selling, what stage it is at, and what the monthly cost covers before you count on a specific unit. Before you tour: what to actually check

The shared wall: stand in the unit and listen. An end unit shares one wall, an interior unit shares two. It is the single biggest day-to-day difference from Magna's detached stock.
