Washington County recorded Singing Hills Townhomes in two phases. The first plat came on January 1, 1992, and the second on May 8, 1993. That makes it one of the older attached-home communities on this side of St. George, on N Westridge Drive west of Bluff Street. After three decades it has mature trees and settled streets, which a brand-new community cannot offer on day one.

The addresses on N Westridge Drive use unit-style numbers, which fits the attached, multi-unit homes on the plat. Sunset Elementary School is on the same street, about a quarter mile from the community. That tells you plainly this is an established, in-town St. George location, not an outlying subdivision.

For errands you head north to the shops on Sunset Boulevard. Bluff Street, one of St. George's main north-south roads, is a short drive east. Sunset Elementary (grades K-5) is on the same street as the community, about a quarter mile away. It is one of the schools that feed into the Snow Canyon group. Elementary boundaries in Washington County are drawn block by block, so I will not state an elementary assignment as a sure thing. Most of what you read online about a small townhome community like this one is filler, because there is little public marketing history to draw on. The county record is real and useful. That record is why I treat Singing Hills as a finished, established community, not one with new building to plan around. No builder is active here and no new phase is pending. You would be buying a unit in a community that has been complete for over three decades and on the county books the whole time. The county still addresses the street in the same block-and-unit pattern it used at the start.

If you are buying, check every specific claim about this community against the county assessor's parcel record or the actual listing, not a general description. That goes for square footage, unit count and any shared-wall or maintenance detail. If you are selling, the same history is your starting point: three decades of resales is the record I would study before setting a number.
