Middleton is one of the oldest settled corners of what is now St. George, dating back to the 1860s, and Middleton Drive still carries that history. The street follows part of the old Dixie Highway 91 alignment, which is why it reads a little differently from the newer master-planned corridors farther out. Interstate 15 built its own exit here, Exit 10, named Middleton Drive, which tells you how established the street already was by the time the freeway arrived.

The townhome complexes that line Middleton Drive today are attached product, built up in the 1990s, sharing common green space rather than large private yards. It is a corridor, not a single gated development, so the pace of a morning here depends on which complex you are in and how close it sits to the road itself.

I treat "Middleton Townhomes" as a corridor description first, because that is what it actually is on the ground. Before I compare two units, I confirm which platted complex each one sits in. That single step changes the comps.

A real 1860s settlement history

Middleton predates most of St. George's newer subdivisions by well over a century. That history is part of why the street grid and lot patterns here feel older than the master-planned communities farther out.

Middleton Powerline trail system

The Middleton Powerline trail carries the neighborhood's name into St. George's mountain-bike and hiking network, part of a long loop that connects to Mill Creek and Ice House.

Real estate portals often label any townhome on Middleton Drive as "Middleton Townhomes" because that is the street it sits on, not because that is the recorded subdivision. At least one well-documented complex on Middleton Drive is actually platted as Casitas Del Sol. If you are comparing units, comparing prices, or pulling comps, confirm the actual recorded subdivision for each specific address on the title report rather than assuming every Middleton Drive listing shares one plat.

The Middleton Powerline trail is a real, named part of St. George's mountain-bike and hiking network, not a marketing invention. It runs a few miles along a power-line corridor and connects into the longer Mill Creek and Ice House trail system, popular with mountain bikers and hikers looking for a long day rather than a short evening loop. It is a drive from the Middleton Drive corridor, not a walk-out-the-door amenity, so treat it as a destination trail rather than a neighborhood park.

Middleton is inside the Washington County School District, which runs a four-tier structure across the county: elementary (grades K-5), intermediate (grades 6-7), middle school (grades 8-9), and high school (grades 10-12). I have not independently verified the specific elementary boundary that covers Middleton Drive addresses, so I am not going to guess and print a school name here. Confirm the current assignment for any address you are serious about directly with the district before you rely on it.

This is the one thing about this page I want you to remember. "Middleton Townhomes" is how real estate portals commonly describe attached homes on or near Middleton Drive, because that is a simple, searchable label. It is not, itself, a recorded subdivision name. I checked, and at least one well-documented complex on Middleton Drive is recorded as Casitas Del Sol, a different name entirely from the street-based label buyers see on the big listing sites.

That distinction is not a technicality. When you are comparing prices, pulling comps, or writing an offer, the recorded subdivision on the title report is what actually groups a home with its real peers, not the informal street-based label a portal assigned it. Two units both described online as "Middleton Townhomes" could sit in two different platted complexes with two different ownership structures, ages, and layouts.

So before you fall for a specific listing, confirm the recorded subdivision on the title report or ask me to pull it. I would rather walk you through that five-minute check now than have you find out after closing that your comps were drawn from the wrong plat.

  • The freeway exit is a real anchor. I-15 Exit 10 carries the Middleton Drive name, which makes the corridor easy to explain and easy to reach from either direction on the interstate.

  • These are 1990s units, not new construction. Ask about roof age, HVAC updates, and exterior maintenance history before you compare a well-updated unit against one that has not been touched.

  • The Powerline trail is a drive, not a walk. It is a genuine local trail system, but do not expect to walk to it from the townhomes. Plan on driving to the trailhead like everyone else does.
