A St. George community
Living in Serenity Cove.
A recorded St. George subdivision in the Little Valley area, platted in 2007 near East Rasmussen Drive. It is a separate plat from Serenity Hills, an easy mix-up if you are searching online, so I start every conversation about this address by confirming which one we are actually talking about.
I am Scott Buehler, a Southern Utah resident of 20-plus years and a licensed REALTOR and lender. Here is what I can verify about Serenity Cove's location, schools, and surroundings, and where I would send you to confirm the rest.

Life in Little Valley
A small, established plat in a bigger neighborhood.
Serenity Cove is a recorded subdivision on Washington County's plat records, filed in April 2007, sitting inside the Little Valley area on the southeast side of St. George. It is accessed off East Rasmussen Drive, a couple of miles from the freeway corridor and closer still to the schools, park, and shopping that already serve the rest of Little Valley.
The name causes a real mix-up. St. George also has a subdivision called Serenity Hills, recorded separately in 2015, on a different part of the plat map entirely. The two share part of a name and nothing else, so before you compare a Serenity Cove listing to anything you have read about "Serenity" anywhere online, check the subdivision field and make sure you are looking at the right plat.
What I can tell you with confidence is the setting: this is Little Valley, a fully developed pocket of southeast St. George with its own elementary school, its own neighborhood park, and an established road grid rather than an active construction zone. What I cannot tell you without seeing a specific address is the home itself. This is a small plat with limited turnover, so I would rather point you to the live listings and pull real comps than hand you a generic description that might not match the house you are actually considering.
Neighborhood highlights
What is actually verifiable about this pocket.
Six things I can confirm about Serenity Cove and the Little Valley streets around it, each tied to a real record or a named place rather than a guess.
A recorded 2007 plat
Washington County's subdivision records list Serenity Cove as a single-phase plat, filed April 27, 2007, covering roughly 93 acres inside St. George. It is not a marketing name; it is a legal plat on file with the county.
Distinct from Serenity Hills
Serenity Hills is a separate St. George subdivision recorded in 2015 on a different footprint. The names overlap; the plats do not. Confirm the subdivision field before you treat one as a comp for the other.
Little Valley Elementary nearby
Little Valley Elementary sits at 2330 E Horseman Park Drive, roughly two miles away in the same named area. It is the neighborhood school for this pocket of Little Valley.
A city park close by
The Fields at Little Valley, the city's park at 2995 S 2350 E, sits about half a mile from Serenity Cove with sports fields, a playground, and a splash pad.
A built-out street grid
South 2760 East Circle and East Rasmussen Drive are the through streets that carry Serenity Cove and connect it into the wider Little Valley grid, so it is not an isolated pocket.
Desert Hills High nearby
Desert Hills High School sits under three miles away, on the west side of Little Valley, consistent with this pocket's Desert Hills cone assignment in the district's feeder chart.

Let the listings do the talking.
I am not going to invent a median price or a typical square footage for Serenity Cove. This is a small, single-phase plat with limited annual turnover, which means a handful of sales in either direction can swing any average I might quote. What I can tell you honestly is what the plat records confirm: roughly 93 acres, recorded in one phase in 2007, on a built-out street grid off East Rasmussen Drive.
The live listings section above is the accurate, current picture: real photos, real asking prices, and real square footage for whatever is on the market in Serenity Cove right now. When you are ready to go further, I will pull the closed sales specifically from this plat and from the closest comparable Little Valley subdivisions, so any number I give you is backed by actual transactions rather than a citywide average that does not know this pocket exists.
A plat this size does not generate enough sales to support a confident median every month. The comps have to be pulled fresh, not quoted from memory.
Parks & trails
A neighborhood park, and the river trail beyond it.
Little Valley has its own city park, and the wider Virgin River Trail system is a short drive from there. Here is the honest tiering, closest first.
The Fields at Little Valley
St. George's city park at 2995 S 2350 E, about half a mile away, with sports fields, a playground, and a splash pad. This is the closest built recreation amenity to the plat.
Bloomington Park & the Man O' War trailhead
Bloomington Park, at 650 W Man O' War Road, is one of the access points for the Virgin River Trail, a paved multi-use path that follows the river across St. George.
Crosby Family Confluence Park
At 2099 S Convention Center Drive, this is where the Virgin River Trail meets the Santa Clara River Trail. A longer drive from Little Valley, but part of the same connected trail network.
Desert Hills High School fields
Under three miles west, the high school's athletic facilities anchor the Desert Hills side of Little Valley, the same cone this pocket falls into.

Errands & drive times
What is actually nearby, measured in minutes.
Estimates below are measured from the East Rasmussen Drive corridor that serves Serenity Cove. They are conservative single-value estimates, not promises; your specific block may run a minute or two either way.
| The errand | Where it happens | From Rasmussen Dr |
|---|---|---|
| Neighborhood park | The Fields at Little Valley, 2995 S 2350 E | ~2 min |
| Elementary school | Little Valley Elementary, 2330 E Horseman Park Dr | ~6 min |
| Full grocery and pharmacy | Smith's Marketplace, Mall Drive | ~7 min |
| Hospital | Intermountain St. George Regional Hospital | ~8 min |
| Trailhead | Bloomington Park, 650 W Man O' War Rd | ~9 min |
| Freeway on-ramp | Interstate 15, nearest Little Valley access | ~12 min |
The freeway estimate is a general figure for the Little Valley area rather than a measurement from this specific plat, since Little Valley sits a few miles east of the interstate and reaches it primarily via River Road or Brigham Road. Confirm from your own front door before you rely on it for a commute.
Schools
Schools, by the facts.
Serenity Cove sits inside the Washington County School District's four-tier cone structure: an elementary, then a grades 6-7 intermediate, a grades 8-9 middle school, and a grades 10-12 high school, all feeding forward together. Little Valley Elementary is the neighborhood school for this part of Little Valley and, per the district's published feeder chart, feeds into Sunrise Ridge Intermediate (grades 6-7), Desert Hills Middle School (grades 8-9), and Desert Hills High School (grades 10-12), together making up the Desert Hills cone.
That said, I have not traced the exact elementary attendance boundary line for this specific plat down to the parcel, and boundaries can shift. Confirm the current assignment for any address you are serious about directly with the district before you rely on it. For independent ratings and parent reviews, GreatSchools and Niche both publish data you can weigh for yourself.

Two Serenitys
Why the name alone will mislead you.
This section exists because the confusion is real and it is specific to this address. Washington County's plat records show two separate subdivisions with "Serenity" in the name: Serenity Cove, recorded in a single phase in April 2007, and Serenity Hills, recorded in three phases starting in 2006 and formally platted in 2015. They are not phases of the same development. They are two different legal plats, on two different footprints, filed eight years apart.
The practical risk is comps. If a search tool, an old listing description, or a review site lumps "Serenity" results together, you can end up comparing Serenity Cove's small, established 2007 plat against a larger, newer plat that happens to share half its name. Different recording dates usually mean different construction eras, different original pricing, and different resale patterns, so treating them as interchangeable will give you a wrong read on either one.
The fix is simple and I do it on every Serenity inquiry: check the subdivision field on the specific listing or tax record before I quote anything about value, age, or comps. It takes thirty seconds and it is the difference between an honest number and a wrong one.
What locals know
The details I would walk a friend through.
Here is what I would tell a friend who is looking at Serenity Cove, before they get attached to any one listing.
-
Check the subdivision field first. Serenity Cove and Serenity Hills are recorded on different plats, filed years apart. Confirm which one a listing actually sits on before you compare it to anything else you have read.
-
Little Valley is fully built out here. This is not an edge-of-town growth pocket. It has an established elementary, a city park, and a mature street grid already in place.
-
Get comps, not an estimate. A small plat with light turnover breaks automated home-value tools. I pull actual closed sales from Serenity Cove and the nearest comparable Little Valley plats instead.
-
Confirm the school boundary, not the neighborhood name. Little Valley Elementary serves this area under the district's published cone, but boundaries can shift. Verify with the district for any specific address.

Buying in Serenity Cove
Serenity Cove is a recorded subdivision on the county plat, filed in 2007, sitting in the Little Valley area of southeast St. George near East Rasmussen Drive. It is a separate, distinct plat from Serenity Hills, so confirm the subdivision field on any listing before you assume which one you are looking at.
No. Washington County's plat records list them as two separate subdivisions with different recording dates and different footprints. Serenity Cove was recorded in April 2007. Confirm which plat a specific listing sits on before you compare it or price it.
It sits in Little Valley, on the southeast side of St. George, in the same general pocket as Little Valley Elementary, The Fields at Little Valley park, and Desert Hills High School. It is a fully built, established part of the city rather than an edge-of-town growth area.
Serenity Cove falls in the Washington County School District's Desert Hills cone. Little Valley Elementary is the neighborhood elementary for this pocket of Little Valley, feeding into Sunrise Ridge Intermediate (grades 6-7), Desert Hills Middle (grades 8-9), and Desert Hills High (grades 10-12). Confirm the exact assignment for any address with the district before you rely on it.
I am not going to hand you a number I cannot back up. This is a small, established plat with limited turnover, so a fair median swings with whatever has actually sold recently. The live listings above show current asking prices, and I can pull the closed comps from Serenity Cove and the surrounding Little Valley subdivisions on request.
