Emerald Ridge is easy to describe because it is small and specific. That matters for how you search and how you compare. A community this size has only a few sales of its own, so what is on the MLS in any given week is close to the whole picture. The honest way to shop it is to watch the listings, not to assume a typical price range exists the way it would in a 300-home subdivision.

The location is simple. Dixie Downs Road runs close to the Sunset Boulevard shopping strip to the south, with Snow Canyon Parkway and the drive toward Snow Canyon State Park to the north. It is a practical, car-dependent part of northwest St. George, not a scenic-view property.

With so few units, the price is set almost entirely by whatever is listed right now, not by a broad range of past sales. One well-priced or poorly priced unit can swing what looks like "the market" here more than it would in a bigger community. I would treat any median or average quoted for Emerald Ridge with real caution. Look at the handful of closed sales of similar units directly.

Emerald Ridge is in the Washington County School District, in the Snow Canyon group of schools. The area is generally served by Paradise Canyon Elementary (grades K-5), a short distance away in the Dixie Downs area. From there, students go on to Lava Ridge Intermediate (grades 6-7), Snow Canyon Middle School (grades 8-9) and Snow Canyon High School (grades 10-12).

Boundaries can shift, so check the current assignment for any home you are serious about directly with the district, not by guessing from a map. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.
