Eagle's Landing sits in Bloomington, the part of south-central St. George that grew up first, south of the Virgin River and a good distance from the newer subdivisions still filling in on the city's edges. Most of the homes here date to the 1990s, which means full-grown trees, established landscaping, and yards that were never built to the tight lot lines you see in newer construction.
The neighborhood reads as quiet and settled rather than in-progress. Streets are wide and mature, driveways sit well back from the road, and the pace matches a part of town that finished building out decades ago. Bloomington Park and the Virgin River South Trail give the area a genuine outdoor amenity most 1990s subdivisions never got, and the Man O War Road corridor ties the whole area back to River Road and I-15 without much fuss.
It is a different trade than the new-construction subdivisions farther out: less choice in floor plan, but a finished neighborhood, a real tree canopy, and a location close to the middle of the city rather than its expanding edge.

The neighborhood is generally assigned to Bloomington Hills Elementary (grades K-5), then Desert Hills Intermediate (grades 6-7), Desert Hills Middle (grades 8-9), and Desert Hills High (grades 10-12). Washington County School District revisits attendance boundaries periodically, so confirm the current assignment for any home you are serious about directly with the district rather than assuming from this page.
