Sageview Townhomes is an older, attached-home community on South 1100 East, a few blocks south of the 700 South corridor in central St. George. Washington County's own assessor records show two recorded phases, Sageview Th 2-1 and Sageview Th 2-2, built between 1985 and 1989. This is not a new-construction community. It is a settled 1980s plat that has been part of the neighborhood for four decades.

The 700 South corridor runs from 700 East to 900 East right past this stretch of 1100 East, and it connects west toward River Road and east toward the Foremaster area. From there, I-15 access near St. George Boulevard is a short drive, and central St. George's grid of established, older neighborhoods surrounds the complex on every side.

Because the plat is small and the units are attached, this is a different kind of ownership than a detached single-family home on a comparable street. I read it as its own product category before I ever compare it to a house.

Harmons, a short drive away

Harmons Neighborhood Grocer sits at 1189 East 700 South, roughly half a mile north. It is close enough to be a routine errand rather than a special trip, with a deli, bakery, and pharmacy on site.

County assessor records split the complex into Sageview Th 2-1 and Sageview Th 2-2, built out between 1985 and 1989. Knowing the phase matters if you are comparing two units on paper.

Central without being on the arterial

Individual units generally run from about 956 to 1,134 square feet, on very small individual parcels typical of an attached-home plat.

The county's current assessed total market values on individual units generally fall between about $229,500 and $267,000. I want to be direct about what that number is and is not: it is a tax-assessed value, not a sale price, and it updates on the county's own reassessment schedule rather than tracking the market in real time. This is the detail that separates Sageview Townhomes from a generic "St. George townhome" search: Washington County's own parcel records split the complex into two recorded sub-plats, Sageview Th 2-1 and Sageview Th 2-2, built out over the back half of the 1980s. Addresses cluster around 525 South 1100 East and 575 South 1100 East, with units on very small individual parcels, the typical footprint for an attached-home plat from that era.

Practically, that means two units carrying the same "Sageview" name can differ in exact build year, unit layout, and condition depending on which phase they belong to and how they have been maintained since. I check the specific phase and parcel before I ever compare two units on price, and I would tell any buyer or seller here to do the same rather than treat the whole complex as one interchangeable product.

It is also a good reminder that this is genuinely older housing stock, not a recent build. A unit's age, original systems, and maintenance history carry more weight here than they would in a 2020s subdivision.
