Life in the neighborhood
A small, established pocket close to town.
Shadow Creek sits off Indian Hills Drive on the west side of St. George, roughly a mile from Main Street and the Bluff Street corridor. Washington County's plat records show the community recorded in five phases between 1990 and 1992, which puts it among the older attached-home developments in this part of the city rather than a new build.
It is a small community by design. Because it was platted once, over two years, and never expanded, the number of units is fixed and inventory is naturally thin. That cuts both ways: you are not watching new construction go up next door, but you are also not shopping a deep pool of comparable listings when it is time to buy or sell.
The setting is west St. George, closer to the Santa Clara River than the neighborhoods clustered around River Road and Bloomington on the south side of town. Dixie Downs Park, a city park with a walking loop, ball fields, and a splash pad, sits about a mile and a quarter northwest.

A mile from downtown, not the south side
Shadow Creek is roughly a mile west of Main Street and St. George Boulevard. It is not part of the Bloomington or River Road area on the south side of the city.
Healthcare
Intermountain's River Road campus, the main St. George Regional Hospital location, is about a 3-mile drive across town.
Freeway access, Exit 6
I-15 at Exit 6, the Bluff Street interchange, is about a mile out, which puts the freeway closer to this community than to most of downtown.
The Santa Clara River corridor
The Santa Clara River runs west of this pocket of town, and the paved Santa Clara River Trail is reachable via the Bluff Street and Sunset Boulevard corridor.

Washington County plat records show the community recorded in five phases from 1990 to 1992, and current listing data for units on Indian Hills Drive shows 2 and 3 bedroom, 2 bath layouts, generally in the 1,300 square foot and up range.
There is no active builder here. Every unit that comes up for sale is a resale, which means the pool of comparable sales is small and can go quiet for stretches. I would not quote you a price band on this page. Shadow Creek is served by the Washington County School District. Checking the district's own attendance boundary against this location places it in Arrowhead Elementary's attendance area. Arrowhead primarily feeds the district's Dixie Cone Site: Tonaquint Intermediate (grades 6-7), Dixie Middle School (grades 8-9), and Dixie High School (grades 10-12).
The district also lists Arrowhead as a secondary feeder into the Snow Canyon Cone Site in some areas, so boundaries near the edges can vary by street. Confirm the current assignment for any specific address directly with the district rather than assuming. Getting the location right
This is not the south side of town.
I want to correct something plainly, because getting the location wrong on a subdivision page is worse than saying nothing. Shadow Creek is not part of the Bloomington or River Road area on St. George's south side. Washington County's recorded plats and GIS records place it off Indian Hills Drive on the west side of the city, roughly a mile from downtown and close to the Bluff Street and Sunset Boulevard corridor that leads toward Santa Clara.
It shares a name with other "Shadow" communities in this same part of town, including a separate townhome community nearby with a similar name. If you are cross-shopping listings, confirm the street and the recorded plat name before you compare prices, because two communities that sound alike can be built decades apart with different unit types.
None of this changes what is genuinely true here: the community is close to downtown, close to a freeway on-ramp, and closer to the Santa Clara River than most of the city. It is simply a different part of St. George than a name alone might suggest.

The freeway proximity is a genuine plus. Exit 6 at Bluff Street is close enough that commuting north or south on I-15 rarely means fighting through downtown traffic first.
