Riverwood Townhomes sits on West Indian Hills Drive in the Tonaquint pocket of southwest St. George, an attached-home community built out from the early 1990s into the mid-2000s. The streets are quiet by design: shared walls and small footprints mean less yard to keep up, and the community pool and spa are the shared outdoor space instead of a private backyard.

Indian Hills Drive connects out to the Dixie Drive corridor, which carries its own interchange with I-15, separate from the Bluff Street exit just to the north. That makes the freeway close in either direction without putting the community directly on a busy arterial.

This is an attached, low-maintenance product first and a location second. If you are comparing it to a detached single-family home on the east bench or in Little Valley, start with the physical difference: shared walls, a smaller private footprint, and a shared pool, not a private yard.

The nature center is the closest draw.

The Tonaquint Nature Center sits on South Dixie Drive, a short drive from Indian Hills Drive along the same Dixie Drive corridor. It is the northern piece of the larger Tonaquint Park, with walking paths, ponds, and interpretive trails through a riparian pocket along the Santa Clara River drainage.

Riverwood Townhomes is age-restricted to residents 55 and over, so it will not generate school-age enrollment on its own. For context on the surrounding Tonaquint pocket of southwest St. George, the Washington County School District's official feeder-school chart places this part of town in the Dixie cone: Tonaquint Intermediate (grades 6-7), Dixie Middle (grades 8-9), and Dixie High (grades 10-12). The district's chart does not assign a single elementary to this specific pocket by name, so confirm the exact elementary boundary directly with the district for any address you are serious about.

What "age-restricted" actually means.

I put this section here on purpose, because it changes who can buy before it changes anything about price or floor plan. Riverwood Townhomes is marketed and sold as a 55-and-over community. That designation is a legal housing category under federal fair housing law, built on age, not on any assumption about lifestyle, family status, or who "belongs" there. It means at least one resident in most units must meet the age threshold, and it is worth confirming the exact occupancy rule for any specific unit before you write an offer.

Practically, that also means the community will not carry school-age households the way a standard subdivision would, which is part of why I did not spend the schools section above talking about a specific elementary. It also means the resale pool skews toward buyers for whom the age restriction works, which is a market fact worth knowing whether you are buying or selling here.

I am not the source of the age-restriction rule itself, and I do not interpret it for any community. Confirm the current occupancy requirement with the listing agent before you rely on it.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend about this pocket of town.

  • The build years span more than a decade. Because units went up from the early 1990s into the mid-2000s, two listings inside the same community can be a full generation apart in finish level. I look at the permit year before I compare two units to each other.

  • Dixie Drive does the work Sunset Boulevard does elsewhere. Because this pocket sits south of most of the city's commercial strip, Dixie Drive and its own freeway interchange carry the daily errands instead of a longer drive north.

  • Resale is the whole market here. There is no active builder in this community. Every transaction is a resale, which means comps come from actual closed sales inside the community, not a builder's price sheet.

  • Confirm the occupancy rule before you fall for a floor plan. The age restriction is real and it is the first thing to verify, not the last, if you are buying for yourself or for a family member.
