One address, a small footprint, a straight answer.

Emerald Ridge is easy to describe because it is small and specific: 47 attached units sharing the single address of 1806 North Dixie Downs Road, on the corridor that runs from Sunset Boulevard north to Snow Canyon Parkway. It is not a neighborhood of individually addressed houses on named streets. It is one recorded plat, and every home in it carries a unit number off that one address.

That matters for how you should search and how you should compare. A community this size does not generate a broad market of its own. What is on the MLS on any given week is close to the whole picture, and the honest way to shop it is to watch the listings feed rather than assume a typical price band exists the way it would in a 300-home subdivision.

The location itself is straightforward Dixie Downs corridor: close to the Sunset Boulevard commercial strip to the south, with Snow Canyon Parkway and the drive toward Snow Canyon State Park to the north. It is a practical, car-dependent pocket of northwest St. George, not a scenic-view property.

Paradise Canyon Elementary, grades K-5, sits at 1795 W 1230 N in the Dixie Downs area, a short distance from the community.

Two main roads, one corridor

Dixie Downs Road connects Sunset Boulevard on the south end to Snow Canyon Parkway on the north end, putting the community on a single, legible north-south spine.

A defined freeway on-ramp

Sunset Boulevard runs to Bluff Street, which meets I-15 at Exit 6, giving this pocket a clear route onto the freeway without cutting through downtown.

Individual unit listings I have reviewed put Emerald Ridge in the 1,300 to 1,400 square foot range, generally 3 bedrooms and 2 bathrooms. That is a consistent, modest attached-home footprint, not a range of custom floor plans. Because the whole community is only 47 units, do not expect the variety you would see in a larger subdivision. What you get is a specific, repeatable product.

With that few units, pricing is set almost entirely by whatever is actively listed rather than a broad statistical band. A single well-priced or poorly-priced unit can swing what looks like "the market" here more than it would in a bigger community. I would treat any median or average you see quoted for Emerald Ridge with real caution and instead look at the handful of comparable closed sales directly.

Schools, by the facts.

Emerald Ridge is in the Washington County School District, in the Dixie feeder cone. The area is generally served by Paradise Canyon Elementary (grades K-5), a short distance away in the Dixie Downs area, then Dixie Intermediate (grades 6-7), Dixie Middle School (grades 8-9), and Dixie High School (grades 10-12).

Why the name on the sign is not the whole picture.

I want to be direct about something the older version of this page got wrong: Emerald Ridge is not a subdivision of individually addressed detached houses on quiet named streets. County parcel records show all 47 homes here recorded under one street address, 1806 N Dixie Downs Rd, with each unit distinguished only by a unit number. That is a structurally different product than the typical St. George subdivision, and it changes how you should shop and price it.

Practically, that means a few things. First, there is no separate street grid to walk or compare against, the way there is in a 100-lot subdivision. Second, the comp pool tops out at 47 possible sales, ever, which is small even before you account for how few of those trade in a given year. Third, because units share a single site, shared-area maintenance and building condition matter more here than in a detached-home neighborhood, so a walk-through of the whole property, not just the unit for sale, tells you more than it would elsewhere.

None of this makes Emerald Ridge a bad option. It makes it a specific one: a compact, attached community in a practical, well-connected part of northwest St. George. I would just rather you know exactly what you are buying before you fall for a listing photo.

  • It is one address, not a subdivision map. Do not go looking for a street grid named Emerald Ridge on the county plat. The entire community sits at 1806 N Dixie Downs Rd, numbered by unit.

  • Snow Canyon is a drive, not a doorstep. Dixie Downs Road does point toward Snow Canyon Parkway, but the state park is a genuine trip from here, not a five-minute stroll. Plan for the drive.

  • Small inventory cuts both ways. With 47 units total, you will not have many to choose from at once, but a serious buyer also is not competing against a flood of similar listings.

  • Walk the whole property, not just the unit. Because everything shares one site, the condition of the shared building and grounds tells you as much as the unit's own finishes.

Recent unit-level data I have seen has landed in the high $300,000s to around $400,000, but that number moves with condition and whatever is currently active. Confirm against the live listings before you anchor on any figure.
