Life here

A small plat, close to the river.

South Field Estates is a compact subdivision off South 1100 East, in the part of St. George near Bloomington Hills, tucked between the Riverside Drive corridor and the Virgin River. Washington County GIS records show the plat recorded in three phases, in 1996, 1998, and 1999, so this is a finished, late-1990s neighborhood rather than one still building out.

The location puts you close to the middle of St. George's east side rather than out on the edge of town. St. George Regional Hospital is under a mile north, and Riverside Drive, one of the city's steady east-west arteries, is a short drive away. The neighborhood has had roughly a quarter-century to settle in, which shows in the trees and the established feel of the streets.

What makes this plat different from most 1990s subdivisions nearby is scale. The homes and the lots both run smaller than the standard detached product you will see elsewhere in St. George from the same era, and that is worth understanding before you compare it to a bigger subdivision on price per square foot alone.

Area highlights

What sits around this pocket.

Four things anchor this part of St. George: the hospital close by, a river trail within reach, an established plat with no new phases coming, and a location that sits inland from the busiest tourist corridors.

St. George Regional Hospital, under a mile

Intermountain's main campus sits at 1380 Medical Center Drive, roughly half a mile north. Few St. George neighborhoods sit this close to a full emergency room.

Virgin River Trail within reach

The Virgin River Trail's southern spur runs along the river toward Bloomington Hills North Park, a little over a mile from the plat. It is a paved, flat option for walking or riding without a long drive first.

A finished plat, no new phases

All three recorded phases date to the 1990s. Nobody is platting a phase four next door, which is increasingly rare in a fast-growing city.

Central, not edge-of-town

South 1100 East sits inland from the Bloomington golf corridor and off the main tourist routes, closer to the working middle of the city than to its outer subdivisions.

Homes & lots

Smaller homes, smaller lots.

Third-party market data puts the average home in South Field Estates at roughly 1,416 square feet on a lot of about 3,050 square feet, with an average year built of 1999. That lot size is well below a typical detached-home lot in a 1990s St. George subdivision, and it is the single most useful thing to understand about this plat before you shop it: the footprint here reads more like an attached or patio-home product than a standard rambler on a quarter-acre.

Recent activity has run around a $399,000 to $410,000 median, close to $254 a square foot, per third-party listing data. Turnover has been limited, with only a handful of sales recorded in a typical year, so treat any figure here as a starting frame rather than a fixed number. Confirm the exact product type, unit configuration, and current pricing against the live listings, because a plat this size does not carry the deep, self-correcting comp pool that a 400-home subdivision does.

A smaller lot is not a smaller decision. In a plat this size, every sale sets the next comp.

Trails & outdoors

The river trail is the closest draw.

This part of St. George is not a trailhead neighborhood the way the city's hillside subdivisions are, but it sits within reasonable reach of the Virgin River Trail system, and the rest of the city's parks are a short drive.

Virgin River Trail South, ~5 min

The paved southern spur runs along the river to Bloomington Hills North Park, roughly a mile and a quarter away. It is a flat, easy option for a walk or ride without a long drive.

Bloomington Hills North Park

A city park along the river corridor with direct trail access, roughly a mile and a quarter south of the plat.

Bloomington Hills Park, ~10 min

Roughly two miles south, this neighborhood park anchors the wider Bloomington Hills area with open turf and courts.

Red Cliffs Desert Reserve, drive required

The trailhead network on the north side of St. George is a genuine drive from here, not a walk. Confirm specific trailhead distances against your exact street before you count on it as a daily amenity.

Errands & drive times

Errands, measured in minutes.

This is the practical answer to "how far is everything from here." Times are measured from South 1100 East near the heart of the plat; from the far edges, add a minute or two.

Schools & education

Schools, by the facts.

South Field Estates falls within the Washington County School District's Dixie Cone Site, one of the district's four-tier attendance structures. In that cone, the elementary feeds into Tonaquint Intermediate (grades 6-7), then Dixie Middle (grades 8-9), and Dixie High (grades 10-12). Heritage Elementary, about a mile north on Riverside Drive, is the nearest elementary school assigned to this cone.

Elementary boundaries can be narrow and specific to the street, so confirm the exact assignment for any address you are serious about directly with the district rather than assuming from distance alone. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is about eight minutes away.

I cover the bigger education picture in the St. George guide.

Reading the small footprint

Why this plat measures smaller.

Here is the detail that separates South Field Estates from most other St. George plats recorded in the same era: the math does not look like a standard 1990s detached subdivision. An average home size of roughly 1,416 square feet on an average lot of roughly 3,050 square feet is a ratio you typically see in attached, patio-home, or small-footprint product, not on a standard single-family lot with a yard on all four sides.

That is not a downside by itself. It usually means less exterior upkeep and a lower price point of entry than a comparably located detached home nearby. But it changes how you should shop it. Square-footage and per-unit comps only work if you are comparing the same product type, and a plat this size does not give you many recent sales to triangulate against.

Before you write an offer here, I would confirm the exact product type on the specific unit, whether it shares any walls, and how the parcel is configured, directly against the county record and the listing documents rather than assuming from the neighborhood name.

What I check before I compare a home here to a neighboring plat

  • Whether the specific unit is detached, attached, or shares a wall, straight from the county parcel record.
  • The recorded lot size against the listed square footage, since a 3,050 sq ft average lot rules out a typical quarter-acre comp.
  • How recent and how comparable the actual sold comps are, given limited annual turnover in this plat.
  • Anything on record tied to the specific parcel that could affect ownership or resale, which I pull and review with you before you write an offer.

What locals know

The details I would slow down and check.

This plat rewards a buyer who reads past the neighborhood name. Here is what I would walk a friend through before they get attached to any one address here.

  • The lot size changes the comparison. At roughly 3,050 square feet, lots here are far smaller than a typical detached 1990s St. George subdivision. Compare against similar-footprint product, not the neighborhood average.

  • Comps are thin here. Limited annual turnover means your best comp might be older than you would like. That cuts both ways for buyers and sellers.

  • The hospital's proximity is real. St. George Regional Hospital sits under a mile away, closer than most residential pockets in the city get.

  • No new phases are coming. All three recorded plat phases date to the 1990s. What exists today is the finished footprint.

The buyer side and the seller side.

Buying in South Field Estates

South Field Estates sits off South 1100 East near East 900 South, in the Bloomington Hills area of St. George, in the 84790 zip code. It is roughly half a mile south of St. George Regional Hospital and about a mile from Riverside Drive, one of the city's main east-west corridors.

It is a compact plat recorded in three phases between 1996 and 1999, with homes averaging around 1,416 square feet on lots of roughly 3,050 square feet. That combination, a smaller footprint on a smaller lot, points to an attached or patio-home style product rather than a typical detached rambler on a quarter-acre. Confirm the exact product type and any per-unit details on the specific listing.

The plat was recorded in three phases: Phase 1 in 1996, Phase 2 in 1998, and Phase 3 in 1999, per Washington County GIS records. The average year built across the subdivision is 1999, so most homes here are late-1990s construction.

The subdivision falls in the Washington County School District's Dixie Cone Site. Heritage Elementary, about a mile north on Riverside Drive, is the nearest elementary in that cone, feeding into Tonaquint Intermediate (grades 6-7), Dixie Middle (grades 8-9), and Dixie High (grades 10-12). Exact elementary boundaries can be narrow, so confirm the assignment for any specific address directly with the district.

With a small plat and limited annual turnover, your comps need to be recent and genuinely comparable in size and product type. Start with the home valuation page and I will run a real comparison against the most recent South Field Estates sales, no obligation.

List it with me and your home is featured across MovingUtah, on this page, on the St. George hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.

In a small plat with thin turnover, timing depends on how many comparable homes are active at once. When few are listed, a well-priced home stands out fast. When several are active, buyers get to compare closely. Tell me your timeline and I will give you a straight read on the current setup.

Yes, and it is a common request. Timing the two is mostly a sequencing problem, and I cover the playbook in the buy and sell at once guide. Because I am dual-licensed, I can keep the sale, the search, and the financing on one desk.
