Living in Snow Park Townhomes

Snow Park Townhomes is recorded in Washington County's plat records (the filed map of the lots) as St George Snow Pk Th. It is a group of attached townhomes laid out in five phases between 1981 and 1999. County records show every unit built from 1980 to 1989, so the 1999 filing added no newer homes. The units are close in age.

It sits near 400 East around 800 South, just south of downtown. The city's J.C. Snow Park is right next door, and Dixie High is a couple of blocks north. It is not out toward Snow Canyon, which is where the name sends anyone searching from out of state.

The plat is small, and most of it was built decades ago. No builder is active here, so there is no new construction to compare against. You are buying an established attached home in an established part of town, and the real work is checking the condition and history of the specific unit. Do not lean on a story about the whole neighborhood.

Washington County's subdivision records show the plat recorded in five phases: February 1981, September 1981, October 1983, May 1986, and a later addition in May 1999. Four of the five landed inside a five-year window in the early 1980s, which is when most of the community was built. The 1999 filing is the odd one out, but county records show no home built after 1989.

Every unit here is an attached townhome. The plat is small, so one subdivision search in the MLS can usually show you the whole community: active, pending, and recently sold homes. That is useful, but it also means there are few sales to go on. A couple of sales can move what looks like the going rate.

I am not going to hand you a median price or a price per square foot here. This is a small, decades-old attached-home plat, and no builder is actively selling new units. Snow Park Townhomes is part of the Washington County School District. I checked this address against the district's own attendance boundary map, which shows which school each address goes to. It falls inside the Legacy Elementary boundary. The district's feeder chart shows which school leads to which. Legacy Elementary students go on to Dixie Intermediate for grades 6-7 and then Dixie Middle for grades 8-9. After that comes Dixie High for grades 10-12, and together these make up the Dixie group of schools.

Boundaries can change, so check the current school for any specific address directly with the district before you rely on it. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.

This is the most common guess an out-of-state buyer makes about this address, and it is wrong. The name Snow Park Townhomes has nothing to do with Snow Canyon State Park or the Snow Canyon area of the city. That area is well to the northwest, through Santa Clara and Ivins. The real plat, recorded in county records as St George Snow Pk Th, sits near 400 East and 800 South. That is on the other side of the city, just south of downtown and nowhere near a canyon.

I checked this two ways before I would put it on this page. First, the county's own subdivision boundary for the plat places it along 400 East. Second, I geocoded the community's real street address (geocoding turns an address into a spot on a map), and it points to the same spot, just south of downtown St. George, not toward Snow Canyon. The two checks agree, and neither depends on the other.

Why does it matter? A buyer searching by name alone might picture red-rock canyon walls and a quiet drive to the state park. What they actually get is a well-located, established plat close to the hospital, the freeway, and the middle of the city. That is a different kind of deal, and a fair one. But you should know which one you are buying before you fall for the name on the listing.
