These are single-level attached townhomes with the yard work handled, built in the late 1990s, priced well below the detached-home streets around them. You trade a private lot for a short errand radius and a floor plan with no stairs, which is exactly the trade some buyers are looking to make.
What sells the location, quietly, is how much sits within a short drive. Red Cliffs Mall and the big-box stores on Red Cliffs Drive are minutes east, the St. George Boulevard freeway interchange is right there, and the Middleton Wash Trail links the neighborhood to the citywide Virgin River trail system. The Middleton Wash Trail connects to the roughly 15-mile paved Virgin River Trail system near Mall Drive, following the river across town for walking and biking well beyond the neighborhood.
Red Hills Parkway Trail, ~10 min
On the north edge of town, the paved Red Hills Parkway Trail runs above St. George with valley views on one side and the red cliffs on the other. A short drive from the neighborhood.
Pioneer Park, ~10 min
Above the city off Red Hills Parkway, Pioneer Park is a slickrock playground of sandstone domes, arches, and scramble routes. A quick drive for a taste of the red rock.

Casitas Del Sol is served by the Washington County School District, and this part of central St. George sits in the Dixie cone. That cone runs through Tonaquint Intermediate (grades 6-7), Dixie Middle School (grades 8-9, at 825 South 100 East), and Dixie High School (grades 10-12). The Dixie cone draws from several elementary schools, so the assigned elementary for a specific unit on Middleton Drive is the one detail I would confirm directly with the district rather than guess.
Boundaries can shift as the district adjusts them, so confirm the current assignment for any home you are serious about directly with Washington County School District. The oldest highway in town

Here is the thing about Casitas Del Sol that its newer competitors cannot claim: it sits on one of the oldest alignments in St. George. Middleton was settled in 1863, and Middleton Drive traces the old highway that carried traffic through this side of town, on the east side of the old Dixie Highway tunnel, long before the freeway existed. When people say a neighborhood has roots, this is the literal version.
That history is more than a nice story. It means the surrounding streets are established and the trees are grown in, the infrastructure has been in place for decades, and you are buying into a settled part of the city rather than a raw new pad. The 1997 townhomes are the newer layer dropped into an old neighborhood, which is a big part of why they can offer central-city convenience at a townhome price.
