Homes for sale in Southgate

No active listings today
Tell me what you are looking for, and I will watch for it
All four parts of Southgate can run out of active listings at once, and today they have: the Townhomes, Joshuas, Legacy, and Southgate Hills. When one lists, it shows up on the St. George homes for sale page.
Four neighborhoods share the Southgate name: the Townhomes, the smaller Joshuas homes, Legacy's golf-course lots, and the higher Southgate Hills sites. The site watches the MLS for you and emails you when one lists. Tell me whether you want to be close to the fairway or up on higher ground, and tell me about any flood-zone questions on the lower lots. Then the next listing comes to you already checked against what you want.

Southgate and the homes
Life in Southgate and Homes & lots
Life in Southgate
What a day by the course looks like
In shortIt wraps around the city's public Southgate Golf Club and mixes golf-area single-family homes with townhomes along the Santa Clara River. Downtown and Interstate 15 are a few minutes away.
Southgate is built around the city's public golf course. The green strip along the course and the Santa Clara River set the tone. The front nine plays along the river and a series of small lakes, and the back nine climbs Tonaquint Mountain for high views. The city owns the course, so a tee time is open to anyone, not just members.
Everyday life leans on Tonaquint Park and the Dixie Drive area just up the road. The park has tennis courts, a playground, and the Tonaquint Nature Center, and the paved Santa Clara River Trail runs along the river for walking and biking. Downtown St. George and the Bluff Street shopping are only a few minutes north.
Southgate grew in phases from the 1990s on, so it is an established, settled part of town and not a place where new homes are still going up. The same area holds attached townhomes, golf-course homes, and hillside view lots, which is why it pays to decide which of its smaller neighborhoods you want.
Homes & lots
From townhomes to golf course homes, in one area
Southgate covers a real range under one name. The Townhomes are the attached, lower-maintenance end, Joshuas adds small detached homes, Legacy has the golf-course single-family homes around the course, and Southgate Hills holds the higher view lots. Most of it was built from the 1990s on, with new homes here and there still filling the remaining Legacy lots. Build years and finishes (the flooring, counters, and fixtures) vary from street to street.
Two things matter most here: the sub-community and the setting by the river. A townhome and a golf-course home sell to different buyers at different prices, so start with which part of Southgate you want. Parts of Southgate sit along the Santa Clara River, which has a flood history in this area. On a low-lying lot, a quick check of the flood-zone map from FEMA (the federal disaster agency) is a smart step before you buy. Tell me the kind of home and the part of the course that matter to you, and I will narrow it down quickly.
In Southgate, the name on the sign matters less than the sub-community and the lot.

Neighborhoods inside Southgate
4 neighborhoods inside Southgate
Neighborhoods
A golf area, not a single subdivision
Southgate is the name of a golf area, not one master-planned community (a neighborhood planned and built as a whole). The naming is not consistent, so it pays to shop by sub-community, which means one of the smaller neighborhoods inside it. These are the four neighborhoods people mean by Southgate. One thing to know: a separate property called Villas at Southgate is a vacation-villa resort on the first fairway. It is not a for-sale neighborhood, so do not confuse it with the homes here.
| Neighborhood | Setting | Homes | More |
|---|---|---|---|
| Southgate Townhomes | Golf area, attached homes | Townhomes | Recent sales: Well below the city median |
| Joshuas at Southgate | Small group of single-family homes | Compact single-family, about 1,500 sq ft | Build era: 2000s to 2010s |
| Legacy at Southgate | Golf-course planned development | Single-family, some new construction | Build era: 1990s to present |
| Southgate Hills | Higher ground, view lots | Single-family | Street: Southgate Hills Drive |
Not sure which part of Southgate fits? Tell me if you want a townhome, a golf-course home, or a view lot, and I will point you to the right streets. You can also browse every St. George listing in the map search.
Neighborhood 01
Southgate Townhomes
Southgate Townhomes is the attached-home part of the area, where the homes share walls. It is the lower-maintenance and more affordable end of Southgate. Recent sales have run well below the St. George median (the middle sale price), which makes it one of the more affordable golf-area addresses in this part of St. George.
Build years and unit details vary. Check them against the current listing when a home comes up.

- Townhomes

Neighborhood 02
Joshuas at Southgate
Joshuas at Southgate is a small group of single-family homes near the course. Most were built in the 2000s and 2010s on compact lots, and the homes are mid-size, often around 1,500 square feet. The homes are detached and the yards are small.
It is a tight, low-key little area, and homes here come up for sale slowly.
- Setting
- Small group of single-family homes
- Homes
- Compact single-family, about 1,500 sq ft
- Build era
- 2000s to 2010s
Neighborhood 03
Legacy at Southgate
Legacy is the planned development (a neighborhood built to one plan) around the golf course itself, and it is the heart of golf-course living in Southgate. Homes date from the 1990s through recent new construction on remaining lots, so you will find established golf-course homes and the occasional newer build.
A note on the name: it is marketed as Legacy at Southgate, but the recorded name is simply Legacy. That matters when you match a listing to the right community.
- Setting
- Golf-course planned development
- Homes
- Single-family, some new construction
- Build era
- 1990s to present
Neighborhood 04
Southgate Hills
Southgate Hills sits on the higher ground of the area, off Southgate Hills Drive. Single-family homes here catch the high views the back nine is known for, which makes it the more view-focused part of Southgate.
As with the rest of the area, home counts and build years vary by street, and the current listings are the best guide to what is for sale.

Golf & recreation
A public course and a river park, close in
Southgate Golf Club
The City of St. George's public 18-hole course at 1975 S Tonaquint Drive. The front nine plays along the Santa Clara River and a string of lakes. The back nine climbs Tonaquint Mountain for high views of the valley.
Tonaquint Park
A 33-acre community park at 1851 S Dixie Drive, just up the road from the neighborhood. It has eight tennis courts, covered pavilions, a shaded playground, sand volleyball, and an amphitheater.
Tonaquint Nature Center
Inside Tonaquint Park, the nature center adds ponds and easy loop trails through streamside habitat. It is a quiet green stop right on the Santa Clara River.
Santa Clara River Trail
A paved path by the river between Tonaquint Park and Cottonwood Cove Park. It is good for walking, running, and biking close to home.
The Santa Clara River
The river runs a green strip through Southgate and gives it trail access. It also has a real flood history. On low lots next to the river, that is a reason to check the FEMA flood zone before you buy, and I will always flag it.
State parks within reach
Snow Canyon State Park is roughly 15 to 20 minutes northwest. Zion National Park is about 50 minutes east. The red rock and the canyons are an easy outing from Southgate.
Errands & drive times
Errands, measured in minutes
Times are estimated for normal traffic, measured from near Tonaquint Drive. Southgate sits south-central, so downtown and the freeway are close. The hospital and airport are a slightly longer drive east and southeast.

Schools & education
Schools, by the facts
Southgate is served by the Washington County School District. In this part of town, homes typically feed into Dixie Intermediate and Dixie Middle, then Dixie High School. The elementary school depends on your exact address near the Tonaquint boundary. Boundaries change, so for any home you are serious about, check the current assignment with the district's boundary tool. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Utah Tech University is a short drive away.
I cover the bigger education picture, including Utah Tech University, in the St. George guide.
What locals know
Notes from around the course
No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend looking at Southgate.
The golf is public
Southgate wraps a city-owned course, so living here does not buy a membership and anyone can play. It is golf-course living without a club membership.
Know the river's history
The Santa Clara River runs through the front nine, and the 2005 flood hit it hard. Living near the river is a real plus, but on low lots, a FEMA flood-zone check is a smart step before you buy.
Shop by sub-community
Southgate covers a townhome plat (the recorded map of the lots), a golf-course planned development (Legacy), and small groups of single-family homes, all under one loose name. Knowing which one a listing is in is half the work.
Villas at Southgate is a resort
The vacation-villa property on the first fairway shares the name. It is not a for-sale neighborhood. A Southgate search will bring it up, so do not let it confuse your home search.

The buyer side and the seller side
Buying in Southgate
Southgate is on the south-central side of St. George, off Tonaquint Drive. It wraps around the city-owned Southgate Golf Club along the Santa Clara River. You reach it from Interstate 15 at the Dixie Drive interchange, Exit 5, or the Bluff Street interchange, Exit 6, and it is a few minutes from downtown.
It is public. Southgate Golf Club is an 18-hole course owned and run by the City of St. George. Living in Southgate does not include a membership, and anyone can play. The neighborhoods wrap around the public course.
A mix. There are golf-area single-family homes in Legacy, Southgate Hills, and Joshuas, and attached homes in Southgate Townhomes. The homes date from the 1990s through recent new construction on remaining Legacy lots. Build years and prices vary by sub-community.
It depends on the sub-community. Townhomes have recently sold well below the St. George median (the middle sale price). Single-family homes around the course have generally sold from below the median to above it. For a citywide number to compare against, my 2025 market report puts the St. George median sale price at $589,990. Prices move, so ask me for current numbers.

Selling in Southgate
Southgate prices change with the sub-community, the build era, and whether the home fronts the golf course (sits right on it). That is why online estimate tools miss more here than they do in a subdivision where the homes are all alike. Start with the home valuation page, and I will compare your home with recent Southgate sales, with no obligation.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the St. George listings and on this Southgate page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
It depends on what is listed in your part of Southgate right now. A townhome, a golf-course Legacy home, and a Southgate Hills home sell to different buyers at different prices. Tell me your timeline, and I will tell you plainly what I see, not a pitch.
Yes, and it is common here. Most of the work is getting the order and the timing right. I cover the steps in the buy and sell at once guide. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.
