The local read
Under $500K is the entry door to Orem
In shortUnder $500K is the lowest price page in Orem, and its cap sits just above the typical home value of about $472,300 (U.S. Census ACS 2020-2024). Here you find condos, older townhomes and settled west-side houses, fed live from the MLS and sorted newest first.
Start with the number. Orem's typical home is valued around $472,300 (U.S. Census ACS 2020-2024), and a $500K cap sits just above that value. About 95,200 people live in Orem (2025 U.S. Census estimate), and little open land is left. So a sound home you can move into draws a crowd at this price, and the best ones go fast.
Two paths reach this budget. The steadier one has a shared wall: condos and older townhomes, mostly on the west side toward Geneva Road and Utah Valley University, at the lowest prices in town. The other is a settled detached house on the west side or in the middle of town, priced low because it needs a roof, a furnace or a new kitchen.
Be ready before you start looking. A pre-approval lets you act on the day a sound listing appears, not after a weekend of doubt. Spring is the tightest time at this price, and winter eases it a little.
New to the area? The Orem city guide covers the whole city, and the cost of living page covers the wider budget. If one stands out, share the details and a local partner agent will give you a read on the street.
Stretch math
One step up
under $750K is the middle of the market and the widest mix in Orem. It adds newer detached homes, bigger floor plans and the first hillside addresses.
The lowest range
Nothing sits below this page. Under $500K is the floor in Orem, so the real choice is the kind of home and its condition: a shared wall, or a house that needs work.
Either way
Think of this cap as a first guess. Tell the partner agent what work you will take on, and they can say whether the home fits this page or the next one up.

What the money buys

What the money buys
Under $500K comes in three shapes
Most of what is listed under $500K fits one of three descriptions. A newer detached house is rare at this number in Orem, so the choices are shared-wall homes, houses that need work, and smaller detached homes on outer streets. Each one asks for a different trade.
Condos and older townhomes
Attached homes near Utah Valley University and the west side, mostly older floor plans that are smaller and easier to keep up. This is a steady supply under $500K.
The catch: a shared wall, and finishes from an earlier era. The upside: the least money to get in.
Established west-side detached homes
Single-family houses from the 1970s to the 1990s on the settled west side. Most are priced low because the kitchen, the roof or the furnace is due for work. The lots are full, and the trees are tall.
The catch: work that was put off, so inspect closely. What you get: your own yard and a house to yourself.
Smaller or outer detached homes
Compact houses on the west side and the outer streets, plus an older plan now and then. They sit away from the center but stand alone, and they fit the price.
The downside: a spot farther from the middle of town, or a smaller house. The payoff: no shared wall.
One week may show plenty of one kind and none of another, which is normal at this price. Check the Orem Homes for Sale page to see which kind is listed today.

What each price range buys
Going up a price page changes the kind of home you see, not only its size. This table shows what shifts as the list price climbs. The column on the left is the page you are reading.
| Comparison point | Under $500K This page | Under $750K | Under $1M |
|---|---|---|---|
| Typical home shape | Condos, older townhomes, and houses that need work | Most kinds at once: newer detached next to settled streets | Bigger detached homes, hillside views and updated lots |
| What you usually give up | Fresh finishes, top condition, and often a private yard | A little floor space and some of the views | Extra money for a bigger lot or a higher spot on the hillside |
| What you usually gain | The smallest price tag in Orem | A wide choice of home kinds | Newer years built, more room, true hillside views |
| Where these homes sit | West-side townhome and condo areas, plus older blocks | The west side, the middle of town and scattered lots around the city | Central streets and the lower hillside, plus bigger lots |
| How the competition feels | Sound homes sell fast | Plenty of activity every week | Slower, so there is time to compare |
No price page can tell you everything. Which line to shop depends on the one or two things you cannot give up. Share those and your partner agent picks the price page worth your time.

How to move at the low end
Good homes under $500K go fast, so ready buyers win. This is the order I would work in.
Get pre-approved first
Sellers under $500K tend to favor the buyer who is ready, and a pre-approval letter proves it. Get one before you fall for a home.
Settle how big a project you will take on
Choose now between a move-in condo or townhome and a detached house that needs work. Then set how large a project you can handle. That one choice does more than any filter.
Turn on listing alerts
Under $500K, a sound Orem home can go under contract in a weekend, since little land is left to build on. If you see a match on the day it posts, you are ahead.
Walk each home with a partner agent who knows the street
At this price, a low number can hide a real problem, such as old systems or a poor site. A partner agent can spot that. Read about the buying process and the art of the offer when you want the detail.
Quick answers
Under $500K in Orem, answered
Mostly condos, older townhomes and west-side houses that need work. A newer detached home is rare at this price in Orem. The mix changes every week, so check the listings above for what is for sale now.
Just above it. The Census puts a typical Orem home near $472,300 (ACS 2020-2024), so a $500,000 cap takes in the typical home and a little more. It is the lowest of the five price pages.
Yes, but rarely: mostly condos, small townhomes and houses that need the most work. They go fast, so be ready to act when a sound one lists.
A sound one can go under contract in a weekend in spring and summer. Winter slows things down, which helps buyers. A pre-approval helps in every season.
Only a detached house the owner lives in can have one, and not in R5 or PRD zones. A condo or townhome is not a detached house, so do not count on an apartment. The city keeps a public map of legal apartments.
Start with the roof, the furnace and the sewer line, since old systems are the usual reason a house sits at this price. Ask how old each one is, and have an inspector look at all three.
