Buying here
Count the doors, not just the bays.
Some third bays here are a tandem. The third car parks behind another one, not beside it. Tell me what the bay is for, and I will flag the next good one.

Own a Santa Clara home with a three-car garage?
A third bay is where the boat and the bikes live out here. Buyers on this page want just that. List it with me, Scott Buehler, and your home gets featured on MovingUtah.

What a 3-car garage really buys you in Santa Clara
In a lot of markets a third garage bay is an upgrade you go looking for. In Santa Clara it has quietly become close to a standard on the newer side of town, and once you understand how people live out here it makes sense. This is high-desert basecamp country: Snow Canyon State Park and the Santa Clara River Reserve are at the doorstep, Gunlock Reservoir is a short drive northwest, and Sand Hollow and the Sand Mountain dunes are an easy run east in the wider county. The third bay is where the toys live.
Walk through what a desert garage actually holds and the math writes itself. Side-by-sides and mountain bikes for Snow Canyon and Sand Mountain. The boat or the wave runner for Gunlock and Sand Hollow. A workbench, the spare fridge, the gear that does not belong in the house. Two bays for the daily drivers, one bay for the life you moved here for. There is also the part nobody mentions until July: a third bay means you can keep a vehicle out of the brutal summer sun, which is not a small thing when the dash and the seats bake all afternoon on an open driveway.
The newer builds on the Pioneer Parkway corridor and the Snow Canyon side carry three bays as a matter of course. You will see the same across the current ramblers and two-story plans in Summerwood Estates, Arrowhead Estates, and the Hills at Santa Clara. If you want the bay to be genuinely deep or tall, not just a third stall tacked on, the bigger bench lots are where to look. Red Mountain View Estates sits on wider foothill parcels with room for oversized garages, which is what you want if a real toy bay is the point.
On price, a three-car home does not read as a separate tier so much as a feature that tracks with newer construction, so most of what you see lands across the broad Santa Clara range that centers around the $656,995 median sale price from my 2025 market report, with the bigger custom-lot versions running higher. Earlier in the process than show me listings? Start with the Santa Clara guide for the whole picture. When a home below has the garage you actually need, that is the moment to call.
What counts as a 3-car garage here
-
Three true bays: three full stalls side by side, the common spec on the newer Pioneer Parkway and Snow Canyon-side builds. Read the listing for the count rather than guessing from a wide door.
-
The tandem third: a deeper two-bay where the third spot sits in line behind one stall, not beside it. It parks a third vehicle but is narrower for a workshop or a boat, so check the layout.
-
Deep or oversized bay: the upgrade worth chasing for a side-by-side, a small trailer, or a workbench. Best odds on the bigger bench lots like Red Mountain View Estates. Confirm the depth and door height.
-
Climate and power: if you plan to keep a vehicle or gear out of the summer sun, look at whether the garage is insulated and what outlets and 240-volt power are already run.
The local map
Where the 3-car garages actually are
Three-car garages track with the newer side of Santa Clara, so they cluster along the Pioneer Parkway corridor and on the Snow Canyon side, with the deeper and oversized bays on the bigger bench lots. Here is where to look.
Red Mountain View Estates
Wider foothill lots with room for oversized garages, which is exactly the parcel to look at if you want a deep or tall third bay for a side-by-side, a small trailer, or a real workbench rather than just a third stall.
Pioneer Parkway
The newer west-side subdivisions, Summerwood Estates, Arrowhead Estates, and Deserts Edge, build current ramblers and two-story plans where the third bay is common on the larger floor plans.
The foothill edges
Newer homes on the foothill edges, in the Hills at Santa Clara across the river and Snow Canyon Estates on the east edge, where larger lots leave room for three bays.
Arrowhead Mesa
Larger view lots on the mesa bench, angled for Snow Canyon and Red Mountain sightlines, where the bigger homes tend to carry a three-car garage along with the view.
New construction
On a new build you can often spec the third bay, the depth, and the door height before the slab is poured. The limited new building in pockets like Solace is the place to get the garage built exactly how you want it.
Before you tour: what to actually check
Three bays vs. tandem: a deep tandem parks three cars in two doors, which is not the same as three full stalls side by side. Look at the layout and the door count, not just the listing headline.
Depth and door height: if a side-by-side, a boat, or a small trailer is going in there, measure. Ask the bay depth and the garage door height, which decide whether the toy actually fits.
Width of the third stall: some third bays are narrower than the main two. If you want a workbench down one wall plus a parked vehicle, confirm the third stall is full width.
Power and insulation: for a workshop or keeping gear out of the heat, check for 240-volt outlets, the number of circuits, and whether the garage is insulated against the summer sun.
Driveway and approach: a third bay needs room to turn and back. Look at the driveway width and the street approach, especially on a tighter Pioneer Parkway lot or a cul-de-sac bulb.
Lot room beside the house: if you also want to park an RV or boat outside, check the side-yard width and the setback. A three-car garage does not always mean there is room for a pad too.
Want the right garage without the homework?
Tell me your budget, the part of Santa Clara you like, and what the third bay is really for, whether that is the boat, the side-by-sides, a workshop, or just keeping a car out of the July sun. I read these listings every week, and I will send the handful with a garage that genuinely fits, with straight answers about which ones are three true stalls and which are a deep tandem that only looks like three.
Quick answers
3-car garage shopping, answered
Yes, they are close to a standard on the newer side of town. The current builds along the Pioneer Parkway corridor and the Snow Canyon side carry three bays as a matter of course. Older Old Town and bench homes are more of a mix, so the live listings above are the honest count on any given week.
Two reasons, and both are about the desert. First, Santa Clara is basecamp country: Snow Canyon and the Santa Clara River Reserve are at the doorstep, Gunlock is a short drive, and Sand Hollow and the Sand Mountain dunes are an easy run east, so the third bay is where the side-by-sides, bikes, and the boat live. Second, it lets you keep a vehicle out of the brutal summer sun instead of baking on an open driveway.
On the bigger lots. Red Mountain View Estates sits on wider foothill parcels with room for oversized garages, and the larger bench and custom lots give you the depth and height a side-by-side or a small trailer needs. Always verify the actual bay depth and door height on the listing, since a third stall is not automatically a deep one.
Three full bays are three stalls side by side, each with its own door or a wide multi-car door. A tandem is a deeper two-bay where the third spot sits in line behind one stall. A tandem parks a third vehicle but is narrower for a workshop or for sliding a boat in and out, so check the floor plan and the door layout, not just the headline count.
Often, yes, because both track with the newer bench builds. The larger homes on lots like Arrowhead Mesa and the Snow Canyon side tend to carry the third bay along with the view. The mountain-view homes page covers which view is which, and pairing the two filters narrows it down fast.
Not as a separate tier. The third bay tracks with newer construction more than with a price jump, so most three-car homes land across the broad Santa Clara range centered on the $656,995 median sale price from my 2025 market report, with the bigger custom-lot versions running higher. The live listings above are the real answer on any given week, and I am glad to read a specific one with you.
