Fed straight from the local MLS and filtered to homes listed as two-story: new Clearfield listings appear here as they list, and sold homes drop off. The read on where two-story fits in this market is just below.

If the grid looks thin today, that is the real Clearfield market, not a glitch: this is a rambler-and-split-entry city first, built out across 7.75 flat square miles, so true two-story listings are the smaller share and can run lean some weeks. The local read

What two-story homes mean in Clearfield.

Clearfield is a rambler and split-entry town at heart. It grew up around Hill Air Force Base and the Navy supply depot, so the post-war State Street core and the 1960s-to-1980s east and west quadrants are mostly single-level ramblers and split-entries on a flat lakebed grid. The true two-story, bedrooms stacked over the main floor, is the newer-subdivision form here, and the smaller share of the stock. That is exactly why it can be worth chasing: in one of Davis County's more attainable established markets, a two-story is the way to buy more bedrooms without buying a bigger lot.

The math is the appeal. On the flat rectangular lots that run edge to edge in Clearfield, a two-story stacks the square footage instead of spreading it, so you get more finished space and more bedrooms up on a footprint that leaves room in the yard. Add the basement that is standard on the Wasatch Front, and a two-story here is often three usable levels: main living, bedrooms up, and a finished or unfinished basement below. If your list runs to four or five bedrooms, the two-story and the larger end of the local range are where they live, and the homes under 500k and homes over $700K pages are the two next stops.

Watch the difference between a true two-story and a split-entry. Clearfield's mid-century quadrants are full of split-entries that run a few short flights between half-levels and are effectively two-level, but they are not the same as a stacked two-story, and they photograph differently from a real two-story floor plan. If you specifically want bedrooms up over a full main floor, confirm the stories field rather than read it from the front photo. The single-story page covers the ramblers if you would rather keep it on one level.

Where is the newer two-story product? Detached new-build inside the 7.75-square-mile city is genuinely scarce, so most of what reads as new is attached townhome and apartment product near the FrontRunner-anchored Clearfield Station, Mabey Pond, and the Antelope Drive arterial. True detached two-story homes turn up in the pockets of newer subdivision built into the quadrants, and the larger updated homes at the top of the local price ladder. One honest address-level note the hub raises directly: F-35 jet noise from Hill varies block by block with the flight paths, so visit a home you like at different times of day and check the base noise-contour study for that exact address. What two-story means here

  • Bedrooms up, stacked: the main living on the ground floor and the bedrooms on a second story above. The space-per-dollar play on Clearfield's flat lots, where stacking beats spreading.

  • Often three usable levels: add the basement that is standard on the Wasatch Front and a two-story here gives you main, upper, and a finished or unfinished lower level. Confirm what is finished below grade.

  • The newer-subdivision form: two-story is more common in the pockets of newer building than in the post-war core, so the systems tend to be younger. It is the smaller share of a rambler-first market.

  • Not a split-entry: split-entries are effectively two-level but run half-flights between levels and are not a stacked two-story. Read the stories field if you want true bedrooms-up.

The local map

Where the two-story homes actually are.

Two-story homes are the smaller share in a rambler-and-split-entry city, so they cluster where the newer building happened rather than spread evenly. Here is where to look. These are geographic areas, not subdivisions, so the street-level read comes with the property search.

The newer pockets in the east quadrant

Along and off the SR-193 base-road corridor, the 1960s-to-1980s ramblers and split-entries dominate, but the later infill and updated stock is where stacked two-story homes turn up. Fisher Park anchors the quadrant. Watch the split-entry-versus-two-story distinction here especially.

The west quadrant near Mabey Pond

Toward the Clinton and West Point borders around Holt Elementary and Mabey Pond, the west side has seen the most recent change, helped by the new West Davis Highway that opened in January 2024. Newer detached product here is the likeliest place for a true two-story on that side of town.

Around the Clearfield Station district

The FrontRunner-anchored redevelopment near 1250 South State Street is the emerging downtown, and most of what is new here is attached townhome and apartment product rather than detached two-story. If a multi-level newer home near transit is the goal, this is the area, but read the listing for attached versus detached.

The larger updated homes at the top of the ladder

Clearfield is the affordable end of Davis County, so the bigger two-story homes sit at the top of the local price ladder rather than in a distinct estate area. These are the larger, newer, or fully updated homes scattered through the quadrants, and they cross over with the homes-over-700k rung.

The Steed Park and north-central blocks

Around Charles E. Steed Memorial Park and its mile-plus loop, the established mid-century neighborhoods are mostly single-level, but a remodel or a tear-down-and-rebuild occasionally puts a newer two-story on a mature lot. Settled streets, the flagship park within a walk, and the occasional newer build.

The Antelope Drive corridor, south edge

SR-108 along the south edge is the retail-and-commuter arterial running west toward Syracuse and the Antelope Island causeway. The newest attached product clusters along it, so multi-level townhome stock shows up here. For a detached two-story, look at the residential blocks just off the arterial rather than on it.

Before you tour: what to actually check

True two-story vs. split-entry: a split-entry is effectively two-level but is not a stacked two-story. Check the stories field and the floor plan if you specifically want bedrooms up over a full main floor.

Levels and the basement: confirm whether the square footage is main and upper only or includes a finished, unfinished, or daylight basement. A two-story plus a basement is three levels to heat, cool, and clean.

Flight-path noise: F-35 noise from Hill varies block by block, not by city limits. Visit at different times of day and check the base noise-contour study for that exact address before you commit.

Era and systems: two-story product skews newer than the rambler core, but confirm the roof, furnace, and panel ages anyway, and whether a remodel was permitted and documented or just cosmetic.

Secondary irrigation water: Clearfield's untreated secondary water varies neighborhood by neighborhood and metering is being phased in, which materially changes the summer bill. Confirm availability and metering for the specific address.

Lot and yard after the footprint: a two-story leaves more yard than a rambler of the same size, but on a flat rectangular lot check the setbacks and the usable yard, plus side-yard width if a third bay or RV pad matters to you.

Quick answers

Two-story shopping, answered.

Fewer than ramblers and split-entries, which are the staple of this post-war and mid-century city. The true two-story, with bedrooms stacked over a full main floor, is the newer-subdivision form here and the smaller share of the stock. That scarcity is also the reason to chase it: in one of Davis County's more attainable established markets, a two-story is how you buy more bedrooms without buying a bigger lot. The live listings above are the honest count on any given week.

Space per dollar on a flat lot. Clearfield's lots run flat and rectangular edge to edge, and a two-story stacks the square footage instead of spreading it, so you get more finished space and more bedrooms up while leaving more room in the yard. A rambler spreads everything across one main level and eats more of the footprint. Which is right depends on whether stairs are a dealbreaker, and I am happy to talk it through both ways.

Usually, yes. Full basements are standard on the Wasatch Front because the frost line is deep, so a two-story here is often three usable levels: the main living, the bedrooms up, and a finished or unfinished basement below. That is a lot of space for the money in this market. Confirm on the listing what is finished below grade, and I can help you read the floor plan before you tour.

No. A split-entry runs a few short flights of stairs between half-levels and is effectively two-level, while a true two-story stacks a full upper floor over the main floor. Clearfield's mid-century quadrants are full of split-entries, so if you specifically want bedrooms up over a full main floor, check the listing's stories count rather than the front photo.

Detached new-build is genuinely scarce inside the 7.75-square-mile city, so most of what reads as new is attached townhome and apartment product near the Clearfield Station transit district, Mabey Pond on the west side, and the Antelope Drive arterial. True detached two-story homes turn up in pockets of newer subdivision in the quadrants and among the larger updated homes at the top of the price ladder. The townhomes page covers the attached new product.

Tell me the budget, the part of town, and how many bedrooms up you need, and I will connect you with a Clearfield-area partner agent and flag matching listings as they go live. Because true detached two-story homes are the smaller share here, pairing that with a full view of Clearfield inventory and a pre-approval lets you move on the right one before the weekend crowd does.
