The location itself is straightforward: Snow Canyon Parkway runs along the subdivision's east edge and connects north toward Snow Canyon State Park and south toward Bluff Street and I-15. It is a corridor address more than a hidden one, and that cuts both ways depending on what you are looking for.

Phase 2, reached off North 1300 West, is a standard single-family street grid recorded in August 2001. Phases 1 and 3, recorded April 2001 and January 2002, include Sedona Hills Townhomes, a row of attached units that fronts Snow Canyon Parkway.
Recent closed sales at the townhome address on Snow Canyon Parkway have ranged from roughly 1,200 to over 3,000 square feet, with two- and three-bedroom units making up most of the mix. That is a real spread, and it means a unit-by-unit comparison matters more than a subdivision-wide average. The single-family homes off 1300 West are a separate market again, and I have not found a verified, independent figure for their typical size or price that I would put in front of you as fact.
Because Washington County recorded all three phases within about nine months of each other, this is not a subdivision where the build era shifts dramatically street to street the way a longer, multi-decade build-out would. The bigger variable here is product type, not vintage.
Under one name, an attached townhome and a single-family home on 1300 West are two different markets.
Trails & outdoors
Snow Canyon Parkway is the shortcut.
The subdivision's namesake road is also its best outdoor asset. Snow Canyon Parkway forms the east edge of the plat and runs north into red-rock country, past Ivins and into the park itself, so the drive to sandstone trailheads starts right at the property line rather than across town.

Paradise Canyon Elementary (PreK-5), about a mile from Sedona Hills in the adjoining Dixie Downs pocket, feeds the Snow Canyon cone: Lava Ridge Intermediate for grades 6-7, Snow Canyon Middle for grades 8-9, and Snow Canyon High for grades 10-12, per the district's official feeder-school chart.

Two products, one name
Why the Sedona Hills name does not tell you enough.
Most subdivisions in west St. George are one thing: a grid of single-family lots, or a townhome project, rarely both under the same recorded name. Sedona Hills is the exception. Washington County's plat records show the same subdivision code, SDHS, covering three phases, and within those three phases you get a genuine single-family street grid off North 1300 West and a separately named row of attached townhomes, Sedona Hills Townhomes, fronting Snow Canyon Parkway.
That matters for anyone pricing a home here. A townhome comp and a single-family comp should never sit in the same pool just because the listing says "Sedona Hills." I read the address, the parcel, and the property type first, then I decide which comp set actually applies.
It also matters for anyone touring in person. Two buyers can drive to "Sedona Hills" and end up on completely different streets: one on a quiet 1300 West block of detached homes, the other on the Snow Canyon Parkway townhome row with the corridor traffic right outside. Knowing which one you are headed to before you go saves a wasted showing.
