What does a home in Orem cost?
Short answerThe Census puts the typical Orem home value at about $472,300. That is what owners say their homes are worth, not a sale price. About 58 percent of homes here are lived in by their owners.
My market reports cover Southern Utah. For Orem, these numbers come from public records: the U.S. Census and the Utah State Tax Commission. They move slower than sale prices, but anyone can check them.
Little open land is left in Orem, so most homes for sale already exist. The median home was built in 1989, and most date from the 1970s to the 1990s. About half are detached houses. About 12 percent are townhomes, and about a quarter sit in buildings of five or more homes. About 42 percent of homes are rented, more than in Utah County as a whole. Utah Valley University sits on the west side.

If you are buying
Price a home against recent sales of homes like it nearby, not against the Census figure. On an older home, check the age of the roof, the furnace, the water heater and the sewer line. If it has a basement apartment, check that it is on the city's legal apartment map. USDA loans do not apply in Orem. Conventional, FHA and VA loans are the ones to look at.
If you are selling
Who buys depends on the home. An east-side home sells on its mountain view and its lot. A house from the 1970s to the 1990s on the flat middle or the west side sells on its condition and its updates. A legal basement apartment is a plus, so show that it is on the city map. Start with what homes like yours sold for in the last few months.
What is my home worth?I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on. You are always free to choose your own agent and your own lender. The full explanation is on How I Work.

What makes the Orem market different?
Short answerLittle open land is left, so most homes for sale already exist. Yards run on city drinking water, and a big university sits on the west side.
By the Census measure, Orem and Provo cost about the same, the lowest of these five towns. Pleasant Grove runs a little higher. Vineyard, where most homes are new, and Lindon cost more.
U.S. Census Bureau, American Community Survey 2020 to 2024: what owners say their homes are worth, not sale prices. Compare Orem and Provo
Yards run on drinking water
Orem has no second water line for yards, so sprinklers use treated city water at tiered rates. The price per gallon rises as you use more. Ask how the yard is watered and when the backflow device was last tested.
Little open land left
Orem permitted about 900 new homes from 2020 to 2025, and only 26 in 2025, all single houses. The last big wave was apartments, in 2021 and 2022.
Most homes date from the 1970s to the 1990s
The median home was built in 1989, and the 1970s are the biggest decade. On an older home, check the roof, the furnace, the water heater and the sewer line.
A big university on the west side
Utah Valley University calls itself the largest public university in Utah. It had 48,670 students in fall 2025, and 18,163 of them were high school students. About 42 percent of homes here are rented. Class times load University Parkway and I-15.
Backyard homes are new in 2026
A 2026 state law made cities allow them. Orem's rules apply to lots of 11,000 square feet or more, and the owner must live in the house or the unit. Basement apartments are allowed only in owner-occupied detached houses, and they must be on the city map.
The school district changes in 2027
Alpine runs every Orem school through June 30, 2027. The new Timpanogos School District takes over on July 1, 2027. Boundaries may change, so check a home's school by its address.

Which parts of Orem should I look at first?
Short answerThe city sorts its neighborhoods into nine districts. The east side sits higher, the middle and the west side are flatter, and the southwest is the lowest ground. To shop one area, use the map view.
Heatheridge, Northridge and Windsor
About 4,750 to 5,100 feet. Heatheridge climbs highest, on the northeast side. The Murdock Canal Trail starts on this side.
Aspen and Timpview
About 4,560 to 4,770 feet, lower than the east side. Timpanogos Regional Hospital is in Timpview.
Canyon View, Orchard and Cascade
About 4,790 to 4,970 feet, with the hillside above climbing past 5,000. Expect mountain views, trails close by, and steeper lots. The fault, old landslides and the Provo River floodway are on this side.
Orem North, Sharon Park, Stonewood and Lakeridge
About 4,730 to 4,810 feet. City Hall, the library and City Center Park sit along State Street. Stonewood and Lakeridge lie south of Center Street, between State Street and I-15.
Geneva Heights, Suncrest and Orem Park
The ground falls from about 4,770 feet at the east edge to about 4,550 at Geneva Road. Orem Community Hospital is in Suncrest.
Orem, Sharon and Hillcrest
About 4,760 feet at the SCERA. University Place and Costco are in Hillcrest. The Provo River floodway runs along the east edge of Hillcrest, where the ground dips.
Sunset Heights East and West
The lowest ground in Orem, about 4,510 to 4,600 feet. UVU, the Orem Central FrontRunner station and Lakeside Park are here, and Utah Lake's floodplain reaches Sleepy Ridge.
Lakeview and Cherry Hill
About 4,510 to 4,740 feet. Lakeview is lower, to the southwest. Cherry Hill sits against the Provo line.

The guide covers all nine districts, the lot-size zones and the checks for the east side in more depth.

What kind of home are you looking for?
Short answerSome searches are about the house, not the part of town. Each link below is its own page, with a short local guide and the live listings that match.
Homes with a basement
Many homes have a lower level. Read each listing for how much is finished. A basement apartment is legal only in an owner-occupied detached house, and only if it is on the city's map.
See the listingsSingle-story homes
Most Orem homes date from the 1970s to the 1990s, so one-level homes turn up across the older streets, not only in newer homes.
See the listingsTownhomes
About 12 percent of Orem homes are townhomes or other attached homes. They often cost less than a detached house. Some have recorded CC&Rs, so read them before your deadline.
See the listingsNew construction
New homes are few. Since 2023, almost every one has been a single house on a leftover lot. Check that a "new in Orem" listing is inside the city.
See the listingsRV garage homes
Deep bays for a camper or a boat. 800 North runs east to the mouth of Provo Canyon, and Sundance is about 18 minutes from City Hall. Most sit on the larger lots.
See the listingsADU and casita homes
Basement apartments are allowed only in owner-occupied detached houses, on the city map. From 2026, backyard homes are allowed on lots of 11,000 square feet or more. Check the zoning and the permits.
See the listingsMountain view homes
Mount Timpanogos rises to the east. Your best odds are east-side addresses in Canyon View, Orchard and Cascade, and on the Heatheridge hillside at the north end.
See the listingsLuxury homes
Only a few top-end homes come up: larger custom homes on the east side and the northeast foothills, where the view and the lot set much of the price. This page often has few homes on it.

Yes. It shows listings from every brokerage that takes part in the MLS, not just the homes one office has listed.

The U.S. Census puts the typical Orem home value at about $472,300 (ACS 2020 to 2024). That is what owners say their homes are worth, averaged over five years, not a sale price. It covers condos and townhomes, houses from the 1970s to the 1990s on the flat middle and the west side, and east-side homes with mountain views. Prices move, so check it against the live listings.

Not to look, and not to talk with me. You will want one before you write an offer. A pre-approval is a lender's letter that says how much you can borrow. Sellers take it seriously, and it settles your real budget. The pre-approval guide shows how it works.
List it with the partner agent I connect you with in Utah County, and your home gets featured on MovingUtah. The get featured page shows how that works. A home valuation is a good first step.
On the east side you get mountain views and trails close by, with steeper lots and slope and drainage questions to settle lot by lot. The fault, old landslides and the river floodway are on that side. The middle and the west side are flatter and closer to FrontRunner and UVU. The southwest is the lowest ground, where Utah Lake's floodplain reaches Sleepy Ridge. Tell me what you are after, and I will get the story on a block through the partner agent on the ground.
Mostly resale. Little open land is left. Orem permitted about 900 homes from 2020 to 2025, and only 26 in 2025, all single houses. The last big wave was apartments in 2021 and 2022, and University Place is the big rebuilding project. From 2026, backyard homes are allowed on lots of 11,000 square feet or more. National new-home sites lump in Vineyard, Lehi, Saratoga Springs and Eagle Mountain, so check the address. See new construction in Orem and the new construction guide.
