Pheasant Springs is a recorded subdivision off 1210 West, inside the older Dixie Downs street grid on St. George's northwest side. Washington County's plat records show it filed in September 1995, which puts it among the more established plats in this part of town rather than one of the newer subdivisions built on the edges of the city.

The Dixie Downs area grew up around its own elementary school and neighborhood park, and it still reads that way: mature trees, a settled grid of numbered streets, and Sunset Boulevard as the main spine for getting anywhere else. It is a working-class, lived-in part of St. George rather than a resort-style development.

Because the plat is decades old, I treat every Pheasant Springs listing as its own case. Lot sizes, additions, and updates vary house to house on an established grid like this one, so the comps have to come from the recorded plat itself, not a general Dixie Downs average.

A 5.7-acre city park at 1027 South Dixie Drive with a splash pad, playground, skate park, and a looped walking trail. It doubles as the play space for the elementary school next door.

Paradise Canyon Elementary, grades K-5, sits in the Dixie Downs area itself. The school has gone by two earlier names, Dixie Downs and Dixie Sun, before its 2019 rebrand.

Sunset Boulevard, minutes away

The Sunset Boulevard corridor carries the grocery stores, plazas, and everyday stops for this side of town, with 1210 West feeding onto it directly.

Pheasant Springs is in the Washington County School District, which runs a four-tier structure: elementary (K-5), intermediate (6-7), middle (8-9), and high (10-12). Paradise Canyon Elementary (grades K-5) sits in the Dixie Downs area, the same neighborhood as this plat. The district's published feeder pattern for this side of St. George runs to Dixie Middle School (grades 8-9) and Dixie High School (grades 10-12).

I was not able to independently confirm the intermediate school, grades 6-7, for this specific plat, and boundaries can shift as the district grows. Confirm the current assignment for any home you are serious about directly with the district rather than assuming from a map. Two similar names


Pheasant Springs is not Pheasant Run Estates.

This is worth stating plainly, because it is the single easiest mistake to make when you search for this neighborhood online. St. George has two separately recorded subdivisions with similar pheasant-themed names: Pheasant Springs, the plat this page covers, recorded with Washington County in September 1995, and Pheasant Run Estates, a different recorded plat entirely, dating to 1987.

They are not phases of the same development and they do not share a plat number. A search engine, an old listing, or a general web search can easily blend the two together, which is exactly the kind of drift that leads to the wrong comps, the wrong school assumptions, and the wrong price expectations.

My practice on any pheasant-named listing in St. George is the same: pull the MLS subdivision field and the county plat record before I compare it to anything else. I would do the same for you before you make an offer.

  • The MLS subdivision field on the listing itself, which should read the recorded plat name.
  • Washington County's recorded subdivision layer, which carries the plat name, code, and filing date.
  • The parcel record for the specific address, not the neighborhood name alone.

  • Do not confuse the two pheasant names. Pheasant Springs and Pheasant Run Estates are separate recorded plats. Comparing prices across the two will give you a false read.

  • This is an established plat, not new construction. Recorded in 1995, expect the character of a grown-in neighborhood: mature trees, varied lot condition, and homes worth walking through individually.

  • Sunset Boulevard is the spine. Almost every errand from this neighborhood routes through Sunset Boulevard or Dixie Drive rather than downtown St. George.

  • Confirm the school boundary directly. I can name the elementary school in the area, but I would confirm current attendance assignment with the district for any specific address before you count on it.
