Jedora Estates sits on St. George's east side, its streets clustered near 2450 South and 2070 East. That puts it in the broader Little Valley area, a part of town that grew up in the 2000s between the older Washington Fields farmland to the north and the newer Crimson Cliffs development to the east. It reads as a settled, single-family pocket rather than a commercial corridor: the plats were recorded across three phases between January 2004 and May 2005, and the neighborhood has had two decades to grow into its trees and hedges.

Because the county recorded the three phases out of numeric order (Phase 1 first, Phase 3 next, Phase 2 last), the phase number alone does not tell you the build year of a given lot. What it does tell you is which section of the plat a home sits in, and that matters more than most buyers assume when you start comparing one Jedora Estates sale to another.

Day to day, this is not a walk-to-everything location. It is a drive-a-few-minutes location, with River Road and the Mall Drive retail strip serving as the practical errand corridor. What you get in exchange is bigger lots than the older, closer-in St. George subdivisions and a street grid that feels more spread out than stacked.

Washington County records show Jedora Est in three phases, recorded January 2004, January 2005, and May 2005. That paperwork history is the most reliable way to date any specific lot.

Larger lots than the older west side

Built later than St. George's closer-in 1980s and 1990s subdivisions, the lots here generally run larger, with room for a real backyard and more setback from the street.

Crimson View Elementary in the cone

The area falls under the Washington County School District's Crimson Cliffs cone, anchored by Crimson View Elementary, grades K-5, part of the same feeder chain the whole neighborhood shares.

Crimson Ridge Park close by

Crimson Ridge Park, at 3100 East Crimson Ridge Drive, has a playground, a walking path, and a covered pavilion, and it is the closest named public park to this pocket of the east side.

A home in Phase 1 and a home in the last-recorded phase can be a year or more apart in age. I check the plat phase before I trust any comp across the neighborhood.

Jedora Estates is a single-family subdivision, no attached-product mix to sort through. The homes are predominantly ramblers and two-story plans dating to the mid-2000s, on lots that run larger than St. George's older, closer-in subdivisions. That extra lot size is one of the more concrete, checkable draws here: several parcels have the footprint for RV or boat parking, and street setbacks read more generous than the tighter production-build streets closer to downtown.

Jedora Estates does not sit on a trailhead the way some Southern Utah subdivisions do, so I will not pretend it does. What it has is a genuine neighborhood park a short drive away and easy access to St. George's wider trail and recreation system from there.

Crimson Ridge Park

3100 East Crimson Ridge Drive. Playground, walking path with benches, a covered pavilion, and picnic tables. The closest named public park to this stretch of the east side.

Red Hills Parkway trail

A paved, city-maintained trail along the north side of St. George, part of the Red Cliffs Desert Reserve trail system. It is a drive from this side of town, not a walk, but it is one of the city's main paved trail corridors.

Jedora Estates falls in the Washington County School District's Crimson Cliffs cone: Crimson View Elementary (grades K-5), Washington Fields Intermediate (grades 6-7), Crimson Cliffs Middle (grades 8-9), and Crimson Cliffs High (grades 10-12). The district's own feeder-school chart notes that Crimson View Elementary also feeds the Desert Hills cone in part of its boundary, so which cone applies can depend on the exact street.

Three phases, one name


Why the plat date matters more than the phase number.

Here is the detail that makes Jedora Estates worth a slower look before you compare it to a neighboring subdivision: the county recorded its three phases out of numeric order. Phase 1 was recorded in January 2004. Phase 3 followed in January 2005, a full year later. Phase 2 was not recorded until May 2005, four months after Phase 3. That is unusual, and it means the phase number stamped on a plat map does not reliably tell you which section of the neighborhood is oldest.

Practically, this means I do not trust "Phase 1" or "Phase 2" as a shorthand for build year here the way I might in a subdivision that developed in a straight numeric line. Instead I pull the actual recording date and, where I can, the permit or construction date for the specific home. Two houses can carry different phase numbers and still have been built in the same construction season, or carry the same phase number and be built more than a year apart.

For a buyer, the takeaway is simple: ask which phase a home is platted in, but do not stop there. Ask when it was actually built and confirm it against the county record. For a seller, the same logic applies to pricing. A comp from a different phase is not automatically a better or worse match. What matters is the actual construction date and condition, not the label on the plat.

Jedora Estates rewards a buyer who reads the plat, not just the listing photos. These are the things I would walk a friend through before they get attached to any one address here.

  • Do not assume the phase number is the build year. The recording dates run out of order here. Pull the actual county record before you use "phase" as a shorthand for age.

  • Errands are a deliberate drive, not a walk. River Road and the Mall Drive retail strip are the practical corridor from here. Plan a batch trip rather than expecting a corner store.

  • Confirm the school cone by address. Crimson View Elementary feeds two different cones depending on the boundary. Do not assume; call the district with the exact address.

  • Lot size is the real differentiator. The bigger lots here, relative to St. George's older subdivisions, are one of the few advantages you can verify on the plat before you ever tour a home.
