The local read
Under $1.75M is where custom builds take the lead
In shortMapleton's typical home is valued near $745,200 (U.S. Census ACS 2020-2024). At $1.75M you pay more than double that for custom touches, acreage and wide views. Listings update live from the MLS, starting with the costliest.
At this price, design, land and view count for more than square feet. Against Mapleton's typical home value of $745,200 (U.S. Census ACS 2020-2024), this page reaches about $1 million past the middle.
Mapleton offers three kinds of home at this price. The first is a custom build with designed interiors on a big Mapleton lot. The second is a view home on the east side, toward Maple Canyon, often with a walkout lower level. The third is acreage in the one- and two-acre zones. Some of it comes with ditch water shares and outbuildings, and the buyer checks each listing for the shares and the animal rules. You buy each for its own reason. None of them is just a bigger middle-market house.
Prices here follow recent sales, and recent sales are few. So the work is careful reading. Ask what acreage, a view, a level of finish and an irrigation connection are worth in Mapleton. Keep a pre-approval current, because the right home may list only once in a while.
The pages on both sides are worth a look. The under $1.5M page covers new builds, older homes near the old center and acreage at a lower price. The under $2M page comes right before over $2M. Read the Mapleton guide for the wider picture. To go over recent sales together, reach out.

What the money buys

What the money buys
Under $1.75M comes in three shapes
Almost every home at this price is a custom build, an east-side view home, or acreage. Each is bought for its own reason. Decide which you want, and a tight market is easier to read.
Custom new builds
Newer homes with designed interiors, high-end finishes and three-car garages. Lots are larger than in the middle of the market. The finish and the design make it feel custom.
The catch: a custom plan is built for one owner's taste, so check that it suits you. What you get: a custom-feel home you do not have to remodel.
View homes on the east side
Big homes higher on the east side, at about 4,800 to 5,000 feet toward Maple Canyon, many with a walkout lower level that opens to the yard. The view of Maple Mountain and the foothills is a real part of the price.
The downside: the fault, slide and wildfire maps to check for the lot. The payoff: a wide view and a walkout lower level.
Acreage in the one- and two-acre zones
Parcels of one or two acres or more under RA-1 or A-2 zoning. Outbuildings, and room for horses where the zone allows, matter as much as the house. Ditch water shares come with some. Close matches are rare, so buyers weigh land and use before square feet.
The cost: zone, animal and water checks on every parcel, since animal rules change by zone. What it buys: room for animals, outbuildings and a Maple Mountain view.

Buying custom or acreage
A four-step play
A four-step play
How to buy when custom and acreage lead
Patience beats speed at $1.75M. Few homes sell and few buyers compete, so your task is to read value closely and wait for the right fit.
Get pre-approved first
Even here, a pre-approval letter shows sellers you can move. Refresh it before it expires so it is ready when a fit lists.
Choose the one feature you cannot drop
You may want custom finish, large acreage, a wide Maple Mountain view, or room for large animals. At this price they seldom come together. Naming the one that matters most keeps a patient search honest.
Set up listing alerts
Not many homes sell at this level, so a good one is worth catching early. An alert sends word the day a match lists.
Look with someone who can read recent sales
At this price the game is reading recent sales. What do the acreage, the water connection, the view and the finishes truly support? The buying process guide and the art of the offer go deeper.
Quick answers
Under $1.75M in Mapleton, answered
You will find custom new builds with high-end finishes on bigger lots, east-side view homes with walkout lower levels, and large acreage in the one- and two-acre zones. Some acreage has room for animals and may come with ditch water shares. Ask whether the shares pass to you and what the zone allows before you offer. Check the listings above to see which are for sale today.
Mostly, yes. This is the page where custom builds lead. Mapleton's typical value is $745,200 (U.S. Census ACS 2020-2024), so $1.75M is more than double that.
Yes. The under $1.5M page has older homes near the old center on big, grown-in lots, along with new builds and acreage.
Yes, slower than a middle-market home. Fewer buyers compete, and recent sales set the price. A standout custom build or a well-placed acreage parcel can still move in season.
Yes, and there is a good range. Ramblers, the Utah word for single-story homes, include custom builds and east-side view homes at this price. A walkout basement and a main-floor primary suite are common. The single-story homes page filters for them.
Bring a current pre-approval letter and the one thing you will not trade, such as custom finish, acreage, a Maple Mountain view or room for animals. On acreage, ask two water questions in writing: does the lot have a city irrigation connection, and do any ditch shares come with it?
