Rockland Townhomes is built along Grandiflora Road in the Tonaquint area of southwest St. George, a corridor known locally for the golf course and city parks that share its name. Sumerset Homes, a Southern Utah builder, is putting up attached townhomes here across active phases, so the streets carry the mix you would expect from a community still under construction: finished units next to framed ones, and landscaping still filling in.

The location trades acreage for access. You are minutes from Dixie Drive's grocery and retail corridor, close enough to walk or bike to Southgate Golf Course, and inside a short drive of both downtown St. George and the Bloomington area to the south. Interstate 15's Bluff Street interchange (Exit 6) keeps the rest of the region within easy reach.

Every floor plan here is attached, three-bedroom, and comes with its own garage, so this is a townhome search first and foremost. Buyers weighing Rockland against a detached home elsewhere in St. George should treat it as a genuinely different product, not just a smaller version of the same thing.

I-15 at Bluff Street, a short drive out

The Bluff Street interchange, Exit 6, is St. George's southern freeway access point and keeps Washington, Hurricane, and the airport within easy reach.

Rockland Townhomes is a Sumerset Homes community with four floor plans on the builder's own materials: the Jasmine at roughly 1,559 square feet, the Clover at roughly 1,623 square feet, the Petunia at roughly 1,734 square feet, and the Poppy at roughly 1,809 square feet. Every plan is a three-bedroom, two-and-a-half-bath attached townhome with its own private garage.

Because this is an active build, pricing moves with each phase release and the options a buyer selects. Independent listing data has shown active units in the roughly $399,900 to $414,900 range recently, with the builder's introductory pricing for new phases starting near $409,900. Treat those as a starting frame, not a promise, and confirm current numbers against the live listings or directly with the sales office before you plan around them.

Because Rockland is new construction, resale comparables inside the community are still limited. For pricing or valuation work, I widen the comp set to other Tonaquint-area townhome communities of similar age and size rather than relying on a handful of internal sales.

Trails & outdoors


A park, a course, and red rock beyond.

The nearest built recreation is Tonaquint Park and the adjoining Thunder Junction Park, both at 1851 South Dixie Drive, with a walking path, tennis courts, a trailhead, and a climbing wall between them. Southgate Golf Course adds an 18-hole option a short drive north. St. George's parks department also has a Curly Hollow park in the design phase nearby, funded through the city's trails and recreation bond, though it has not broken ground as of this writing. Farther out, Snow Canyon State Park is roughly 20 minutes northwest for red-rock hiking.

1851 South Dixie Drive. Tennis courts, a walking path, and a trailhead, roughly a five-minute drive from Grandiflora Road.

Thunder Junction Park (climbing wall)

Sharing the 1851 South Dixie Drive site, this city park adds a climbing wall and splash pad alongside Tonaquint's amenities.

Southgate Golf Course

1975 South Tonaquint Drive. The city-owned 18-hole course is the closest formal outdoor amenity to the community.

Snow Canyon State Park, ~20 min

Red-rock hiking and slot canyons northwest of the city, reached via Bluff Street and Snow Canyon Parkway.

Per the district's published feeder chart, this pocket of southwest St. George sits in the Dixie cone: an elementary school feeds into Tonaquint Intermediate (grades 6-7), then Dixie Middle (grades 8-9), then Dixie High (grades 10-12).

The district's feeder chart lists several elementary schools that feed the Dixie cone, and exact elementary boundaries can shift with growth and periodic board adjustments. Confirm the specific elementary assignment for any address you are serious about directly with the district's boundary tool rather than assuming. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is about ten minutes away.

Buying new construction


What buying in an active build involves.

Rockland is a working construction site as much as it is a neighborhood right now. Sumerset Homes is releasing units in phases, which means the streets you drive today may look different in a year once later phases finish and the landscaping matures. That is normal for new construction, but it changes how you shop compared to an established resale subdivision.

Buying here usually means choosing between the builder's own sales process and a resale unit that already closed. Builder purchases typically follow the builder's own contract, timeline, and options list, and pricing can shift between phases as the community fills in. A resale unit inside Rockland gives you a finished, landscaped product today, but with a smaller pool of true comparables to price against since the community is still young.

Either way, I treat a new-construction purchase differently than a resale one: I read the builder's contract and any deposit or earnest money terms closely, confirm what is standard versus an upgrade in the specific unit, and check where a given lot sits relative to future phases still under construction.

What I check before I call a Rockland unit a good buy

  • Which floor plan it actually is, since the Jasmine, Clover, Petunia, and Poppy differ in square footage and layout.
  • Whether it is a builder sale or a resale, since the contract terms and pricing process differ.
  • What is still under construction nearby, since an active build phase means ongoing noise and traffic near the newest units.
  • What is standard versus an upgrade on the specific unit, confirmed against the builder's current spec sheet.

What locals know

The details I would slow down and check.

No listing photo tells you this part. Rockland rewards a buyer who reads the fine print: the plan, the phase, and the street. These are the things I would walk a friend through before they get attached to any one unit here.

  • Four plans, not one. The Jasmine, Clover, Petunia, and Poppy span about 250 square feet of difference. Confirm which plan a listing actually is before you compare its price to another unit.

  • New everything, but new is still settling in. Fresh construction means a new roof, HVAC, and appliances, but also landscaping and a streetscape that are still filling out phase by phase.

  • Curly Hollow Park is planned, not built. The city's proposed park nearby is still in design under its trails and recreation bond. Do not price a unit as if it is already a finished amenity.

  • Confirm the exact school before you count on it. The Dixie cone covers several elementary schools. Do not assume which one serves a specific address without checking the district's tool.
