Little Valley sits east of Bloomington Hills and west of the St. George Regional Airport, a stretch of the city that was mostly agricultural and equestrian land before newer single-family development filled it in over the past couple of decades.
The name suggests a remote desert flat, but the reality is more ordinary and, for most buyers, more useful: this is a residential street inside an established growth corridor, not an outlying acreage community. River Road is the main artery connecting Little Valley back to downtown St. George and the freeway, and the neighborhood shares its schools, parks, and errand loop with the rest of the area.
I read it as a practical buy: newer construction, a real city park close by, and a straightforward commute on River Road, without the premium that comes with an east-bench view lot.

Little Valley's primary route north to downtown St. George and the freeway runs along River Road, keeping the neighborhood connected without cutting through the center of town.
An elementary school in the area
Little Valley Elementary, grades K-5, serves much of this part of the neighborhood, which matters for anyone doing school-run math before they buy.
Newer construction
Little Valley has grown fast over the last two decades, so homes in this pocket tend to run newer than the older established sections of central St. George.

Subdivision names in St. George get recorded once and then stay attached to the plat forever, whatever the marketing story behind the name was at the time. "Legends of Cactus Flat" sounds like it should be an outlying desert acreage community, and search results and other sites sometimes describe it that way. The county's own subdivision record tells a plainer story: this is a residential plat off South 2010 East, recorded in 2015, inside the established Little Valley area of south St. George.
That gap matters for a buyer. If you came to this page expecting a remote acreage lifestyle, well and septic, and long drives to town, that is not what you will find here. What you will find is a small subdivision inside a growing, well-connected part of the city, with a large city park nearby and a straightforward commute on River Road. I would rather correct the record than let a name oversell the property.
