Snow Park Townhomes is recorded in Washington County's plat records as St George Snow Pk Th, an attached-townhome development laid out in five phases between 1981 and 1999. The bulk of it went in during the first half of the 1980s, with a later phase added at the very end of the 1990s. That two-decade span is unusual for a plat this size, and it means unit ages within the community are not all identical even though the whole thing reads as one small community.

Geographically, it sits near 400 East around 800 South, inside what OpenStreetMap and county records both place in St. George's Bloomington Hills area. That puts it close to the River Road corridor and the hospital district, not out toward Snow Canyon, which is the direction the name suggests to anyone searching from out of state.

Because the plat is small and mostly built out decades ago, there is no active builder here and no new construction to compare against. What you are buying is an established attached home in an established part of town, and the honest work is confirming the specific unit's condition and history rather than leaning on a neighborhood-wide story.

Intermountain's hospital on East Medical Center Drive sits about a mile away by straight-line distance, one of the closer plats in the city to full emergency care.

I-15 Exit 6, ~3 min

The Bluff Street interchange is under a mile out, putting the whole freeway corridor through St. George within easy reach in either direction.

An elementary in the attendance area

The address falls inside the Legacy Elementary boundary, confirmed against the Washington County School District's own boundary map, not just a guess based on proximity.

Bloomington Hills, not Snow Canyon

The plat's own name points toward Snow Canyon on the far northwest side of the city. The actual address sits south and east of downtown, closer to River Road than to the canyon.

Five phases, one small plat.

Washington County's subdivision records show the plat recorded in five phases: February 1981, September 1981, October 1983, May 1986, and a later addition in May 1999. Four of the five phases landed inside a five-year window in the early 1980s, which is the true build era for most of the community. The 1999 phase is the outlier, an addition recorded nearly two decades after the original plat.

Every unit here is an attached townhome. Because the plat is small, the MLS can usually show you the entire community's activity, active, pending, and recently sold, in a single subdivision search rather than a neighborhood-wide pull. That is useful, but it also means the sample size is thin: a couple of sales can move what looks like the going rate.

Sitting on the River Road side of St. George rather than out by Snow Canyon changes which trailhead makes sense first. Here is the honest tiering, closest to farthest.

Confluence Park, ~4 min

Where the Santa Clara and Virgin Rivers meet, with river-corridor trail access. About a mile and a half out by straight-line distance.

Bearclaw Poppy Trail, ~12 min

The Bloomington-area red rock singletrack sits about 4 miles out, reached down through the Bloomington neighborhoods to the south.

Pioneer Park, downtown

The red rock overlooks above downtown are a short drive north through the city grid, an easy add to a downtown trip.

Snow Canyon State Park, ~25 min

The park the plat's name references is actually a drive across town and up through Santa Clara or Ivins, not a short trip from this address.

The district's feeder chart then routes Legacy Elementary students to Tonaquint Intermediate for grades 6-7, Dixie Middle for grades 8-9, and Dixie High for grades 10-12, the district's Dixie Cone Site.

What the name doesn't tell you


"Snow Park" is not Snow Canyon.

I want to say this plainly, because it is the single most common assumption an out-of-state buyer makes about this address: the name Snow Park Townhomes has nothing to do with Snow Canyon State Park or the Snow Canyon area of the city, which sits well to the northwest through Santa Clara and Ivins. The actual plat, recorded in county records as St George Snow Pk Th, sits near 400 East and 800 South, on the opposite side of the city, closer to River Road and downtown than to any canyon.

I checked this two ways before I would put it on this page. First, the county's own subdivision boundary for the plat places it in that 400 East corridor. Second, geocoding the community's real street address independently returns the Bloomington Hills area of St. George, not the Snow Canyon corridor. Both agree, and neither depends on the other.

Why does it matter? Because a buyer searching by name alone might picture red-rock canyon walls and a quiet drive to the state park. What they are actually getting is a well-located, established plat close to the hospital, the freeway, and the middle of the city. That is a different value proposition, and a fair one, but it is a different one, and you should know which you are buying before you fall for the name on the listing.

A plat this small and this old rewards a buyer who checks the specifics rather than the name. Here is what I would walk a friend through before they get attached to any one unit.

  • Confirm which phase the unit belongs to. The plat spans 1981 to 1999. A unit from the original 1980s phases and one from the later addition can have real differences in age and systems.

  • Don't search by the name alone. If you are hunting for a canyon-view property because of the word "Snow" in the name, this is not that. Verify the address on a map before you fall for the listing photos.

  • A thin comp set cuts both ways. Few sales inside the plat means each one carries more weight, for better or worse. I look at nearby attached-home product too before I trust any single number.

  • The location is the real selling point. Close to the hospital, close to the freeway, close to downtown. That proximity is worth more here than the name on the sign.

This is a small, older attached-home plat with no active builder, so I will not quote a median or a per-square-foot number here. Pricing moves with whichever unit is active, and I would rather pull the live comps with you than publish a stale figure.
