Riverside Heights sits in the Middleton area of St. George, centered near 2800 East on the north side of the neighborhood, a short drive north of the Red Cliffs Mall and Mall Drive corridor. Washington County's GIS subdivision records show it developed in eight separate phases, lettered A through H, with the first recorded in June 1991 and the last in November 2013, all inside St. George's municipal boundary. That is more than twenty years of building under one subdivision name.

What that means on the ground is straightforward: this is not a single-builder, single-year community. Streets platted in the early 1990s sit near streets platted two decades later, so the mix of home ages and styles varies block to block more than it would in a subdivision built out in a single push. Middleton itself is an established pocket of northeast St. George, close enough to Red Cliffs Mall and St. George Boulevard for daily errands, without sitting on the busiest tourist corridors downtown.

The mall at 1770 E Red Cliffs Drive anchors the Mall Drive shopping corridor, with Lin's Fresh Market's east-side location on Mall Drive in the same pocket.

Middleton Wash Trail on the edge

Exit 8 connects directly to St. George Boulevard and Red Cliffs Drive, a diverging diamond interchange rebuilt in 2013 with a Mall Drive underpass added in 2017.

What sets it apart from a typical planned subdivision is the build timeline: Washington County's GIS plat records show eight separate phases, A through H, recorded between June 1991 and November 2013. A subdivision platted in eight stages over more than two decades naturally carries more variation in home age and design than one built out in a single builder's run.

I have not verified a current price range or square-footage figure specific to this subdivision against live MLS data, so I am not going to publish one here. Third-party aggregator sites circulate numbers for Riverside Heights, but I could not confirm them against the MLS this session, and a subdivision with a twenty-plus-year build spread does not reduce well to one average anyway. The honest move is to pull live comps by phase before you lean on any figure, and I am glad to do that with you.

The district organizes its schools into "cone sites," each running one elementary tier into one intermediate school (grades 6-7), one middle school (grades 8-9), and one high school (grades 10-12). This part of Middleton falls in the Dixie Cone Site, which runs Tonaquint Intermediate into Dixie Middle and Dixie High, per the district's official feeder-school chart, last updated February 2024.

Heritage Elementary (grades K-5) is the nearest elementary school in that same cone. I am naming the confirmed cone and the nearest elementary rather than guessing at a precise street-level boundary: Washington County School District draws elementary lines that can change block by block, and I was not able to confirm the exact elementary assignment for this specific pocket of Middleton against the district's interactive boundary tool this session. Confirm the assignment for any address you are serious about directly with the district before you rely on it.

Eight phases, one name


Twenty-two years, recorded phase by phase.

This is the fact that separates Riverside Heights from most single-name subdivisions in St. George: it was not platted in one filing. Washington County's GIS subdivision layer shows eight distinct phases under the plat code RSH, starting with Phase A in June 1991 and ending with Phase H in November 2013, a 22-year span. Most St. George subdivisions of comparable size closed out their platting within a few years of the first phase. This one did not.

For a buyer, that means the usual shorthand, "it's a 1990s neighborhood" or "it's a 2010s neighborhood," does not apply cleanly here. It genuinely depends on which phase, and by extension which street, a given home sits on. For a seller, it means the right comparable is a home from the same phase, not just the same subdivision name. I treat that distinction as a first step, not an afterthought, when I price or search here.

Riverside Heights rewards a buyer who reads the phase, not just the name. These are the things I would walk a friend through before they get attached to any one address here.

  • Ask which phase before you fall for a listing. A 1991 Phase A home and a 2013 Phase H home carry the same subdivision name but were built more than two decades apart. Ask the phase, not just the address.

  • The mall corridor is close, and that cuts both ways. Red Cliffs Mall and Mall Drive are about a mile out, convenient for errands but worth weighing against a quieter, farther-out street if that matters to you.

  • Do not assume the elementary from the neighborhood name. "Riverside Heights" and "Riverside Elementary" sound related but are not the same thing; Riverside Elementary is actually in Washington City, several miles away. Confirm your street's elementary directly with the district.

  • Comp by phase, not by name. An average built from all eight phases together will mislead you in either direction. I pull comps from the matching phase before I trust any number.
