Countryside is one of those east-side St. George subdivisions that stopped being a construction site a while ago. It sits in the River Road corridor, northwest of Bloomington Hills South and just up from Webb Hill, in the 84790 zip. The homes went in during the 2000s, the trees have filled out since, and the streets carry the quiet that comes with a neighborhood that is done building.
Daily life here points at River Road, the arterial that ties this whole east pocket together. Groceries, fuel, and the errand strips sit along that corridor, the St. George Golf Club is close by, and the freeway is a straight run down to the Brigham Road interchange. It is not the resort-community St. George of the far west side or the master-planned edges, and it does not pretend to be. It trades that for a settled, low-drama address a short drive from most of what the city offers.
What I would tell a friend up front: this is a location-context neighborhood, not a marquee master plan. The pitch is where it sits and how it lives, not a builder's amenity list. Webb Hill on the doorstep
Webb Hill sits just southeast, its red iron-oxide slopes topped by the broadcast towers you can see across the valley. The trail to the top runs about 3.3 miles round trip and is the closest real hike to these streets.
River Road, the east-side spine
River Road is the arterial that borders this whole pocket, carrying the groceries, fuel, and daily-errand strips that serve the east side and feeding traffic straight toward downtown and the freeway.
St. George Golf Club nearby
The city-owned St. George Golf Club anchors the Bloomington Hills area just south, a public 18-hole course that gives the east side one of the more established green corridors in town.
Bloomington Hills North Park
The city park in the Bloomington Hills corridor adds playground and open-space acreage a short drive south, one of the neighborhood parks that serves this side of River Road.
Brigham Road freeway access
I-15 at Exit 4, the Brigham Road interchange, links east to Bloomington Hills and west to Bloomington. It is the closest on-ramp for this corner of the city, just before the freeway crosses the Virgin River.
Regional hospital on River Road
St. George Regional Hospital sits up the River Road corridor to the north, the area's full-service medical center and one reason the east side stays well connected to care.

Countryside is a built-out, single-family subdivision from the 2000s. Because the neighborhood is finished, everything that comes to market is a resale rather than new construction, and the landscaping and streets have had the better part of two decades to mature. There is no sales office down the block setting a price, which changes how you read value here.
I do not want to hang a fake precision on a small pool, so I will be straight about pricing: the number is best pulled from the live comps, not a fixed range printed on a page. Recent east-side resale activity around here has generally landed in the low $500,000s, but that moves with condition, updates, square footage, and how many homes happen to be listed at once. The closest outdoors to Countryside is Webb Hill, the red cinder cone topped with broadcast towers just southeast of the neighborhood. From there the wider east-side and river trail network opens up. Here is the honest tiering, from the near hike to the day trip.
Webb Hill Trail (easy)
Just southeast off the Bloomington Hills side. The route to the summit is about 3.3 miles round trip on a wide service road, an easy grade that trades effort for a full valley view at the top.
Kentucky Lucky Chicken (hard)
Sharing the Webb Hill area, this Dixie Mountain Bike Trails Association route runs closer to 3.8 miles and is rated difficult, a technical singletrack option for riders and stronger trail runners.
Virgin River walkway
The paved river walkway threads along the Virgin River just west of the Brigham Road interchange, a flat, shaded path that ties the south and east sides of St. George into one long ride or walk.
Zion and Sand Hollow, day trips
The bigger outings sit east: Sand Hollow and Quail Creek reservoirs out toward Hurricane, and Zion National Park beyond them. Both are drive-out weekend trips rather than after-dinner walks.

Schools, by the facts.
Countryside is part of the Washington County School District. Attendance boundaries on the east side of St. George have been redrawn more than once as new schools opened in the River Road and Little Valley corridors, so rather than guess a specific school from a map, I point you at the district's own boundary tool for the exact assignment on any address you are considering. Confirm the current elementary, middle, and high school directly with the district before you count on it.
For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University sits about twelve minutes west toward downtown if higher education is part of your picture.

Why a finished subdivision prices cleaner.
The one thing that is genuinely true of Countryside and not of the newer master plans around it: it is done. There is no builder holding standing inventory across the street, no phase-two pricing to leapfrog, and no model-home premium skewing what a resale is worth. That absence is the whole story of how this place trades.
In a subdivision still under construction, a builder's list price sets the ceiling and a resale competes against something brand new. In a built-out one like this, the comps are the neighbors, which usually gives both sides a more honest number to work from. The tradeoff is inventory: a small finished neighborhood may list only a home or two at a time, so patience matters more than in a large active community.
It also means the homes here wear their age honestly. Two decades in, some have been updated and some have not, and that gap is where the value spread lives. When I price a Countryside home, that is the first thing I sort out.
