Cottages North sits on Canyon View Drive, in the Green Valley part of west St. George. You reach it off Dixie Drive, a short hop south of Sunset Boulevard, and the street runs west toward the open desert, ending where the pavement gives way to the Green Valley Loop trailhead. It is a settled, low-key corner rather than a new-construction subdivision, and the homes are compact and single-level, which is exactly what draws the buyers who find it.

Daily life here leans on Sunset Boulevard and Dixie Drive. The Lin's Fresh Market at 1930 West Sunset is a few minutes out, the Walgreens on Sunset is right there with it, and Dixie Drive carries you down into historic downtown St. George in about ten minutes. You are on the quieter west side of town, close to the errands you run every week and a quick line to the interstate at the Bluff Street interchange.

The thing that makes this street its own place is the edge it sits on. The desert starts at the end of the street.

The Green Valley End trailhead of the Bear Claw Poppy system is on Canyon View Drive itself, just past the Green Valley Market where the road turns to gravel. From there the rest of the west-side outdoor menu is a short drive. Here is the honest tiering, from walk-from-the-block to day trip.

Green Valley Loop / Bear Claw Poppy

A well-known slickrock mountain-bike and hiking network that runs from the Green Valley end on Canyon View Drive over the bluffs toward Bloomington. It sits inside the BLM Red Bluff area that protects the endangered dwarf bear-claw poppy.

Tonaquint Park & Nature Center, ~8 min

A city park and nature center on the Santa Clara River with ponds, cottonwoods, and an easy paved loop. A calmer counterpoint to the slickrock, and a short drive southeast.

Chuckwalla & Turtle Wall, ~10 min

Off the north end of Bluff Street in the Red Cliffs Desert Reserve, the Chuckwalla trailhead opens onto Turtle Wall and Paradise Canyon, a rockier hiking and climbing area on the other side of town.

Snow Canyon State Park, ~15 min

Northwest via Snow Canyon Parkway, the state park stacks red-and-white sandstone, lava tubes, and a paved canyon path. The signature outdoor day out from the west side of St. George.

Times are measured from Canyon View Drive off Dixie Drive; from the west end of the street nearer the trailhead, add a minute or two. Schools, by the facts.

Cottages North is part of the Washington County School District, and the Green Valley area is served by Sunset Elementary (grades K-5). The wrinkle worth knowing is that Sunset appears in two feeder cones on the district's chart, so the secondary schools depend on the exact address. On the Dixie cone the path runs Tonaquint Intermediate (grades 6-7), Dixie Middle (grades 8-9), and Dixie High (grades 10-12); on the Snow Canyon cone it runs Lava Ridge Intermediate (grades 6-7), Snow Canyon Middle (grades 8-9), and Snow Canyon High (grades 10-12).

Because this street can fall on either side, confirm the current assignment for any specific home directly with the district rather than guessing from a map. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is about twelve minutes east across town.

The comp pool is thin, which means one recent closing can swing the read on the entire street in a way it never would in a 300-home subdivision. Pull the wrong comp, or lean on a broad citywide average, and the number you land on can be off in either direction.

I start from the most recent Cottages North sales, then step out to comparable single-level homes in the wider Green Valley area to fill in the picture, and I adjust for condition, updates, and floor plan rather than treating the homes as interchangeable. For a seller, that thin pool is leverage: if nothing else on the street is listed when you come to market, you set the reference point. For a buyer, it means patience, since the right single-level home may not surface for a while, and a fast, informed offer when it does.
