Canyon Court of Laurelwood sits where Valley View Drive meets Sunset Boulevard, in the part of St. George that grew up along Sunset and Bluff before the newer master plans pushed east and south. This is settled ground. The streets around it are lined with mature trees, the retail on Sunset has been there for decades, and the whole area runs at the quieter pace of a neighborhood that filled in a generation ago rather than one still under construction.
For daily life, the practical draw is that everything is close and flat. Lin's Fresh Market is right on Sunset, Bluff Street and its shops are a couple of minutes east, and the I-15 on-ramp at Exit 6 puts you on the freeway without crossing the whole city first. You are on the west side, which means Snow Canyon and Santa Clara are the short trips, and downtown and the hospital are a straight run down Bluff or Sunset.
I have shown enough St. George condos to know this corridor by feel. It is not the flashy new part of town, and it does not try to be. What it offers is a low-maintenance, single-level home in a location that was chosen for convenience long before convenience got expensive, which is exactly why these older Sunset-area pockets keep their appeal.

Lin's on Sunset, ~2 min
Lin's Fresh Market at 1930 West Sunset Boulevard sits within about two minutes of Valley View Drive, so a full grocery run does not mean a cross-town drive.
I-15 Exit 6, a short hop
Sunset Boulevard feeds east to Bluff Street and the I-15 Exit 6 on-ramp, so getting on the freeway north or south is a quick, direct move from this side of town.
West-side red rock at your back
The Chuckwalla Trailhead on Bluff Street and Snow Canyon State Park up Snow Canyon Parkway are the close outdoor draws from this end of St. George, both a short drive northwest.
The homes
Attached condos that live like houses.
Here is the part that most online searches get wrong, so I will be plain about it. Canyon Court of Laurelwood is an attached condominium community, not a street of detached houses. The county subdivision record reads Canyon Court 2 of Laurelwood Condo, and the homes carry a single 10 North Valley View Drive address broken into numbered units. If you were picturing a cul-de-sac of standalone homes, reset that first.
What the units themselves look like is genuinely appealing for the price point. The records I have seen show single-level floor plans around 1,356 square feet, three bedrooms and two baths, with a two-car attached garage. End units in particular live much like a detached home, with their own entry and yard-adjacent space, which is why buyers touring here are often surprised the title says condominium at all. Finishes reflect the era the community was built in, so condition varies unit to unit.
On build era, treat this as established rather than new. The recorded plat carries a 1992 legal date, and individual unit records I have seen range from the mid 1980s into the late 1990s. On price, I am not going to invent a number: this is a small pool that trades infrequently, and the honest move is to pull the most recent closed comps against other single-level St. George condos of the same vintage before quoting anything.
The title says condominium; the end units feel like a small detached home. Both facts matter when you price it.
Trails & outdoors
The west-side red rock is the close draw.
This pocket does not have a trailhead at the curb, so I will be straight about the tiering rather than pretend otherwise. What it does have is quick access to the west side's real outdoor country, reached up Bluff Street and Snow Canyon Parkway. Here is the honest order, from close to day trip.
Chuckwalla Trailhead, ~7 min
Off Bluff Street at the north edge of town, the Chuckwalla and Turtle Wall network is a mellow desert loop system, roughly 3.8 miles with modest gain, and one of the most-used quick hikes on this side of St. George.
Snow Canyon State Park, ~15 min
Up Snow Canyon Parkway through Ivins, the 7,400-acre park packs red sandstone, black lava flows, and about 38 miles of trail. It is the marquee outdoor destination for the whole west side.
Pioneer Park and Owens Loop, ~10 min
Just north of downtown, Pioneer Park and the connected Owens Loop trail give you slickrock scrambling and city views close to the middle of town, an easy after-work outing.
Zion National Park, ~45 min
The main Zion gate at Springdale is about forty-five minutes east on I-15 and SR-9, close enough that locals treat it as a day trip rather than a vacation.

Canyon Court of Laurelwood is in the Washington County School District. For this address the MLS records Sunset Elementary (grades PK and K-5, at 495 North Westridge Drive) and Snow Canyon High School (grades 10-12). On the district's feeder chart, that Snow Canyon path runs through Lava Ridge Intermediate for grades 6-7 and Snow Canyon Middle for grades 8-9.
One honest wrinkle: Sunset Elementary is a split-feeder on the district chart, sending some students toward the Snow Canyon cone and others toward the Dixie cone. The MLS record puts this address on the Snow Canyon side, but boundaries and assignments do shift, so confirm the exact assignment for any specific unit directly with the district before you rely on it. The name is the trap, and it is worth its own section. "Canyon Court of Laurelwood" sounds like a cul-de-sac of single-family homes, and more than one online listing feed has labeled it that way. The county record is clear that it is not: the recorded subdivision is Canyon Court 2 of Laurelwood Condo, a small attached-condominium community, and the homes share the 10 North Valley View Drive address split into units.
Why does that matter to a buyer or seller? Because a condominium and a detached home are different products with different comps, different ownership structures, and different loan considerations. A search that lumps this pocket in with detached houses on Valley View Drive will produce numbers that do not apply. When I evaluate a unit here, I compare it to other single-level St. George condos of the same era, not to a house down the street that happens to share a road name.
The upside of the confusion is real, too. Because the end units live so much like a detached home, buyers who wanted a house but need a lower-maintenance footprint often find this style of unit is exactly the compromise they were looking for. The trick is to shop it knowing what it is.
