A small plat inside an older neighborhood.

Moon River Townhomes is a recorded townhome plat off East 1100 South in the Bloomington Hills area of south St. George, platted by Washington County in three phases between 1995 and 1997. It is not a new-construction community and it never was; every home here is a resale, and the building stock reflects that 1990s era.

Bloomington Hills grew up around a public golf course in the mid-1970s and filled in through the 1980s and 1990s, and Moon River is one of the smaller attached-product pockets from that later wave. The setting is quieter and more established than the newer development on St. George's west side. Brigham Road and I-15 Exit 4 sit a short drive away, and River Road runs along the edge of the broader Bloomington Hills area, so the freeway and the city's main north-south corridor are both close without being on top of the neighborhood.

Because it is small and entirely resale, I treat every purchase or sale here as its own case. There is no builder to call and no active model home. What you are buying is a specific unit's condition, updates, and position within the plat, not a brand-new product line.

Bloomington Country Club, public

An 18-hole public course, also referenced as the St. George Golf Club footprint, built in the mid-1970s and one of the features the Bloomington Hills area grew up around.

Bloomington Hills North Park

Locals call it "Long Park," a roughly half-mile paved walking trail on a 10-acre park that splits into two loops and connects into the wider Virgin River trail system.

Bloomington Hills Park

Known locally as "Circle Park" for its round shape, with a playground, a picnic shelter, and open lawn in the southern part of the neighborhood.

I-15 Exit 4, Brigham Road

The dumbbell interchange at Brigham Road is the entry point to the Bloomington Hills area from the freeway, leading east into the neighborhood and west toward Bloomington.

River Road on the edge

River Road runs along the edge of the Bloomington Hills area and is the corridor most errands and the drive into central St. George run through.

Small and entirely resale

There is no active builder here and no new phases coming. Every home that trades is a 1990s resale, which keeps the pool small and the comps worth reading carefully.

Bloomington Hills North Park, known locally as "Long Park," carries a paved walking trail across roughly 10 acres that splits into two loops and ties into the wider Virgin River trail network that runs through south St. George. Bloomington Hills Park, or "Circle Park," is the neighborhood's other public green space, with a playground and a picnic shelter closer to the plat's southern edge.

Moon River Townhomes is in the Washington County School District, which runs a four-tier structure: elementary (grades K-5), intermediate (grades 6-7), middle (grades 8-9), and high school (grades 10-12). Desert Hills High School lists Bloomington Hills among the communities it serves.

The district approved a boundary adjustment affecting the Desert Canyons, Bloomington, and Little Valley elementary lines, effective for the 2026-2027 school year, in an area that includes parts of south St. George. Because of that active change, I am not going to guess at the specific elementary or intermediate assignment for this plat. Confirm the current boundary for any address you are serious about directly with the district's boundary tool.

Why the size here changes how you shop.

Moon River Townhomes is genuinely small: three recorded phases filed with Washington County between 1995 and 1997, all attached townhome product, and nothing added since. That is different from most of the community pages I write, where a subdivision keeps growing or a builder is still active. Here, what you see recorded is the entire plat.

Small and old together means two things for anyone shopping here. First, the comp set at any given moment is thin, so a single unusual sale (a full remodel, or a unit that needed real work) can skew a simple average more than it would in a 300-home community. Second, because it is resale-only, condition and how each owner has maintained their unit over roughly three decades matters more than the plat name on its own.

None of that is a knock on the plat. It is simply the honest operating instructions: read the live listings and the recent sales history for Moon River specifically, and do not assume this small plat trades exactly like the larger, newer Bloomington Hills product around it.

  • This is a resale-only plat. There is no builder to call and no new phase coming. Every unit's story, updates, and condition is its own case.

  • Small comp sets need care. A handful of sales can swing the picture here more than in a larger community. I read recent Moon River sales directly before I trust a broader Bloomington Hills average.

  • Brigham Road is your main artery. I-15 Exit 4 and Brigham Road are the practical route in and out, so I check that drive at a real commute hour before I call it quick.
