Recent resale listings put the original units at roughly 1,300 square feet, three bedrooms, two bathrooms, a two-car attached garage, and a slab foundation, built in 1999 on small lots of around 0.06 acres, which is normal for an attached, single-level product on a private street. The construction is stucco with a tile roof, consistent with St. George's build standards from that era.

Not every unit in the community is that size. Later listings in the community show larger floor plans, up to roughly 3,000 square feet with more bedrooms, which tells you the "River Ridge Garden Homes" name covers more than one product generation. The Virgin River Trail is the outdoor feature that matters most here. The paved, multi-use path follows the Virgin River and runs along a stretch of Riverside Drive on its way between downtown St. George and Confluence Park, where the Santa Clara and Virgin Rivers meet.

  • The trail is a real amenity, not a brochure line. You can walk from Riverside Drive onto the paved Virgin River Trail. Confirm the actual walking route from the specific unit before you count on it.

  • Original and later units are different math. A 1999, roughly 1,300-square-foot unit and a larger, more recently listed unit both carry the community name. Compare parcel to parcel, not name to name.

  • An older unit is a systems conversation. On a 1999-era home, ask about roof age, HVAC, and water heater before you write an offer. Those line items shape your first few years here more than the finishes do.
