A thirty-year-old plat that has had time to settle.

Singing Hills Townhomes was recorded with Washington County in two phases: the first plat on January 1, 1992, the second on May 8, 1993. That makes it one of the older attached-home communities on this side of St. George, sitting on N Westridge Drive west of Bluff Street. Three decades of growth means mature trees and settled streets that a brand-new community cannot offer on day one.

The address range on N Westridge Drive runs with unit-style numbering, consistent with the attached, multi-unit product recorded on the plat. Sunset Elementary School sits on the same street, about a quarter mile from the community, which tells you plainly that this is an established, in-town St. George location rather than an outlying subdivision.

Errands point south toward the Sunset Boulevard corridor, and Bluff Street, one of St. George's main north-south arterials, is a short drive east. I could not verify an active builder or community management contact for this plat during my research, and I am not going to publish a builder name or a price figure I cannot stand behind. What follows is what I could confirm, plus honest surrounding-area context for the rest.

Sunset Elementary sits on N Westridge Drive too, roughly a quarter mile from the community. That is one of the shortest school-to-door distances I can point to on this side of town.

Bluff Street corridor, close

Bluff Street, one of St. George's main arterials, sits a short drive east. It is the route to I-15 at Exit 6 and to Snow Canyon Parkway heading northwest.

An in-town St. George address

This is not a satellite subdivision on the edge of town. The plat sits inside St. George's core address grid, ZIP 84770, surrounded by other established streets.

I was not able to verify current square footage, lot size, bedroom count, or a builder name for this plat from independent public sources this session. Those specifics vary unit to unit in a community this age, and I would rather point you to the live listings and county assessor records for any specific address than publish a number I cannot back up. No trailhead on the block, but the good stuff is a short drive.

I did not find a trail or trailhead inside the plat itself, and I am not going to invent one. What is real is the drive out: Bluff Street runs straight to Snow Canyon Parkway, and St. George's red-rock recreation is close by car even without a trail at the front door.

Snow Canyon State Park, ~15 min

Utah State Parks routes visitors from St. George out Bluff Street to Snow Canyon Parkway. From this address, that is a drive of roughly fifteen minutes to the south entrance.

Pioneer Park, ~10 min

The city's red-rock hiking park off Red Hills Parkway is a short drive across town, with sandstone trails and views over the St. George basin.

Schools, by the facts.

Singing Hills Townhomes is inside the Washington County School District. The district's official feeder-school chart places this part of St. George on the Snow Canyon cone: Lava Ridge Intermediate (grades 6-7), Snow Canyon Middle (grades 8-9), and Snow Canyon High (grades 10-12).

Sunset Elementary (grades K-5) sits on the same street as the community, about a quarter mile away, and is one of the schools that feeds the Snow Canyon cone. Elementary attendance in Washington County is drawn block by block, so I am not going to state a specific elementary assignment as a guarantee. Confirm the exact elementary for any address you are serious about directly with the district before you rely on it. What thirty-plus years on the county record actually tells you.

Most of what gets written about a small townhome plat like this one online is filler, because there is not much public marketing history to draw from. What is real, and useful, is the county record itself. Washington County recorded Singing Hills TH Phase 1 on January 1, 1992, under document number 391588, and Phase 2 on May 8, 1993, under document number 432525. Two phases, roughly a year and a half apart, is a normal build-out pattern for a small attached-home development of that era.

That plat history is why I would treat this as an established, finished community rather than one with ongoing construction to plan around. There is no active builder on file here, no new phase pending. What you are buying is a unit inside a plat that has been complete and on the county books for over three decades, on a street the county still addresses in the same block-and-unit pattern it used at the start.

For a buyer, the practical takeaway is to treat every specific claim about this community, from square footage to unit count to any shared-wall or maintenance detail, as something to confirm from the county assessor's parcel record or the actual listing rather than from a general description. For a seller, the same plat history is your baseline: three decades of resale activity is the record I would want to look at before setting a number.

  • Confirm the elementary in writing. Sunset Elementary is close by distance, but I have not confirmed a block-by-block boundary. Get the exact assignment from the district before you count on it.

  • An in-town location, not an outlying one. N Westridge Drive sits inside St. George's core grid near Bluff Street, closer to established errands than newer edge-of-town communities.

Singing Hills Townhomes is a platted townhome community on N Westridge Drive in St. George, west of Bluff Street and close to the Sunset Boulevard corridor. The plat was recorded in two phases, 1992 and 1993, with Washington County.

Attached townhome units from the early 1990s. Being attached homes, they share walls with neighboring units, which is typical of the product type and era. There is no active builder currently constructing new units here.

I have not verified a current price band I am willing to publish here. Pricing in a small, thin-inventory community moves fast and a stale number does you no favors. Check the live listings on this page or ask me directly for the most recent comps.

The community sits on Washington County School District's Snow Canyon cone, which runs Lava Ridge Intermediate (grades 6-7), Snow Canyon Middle (grades 8-9), and Snow Canyon High (grades 10-12). Sunset Elementary is on the same street, about a quarter mile away, but elementary boundaries are drawn block by block, so confirm the exact assigned elementary with the district for any specific address.

Lin's Market on Sunset Boulevard is about a 5-minute drive. I-15 at the Bluff Street exit is about a 6-minute drive. St. George Regional Hospital runs about 10 minutes, and Snow Canyon State Park is about 15 minutes out Bluff Street and Snow Canyon Parkway.
