It is a quiet residential pocket, not a large master-planned community. Homes here were generally built in the years right after the plat was recorded, and the neighborhood sits close enough to Snow Canyon Parkway and Bluff Street that the rest of St. George, and the freeway, are a short drive rather than a cross-town trip.
Because it is a small subdivision, the number of homes and the pool of comparable sales stay tight. That is not a knock on the place, it just means pulling live MLS data matters more here than in a big development where averages smooth out the noise. I would rather hand you three real comps than one citywide number.

Grocery on Dixie Downs Road
Lin's and Smith's both sit near 1930 W Sunset Blvd at Dixie Downs Road, a short hop from the subdivision, covering the weekly grocery run without a cross-town drive.
Snow Canyon Parkway close by
The parkway connects this side of town straight up toward Snow Canyon State Park and back down into central St. George, and it sits about a half mile from the subdivision.
I-15 at Bluff Street, Exit 6
Bluff Street connects north to Snow Canyon Parkway and south to the freeway on-ramp, making Exit 6 the natural route in and out for this part of town.
Santa Clara River corridor
The Santa Clara River trail system, a paved multiuse corridor tying into the wider Bearclaw Poppy and Santa Clara trail network, is a short drive west and south of the subdivision.

Lakota is a single-family residential subdivision, recorded in two phases with Washington County in 2006. Homes here were generally built in the years that followed, largely in the 2009 to 2013 range, which puts most of the housing stock in its second decade now rather than brand new. Because the subdivision is small, the honest way to read pricing is off the live listings and recent closed sales, not off a citywide average.
Like most of west St. George, individual lots here were built out one at a time, so floor plans, garage configurations, and lot sizes vary street to street. The product type is consistent, detached single-family homes, but the specifics of any one property are worth pulling from the MLS rather than assuming from the neighborhood name.

The Santa Clara River corridor, close by.
This side of St. George sits within reach of two real trail systems: the paved Santa Clara River trail, which follows the river through the western part of the city, and the Bearclaw Poppy singletrack network that shares the same general corridor. Neither trailhead is inside the subdivision, but both are a short drive rather than a cross-town trip.

A paved, multiuse trail that follows the river through Santa Clara and western St. George, with several access points along the corridor for walking, running, and biking.
Bearclaw Poppy Trail System
A BLM-managed singletrack network in the Red Bluff area, popular with mountain bikers, that connects toward the Santa Clara corridor southwest of the subdivision.
Snow Canyon State Park
North up Snow Canyon Parkway and Bluff Street, the park's slickrock and lava-tube trails are the closest genuine day-trip hiking for this side of town.
Golf on the west side
Sunbrook Golf Club sits on the west side of St. George within reasonable reach of the subdivision, one of several Washington County courses buyers in this area ask about.

Lakota is in the Washington County School District, which runs a four-tier structure: elementary (grades K-5), intermediate (grades 6-7), middle school (grades 8-9), and high school (grades 10-12). Paradise Canyon Elementary sits a short distance south of the subdivision, and Snow Canyon Middle School and Snow Canyon High School generally serve the northwest side of St. George.
I am not going to guess at the exact attendance line for a specific address, because boundaries shift and a guess is not a fact. Confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself.

One place, two names

This is the detail that trips up buyers searching online: the subdivision was recorded with Washington County as Lakota, in two phases, both filed in 2006. That is the name the county and the MLS use. Somewhere along the way, marketing and everyday conversation picked up Lakota Ridge instead, and that is the name you will hear most often from agents, neighbors, and rental listings.
Neither name is wrong. They point at the same small subdivision on the west side of St. George. The practical impact is on your search: if you only search one name, you may miss a listing or a comp filed under the other. When I run comps here, I pull both.
