Cordero is a brand-new subdivision on the far southwest edge of Hurricane, off Southern Parkway. It sits between Copper Rock Golf Course and the Southern Shores development. Homes are going up now from Richmond American and Desert Sage. Golf, the water at Sand Hollow, and the red rock that draw people out here are all a short drive away.

What a day out on the parkway looks like
Cordero wakes up quiet and tidy on brand-new streets. Most of the lots are still bare dirt or fresh landscaping, and model homes and framing crews are part of the daily scenery while the phase fills in. On a spring morning you hear the builders a few lots over until the heat pushes them inside. Out here on the edge of town, the desert opens up around you toward Copper Rock and the dunes.
Midday errands run back toward town on Southern Parkway. This is the far end of Hurricane, so the grocery store and the hardware store are a drive, not a walk. Traffic moves well on the parkway, and the daily stops are close enough that it never feels like a big trip. The trade for living out here is space and a new home, instead of being in the middle of everything.
The payoff comes in the afternoon. Sand Hollow Reservoir is about ten minutes away, and on a weekday there is still room at the beach. Copper Rock Golf Course is right next door. By late afternoon the red rock holds the light and the water goes to glass. Being minutes from the boat ramp and the first tee starts to feel like the reason you looked at this corner of town.

The draw, all within reach
Sand Hollow State Park
Warm blue water against red sand dunes, about ten minutes from the neighborhood. You can boat, paddleboard, fish, scuba dive, and camp on the beach, in the most-visited state park in Utah.
Copper Rock Golf Course
The championship 18-hole course that opened in 2020 sits right next to Cordero, winding through the red rock and desert. Sand Hollow Golf Course, another highly rated course, is a short drive on toward the reservoir.
Quail Creek Reservoir
A second warm reservoir about 15 minutes west, on the west side of the valley. It is deeper and quieter than Sand Hollow, and popular for kayaking, fishing, and birdwatching.
Southern Shores, next door
Cordero sits right beside Southern Shores, the large development built around a private lake for recreation. Grocery, dining, hardware, and fuel are a short drive back toward town; details are in the errands table.
Homes & lots
New homes, newer streets
Cordero is a brand-new subdivision that opened for sales in 2025, and the homes are new construction going up now. Richmond American Homes and Desert Sage Homes are both building here. You choose a plan and a homesite (the lot you build on) instead of buying a resale. You get current floor plans, current energy codes, and the chance to pick finishes. You also get bare lots, model homes, and a neighborhood that is still filling in around you.
Plans run from single-level ranch layouts to two-story designs, roughly 1,530 to 3,080 square feet. They have three to five bedrooms. Lots are 0.15 to 0.31 acre, with room for a patio and a small yard or desert landscaping. This is a small phase, so the number of homesites is limited and shrinks as buyers pick them.
Out here you are buying new construction and a homesite, not a settled street.
In a new neighborhood like Cordero, the plan, the lot, and the options you add set one home apart from the next. Two houses on the same street can sit far apart in price. Square footage, a guest suite, a covered patio, or a lot that costs more all add up. When we walk the models, I will point out where the value is and which homesites are worth paying more for.
Outdoors & recreation
Red rock, water, and trails within minutes
Cordero is near the outdoor recreation that defines this part of Washington County. Sand Hollow Reservoir is the closest water, about ten minutes away, and Copper Rock Golf Course is right next door. Quail Creek Reservoir is roughly 15 minutes out. The Hurricane Cliffs trail network, which includes the JEM Trail and Hurricane Rim, has a trailhead about 15 minutes away.
The mountain biking here is some of the best anywhere. The JEM Trail, Hurricane Rim, and Goulds Rim link into one loop. In one ride you get slickrock (bare, grippy sandstone), red rock views, and singletrack. Singletrack is a narrow trail wide enough for one bike. Gooseberry Mesa is a little farther out, maybe 25 minutes, and it is on the short list of the best slickrock riding anywhere. Hikers and trail runners use the same trailheads, and spring and fall are when these trails shine.
JEM Trail
Widely regarded as one of the best fast, flowing trails in Utah, with about 7 miles of singletrack along the Hurricane Cliffs. It connects to Hurricane Rim and Goulds Rim for a full loop.
Hurricane Rim
A 10-mile loop with red rock views and some tricky sections. It pairs with JEM for a classic Southern Utah ride. The trailhead is about 15 minutes from Cordero.
Gooseberry Mesa
World-class slickrock riding about 25 minutes out. Loops for beginners to experts, with great views toward Zion. Best ridden in spring and fall.

Living out on the edge means most errands run back toward downtown Hurricane on Southern Parkway. It is a drive, not a walk, but traffic moves quickly and the daily stops are still close. Times are estimated, measured from near Cordero.

Schools & education
Schools, by the facts
The Washington County School District serves Cordero. Out on this corner of Hurricane, the K-5 elementary is typically Three Falls Elementary. Hurricane Elementary is the other elementary serving nearby areas. Students then go on to Hurricane Intermediate for grades 6-7, Hurricane Middle for grades 8-9, and Hurricane High for grades 10-12. Valley Academy is a K-8 charter school in Hurricane, and Utah Tech University and Dixie Technical College are about 25 minutes away in St. George. The district changes which schools serve which streets as the area grows, especially along Southern Parkway. Check the current assignment for any home you are serious about with the district itself. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.

Notes from out on the parkway
After more than 20 years living in Southern Utah, here is what I would tell a friend about buying new construction on this corner of town.

Sand Hollow is an easy afternoon trip. Ten minutes from driveway to boat ramp changes how you use a summer Saturday. You can go for two hours instead of making a day of it.

This phase is brand new, and homes are still going up. You will hear construction during the day, and some lots are still bare. That is the trade for new construction: you choose a plan and a homesite, but the neighborhood is not finished yet.

Summer is the real season. This is open desert out toward the dunes, and July and August are hot. Plan outdoor things for morning or evening, and keep the air conditioning running in between.

Southern Parkway is your main road. Traffic moves well on it, and it connects you west toward St. George and I-15. Everyday errands in town are still a drive, not a walk, so you learn to group them.

Buying in Cordero
Cordero is on the far southwest edge of Hurricane, off Southern Parkway near Copper Rock Golf Course and the Southern Shores development. You reach it off Southern Parkway at the 3000 South exit, then south toward the 2100 West grid. It is a brand-new subdivision, not one of the older neighborhoods closer to downtown. Sand Hollow State Park is a short drive to the north.

About ten minutes. From Cordero you head north and east toward the Sand Hollow entrance. On a Saturday morning you can have the boat in the water or a paddleboard on the red sand beach before the crowds fill in. Being minutes from the water, Copper Rock Golf Course, and Southern Shores is the main reason to look at this corner of Hurricane.
Because these are new homes, prices follow the plan, the homesite, and the finishes you select. Recent listings have been around the Hurricane median, depending on square footage, lot, and options. In Washington County MLS records, they have run from the upper $400,000s into the $600,000s. For Hurricane as a whole, my 2025 market report puts the median home sale at $580,500.
