Where Under $700K sits

The local read, the median line and the pricing tiers

The local read

Under $700K is where more of Kaysville opens up

In shortKaysville's typical home value sits near $623,700, based on the U.S. Census ACS 2020-2024. A $700K cap sits a little above that mark. The east side comes into reach here, and so do bigger west-side new builds with newer build years. Listings come live from the MLS, with the highest price first.

Here is the starting point from the U.S. Census ACS 2020-2024: the typical Kaysville home is valued at about $623,700, so under $700K sits just over the middle. Smaller, more dated homes drop out of view. Larger established homes, the lower east side, and fuller west-side new-build plans all come into range.

The extra step buys a choice between strengths. The east side opens up here: older neighborhoods toward the Fruit Heights line and US-89, with mature landscaping and some of the views that come with the climb. On the west side, larger plans in Hill Farms, a newer resale subdivision, and The Preserve (Symphony Homes, with a private pool and park) come into range. Central Kaysville shows more updated, larger established homes too.

Competition runs a little calmer than in the busy middle. Fewer buyers stack up on each listing, so you have room to compare without racing the weekend crowd. A fairly priced east-side home or a newer build can still draw offers fast in spring. A pre-approval puts you in charge of the timing.

Comparing price ranges? The under $600K page is the busiest range and the broadest mix in town. The under $800K page is where well-kept established homes and stronger sites on the higher east side become realistic. The Kaysville guide covers the whole city, and the partner agent can talk through each choice.

Stretch math

One step up

under $800K is the upper-middle range, where well-kept established homes, view lots on the higher east side, and the larger new-construction plans start to pull together. If your budget can stretch, this page is worth a visit.

One step down

under $600K is the middle range and the busiest in Kaysville. It has the widest mix of homes, with less of the east side and fewer newer builds than this page.

Either way

No price range is a verdict, only a place to start. Give the partner agent your must-haves, and the search will focus on whichever line truly delivers them.

What the money buys

What the money buys, hold, stretch, or step down and the towns next door

What the money buys

Under $700K comes in three shapes

Above the typical home value, the listings lean larger and newer. Three kinds of home make up most of this range, and each one gives up something different to gain something else.

East-side established homes

Older neighborhoods on the foothill side, toward Fruit Heights and US-89, with mature landscaping. The higher streets bring views and a heavier snow load. This is where homes with views begin.

The cost: a steeper driveway and a heavier snow season. What it buys: mature lots, views, and the trails near the wilderness park, and lake and valley views from the higher east side.

Larger west-side newer homes

Bigger plans in The Preserve (Symphony Homes) and in Hill Farms, a newer resale subdivision with homes from the 2010s. This is where newer Kaysville homes come into range, with current finishes, more floor space, and the West Davis Highway interchange minutes away. Confirm the city limits and the year each home was built.

The catch: an open, developing neighborhood setting. The upside: newer construction with current finishes, and little upkeep in the first years.

Updated larger established homes

Renovated or well-kept detached homes from the 1960s to the 1990s, across the central blocks and the east side. They offer more square feet than the middle range, plus upgrades a buyer can use.

The catch: an older build decade. What you get: more square footage, a proven neighborhood, and finishes that are already updated.

A given week may lean toward one kind of home. The Homes for Sale page shows which kind is on the market today.

Treat a price range as a place to start, not a ruling. Your own must-haves, one or two at most, decide which range fits. Share what those are and the partner agent will name the page that fits.

Making a move one step up

A four-step play

A four-step play

How to move one step above the Kaysville median

This range runs a little calmer than under $600K, yet a fairly priced east-side home or new build still sells in season. Preparation and clear must-haves win offers in this range.

  1. Get pre-approved first

A pre-approval letter backs up a serious offer. At this number it shows you can act when an east-side home or an appealing new-build plan appears. Get it done before you start touring.

  2. Name the one thing you are buying

Trails nearby on the east side, a newer build year, or more square feet in an established neighborhood. These three rarely come in one home at this number. Naming the one you will not give up keeps every showing focused.

  3. Get on first-look alerts

A fairly priced east-side home or a new-build plan in a popular west-side community still gets attention in spring. An early alert gives you time to think it through instead of reacting in a rush.

  4. See homes with someone who knows what nearby ones sold for

Knowing what an east-side lot, a view, and extra yard are worth in Kaysville takes local knowledge. That is where the partner agent earns the work. Our guides to the buying process and the art of the offer cover the full context.

Quick answers

Under $700K in Kaysville, answered

In this range, you will see established homes on the lower-to-mid east side, larger plans in west-side communities like The Preserve and Hill Farms, and updated larger homes in central Kaysville. What is for sale changes week to week, so the live listings above show the current mix.

I build Kaysville's price ranges from homes that are really for sale here, so they follow how local buyers search. Under $700K is just above the typical Kaysville home value of about $623,700 (Census ACS 2020-2024), and it is where the east side and the larger new-construction plans come into reach.

Very much so. The under $600K page is the middle range and has the broadest mix of homes in town. It has less of the east side and fewer newer, larger builds than this range.

These homes tend to sell a bit slower than homes under $600K, with fewer buyers competing. Still, a fairly priced east-side home or a popular new-build plan can sell fast in spring and summer. Winter is calmer.

Often, yes. Single-story homes show up in the older east-side neighborhoods and in some west-side new-build plans at this price. Many sit over a full basement, so you may still have stairs. The single-story homes page filters for them.

A pre-approval letter and a clear top priority: the east side, a newer build, or more square feet. Even with a bit more room than under $600K, a fairly priced east-side home can go fast, so being ready keeps you in the running.
