Bella Viaggio is the kind of St. George address you could drive past without noticing. It is a single cove, Bella Viaggio Cove, climbing off Tonaquint Drive on the slope above Southgate Golf Course. A short run of custom homes, most built in the mid-to-late 2000s, sitting on lots that run close to a third of an acre. There is no through traffic, because the street does not go anywhere except home.
The setting is the whole point. From the rise, the homes look out over the Southgate fairways toward the black-rock ridgeline that frames this side of the valley, and the Virgin River bottom lies just below. It is close-in southeast St. George, a couple of turns from Dixie Drive and a few minutes from Bluff Street, but it feels tucked away from the retail rush on the north side of town.
Because it is a cove of one-off builds rather than a production tract, no two homes are alike, and that changes how you buy and how you sell. There is no builder standard to compare against and no next-door twin to price off. That is the honest character of the place, and the rest of this page is about reading it well.

Five things anchor this corner of St. George, and each one is a named place you can drive to: a public golf course below the cove, a river-bottom park, quick freeway access at Bluff Street, the Dixie Drive interchange, and the historic downtown grid a few minutes north.
Southgate Golf Course below
The city-owned public course at 1975 South Tonaquint Drive sits directly downhill, so the fairways are the view and a tee time is a two-minute drive, no membership gate to pass through.
Tonaquint Park on Dixie Drive
Tonaquint Park at 1851 South Dixie Drive is a couple of minutes downhill, with river-bottom walking paths, a pond, and the Tonaquint Nature Center right beside the course.
I-15 at Exit 6, a few minutes north
Tonaquint Drive runs back to Bluff Street and the Interstate 15 on-ramp at Exit 6. The Dixie Drive interchange at Exit 5 gives the area a second freeway tie-in.
Groceries on the Dixie Drive side
The Sunset Boulevard and Dixie Drive corner carries the everyday shopping for this side of town, with the Bluff Street corridor a short hop north for the larger stores.
Historic downtown a few minutes north
The St. George Boulevard and Main Street grid, with Ancestors Square and the tabernacle, is a short drive up Bluff Street for dinner, the farmers market, and city events.

Bella Viaggio is custom single-family homes, most of them built in the mid-to-late 2000s, on lots that run near a third of an acre. Because the cove is only a short row of parcels rather than a builder subdivision, each home was designed for its own lot. Square footage, layout, and finish level vary house to house, so the sensible way to read the place is one home at a time, not off a neighborhood average.
What the lots tend to share is the grade and the orientation: they sit up on the slope above Southgate, which is where the view over the course and the ridge comes from, and it is also why the outdoor living areas matter here. This is the higher end of the St. George market, and at that level the covered patio, the pool, and a three-car-plus garage are common rather than exceptional. The exact mix is lot-specific, and I would rather show you the actual homes than guess.
When a community is only a handful of custom homes, every sale is its own story. One closed price tells you about that particular house, not about where the cove is headed. At this level you need the right comparable homes, not an algorithm.

The green space is right downhill.
What makes this cove unusual for St. George is that the outdoor space is not a drive away, it is the view. Southgate Golf Course and the Tonaquint river bottom sit directly below, and from there the Santa Clara and Virgin River trail system threads across the south side of town toward Bloomington. Southgate Golf Course
The City of St. George's public 18-hole course at 1975 South Tonaquint Drive, right below the cove. Public tee times, a driving range, and the flat river-bottom layout that gives the neighborhood its outlook.
Tonaquint Park & Nature Center
At 1851 South Dixie Drive, a couple of minutes down. Ponds, shaded lawns, a playground, and the Tonaquint Nature Center, with paved paths that connect into the river trail network.
Santa Clara & Virgin River Trail
The paved river-trail system runs from the Tonaquint area along the Santa Clara and Virgin rivers, a low-grade walking and cycling route that ties the south side of the city together.

This is the practical answer to how far things are from the cove. The short version: Tonaquint Drive feeds onto Dixie Drive and Bluff Street, so the freeway, the hospital, and downtown are all single-digit-to-low-double-digit minutes. Times are measured from Bella Viaggio Cove and are conservative; verify the exact drive from a specific home before you rely on it.

Schools & education
Schools, by the facts.
Bella Viaggio is part of the Washington County School District, on the Tonaquint side of southeast St. George. This side of town follows the Dixie feeder pattern: Tonaquint Intermediate for grades 6 and 7 at 1210 West Curley Hollow Drive, then Dixie Middle for grades 8 and 9, and Dixie High for grades 10 through 12.
The elementary assignment is address-specific, and the district has an approved elementary boundary adjustment taking effect for the 2026-2027 school year, so I do not want to name a school for the cove and be wrong. Confirm the current elementary and the full assignment for any home you are serious about directly with the district using its boundary tool rather than guessing from a map. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is a short drive north near downtown.

Buying in a tiny cove
Why so few homes changes the math.
This is the section that actually matters here, because it is what sets Bella Viaggio apart from the larger golf-adjacent neighborhoods around it. A cove this small has almost no internal sales history. There are not enough recent Bella Viaggio closings to build a comp set from the street alone, which means both pricing and appraisals have to reach outward into the right custom and golf-adjacent homes elsewhere in southeast St. George.
That cuts two ways, and I would rather you know both. On the buying side, the asking price is one opinion, and I read it against homes that genuinely compare rather than against a neighborhood average that does not exist. On the financing side, a lender and appraiser need to know up front that this is a very small subdivision, because a thin comp pool is exactly where appraisals get bumpy. Getting ahead of that before the appraisal is ordered is part of the job.

- Which custom and golf-adjacent homes in southeast St. George actually compare, since the cove cannot supply its own comps.
- How the specific lot sits on the slope, what it looks at, and how much of the value is the view versus the house.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend who is looking at a custom home above Southgate.

It is above the course, not inside a golf gate. The view over Southgate is a real feature, but this is a public city course, not a private golf-community membership. You get the outlook and the two-minute tee time without a bundled club fee or a guarded entrance, and that is a different product from Entrada or SunRiver. Price it as what it is.

A few homes means almost no comps. In a cove this small there are not enough recent sales to anchor an appraisal from the street alone. That is the single biggest thing to plan for, whether you are financing a purchase or setting a list price. Reach into the right southeast St. George custom homes, or the number will not hold up.

The slope is part of the deal. The lots sit up on the rise, which is where the view comes from, so walk the specific home for how it handles the grade: the driveway pitch, where water sheds in a summer storm, and which windows actually catch the course-and-ridge line. Two homes on the same cove can look out very differently.

Tonaquint is close-in, not out on the edge. Being off Dixie Drive puts you a few minutes from Bluff Street, the hospital corridor, and downtown, while still backing onto the river bottom and the course. It is one of the quieter close-in pockets on the south side, and that mix of tucked-away and central is a large part of the appeal.
