Summerset Townhomes sits off 100 East, a handful of blocks south of St. George's historic downtown grid. Washington County's plat records show the community recorded in two phases, the first in June 1982 and the second in June 1983, which makes this one of the older attached-home plats in this part of the city. The recorded name on the plat and the assessor's document is "Summerset Th," one word, no second "m."

It is a small, tight footprint. You are not out on the edge of town here. St. George Boulevard and Bluff Street, the two main downtown arterials, are each under a mile away, and the I-15 St. George Boulevard interchange is about seven-tenths of a mile out. That puts most errands inside a short drive rather than a long one.

Because it is an attached-home product from the early 1980s, do not expect an open-concept layout or a three-car garage. What you get instead is a low-maintenance footprint close to the center of an older, established part of St. George, which is a specific tradeoff for a specific kind of buyer.

Legacy Elementary nearby

Legacy Elementary sits about four-tenths of a mile away, close enough that a short walk is realistic for some streets in the plat.

I-15 Exit 8, about 3 min

The St. George Boulevard interchange, a diverging diamond since 2014, sits roughly seven-tenths of a mile from the plat, a quick shot onto the freeway in either direction.

Smith's on Bluff Street, about 3 min

Smith's Food & Drug at 20 N Bluff Street is roughly half a mile out, the closest full grocery option to the plat.

The county files both phases under a single subdivision code, SST, so a comp search should pull both phases together rather than treating them as separate communities.

That puts it among the older attached products in this part of St. George, and floor plans from that era tend to be straightforward and efficient rather than open-concept.

Trails & outdoors


Red rock is a short drive, not a walk.

Pioneer Park, St. George's signature red-rock park, is genuinely close by St. George standards, but it is about a mile from the plat, closer to a four-minute drive than a five-minute walk. I would rather tell you the real distance than round it down.

Pioneer Park, ~4 min

The 52-acre red sandstone park on the north edge of downtown has hiking trails, rock climbing routes, and a well-known sunset overlook. It is about a mile from the plat, an easy short drive rather than a walk.

Downtown Main Street corridor

The historic Main Street and Ancestor Square dining and shopping corridor sits along the same downtown grid, generally a five-minute drive or less from the plat.

Farther out, Snow Canyon State Park and Sand Hollow Reservoir are each a drive of roughly 20 to 25 minutes, and Zion National Park's south entrance is about 45 minutes east. The full day-trip map lives in the St. George guide.

Schools, by the facts.

Summerset Townhomes falls inside the Legacy Elementary attendance boundary (grades K-5), based on the district's published boundary map. Legacy is not one of the district's split-feeder schools, so its students continue on a single path: Tonaquint Intermediate (grades 6-7), then Dixie Middle School (grades 8-9), then Dixie High School (grades 10-12).

Boundaries can shift as the district grows, so confirm the current assignment for any home you are serious about directly with Washington County School District rather than relying on this page alone. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is about seven minutes away.

Why the phase actually matters.

Most one-line descriptions of Summerset treat it as a single block. County records show two separate recorded phases, one year apart: Phase 1 in June 1982 and Phase 2 in June 1983. Both carry the same subdivision code with the county, SST, so they read as one community for search purposes, but the phase line is a real, physical distinction on the ground.

For a plat this old, the phase can matter for practical reasons that have nothing to do with marketing: original construction details, past maintenance history, and how a given row of units was built out can vary slightly between a 1982 phase and a 1983 phase even inside the same small community. It is a small detail, but it is the kind of thing worth asking about on any specific unit rather than assuming both phases are identical.

I am not aware of any public flood, geologic, or hazard designation specific to this plat, and I am not going to invent one. If you want that confirmed for a specific address, the right move is Washington County's parcel viewer and, where relevant, FEMA's Map Service Center, not a guess on a web page.

After years of showing homes in central St. George, here is what I would tell a friend before they get attached to a specific unit here.

  • The distance to Pioneer Park gets rounded down a lot. It is about a mile, a short drive. If a listing implies you can walk there in five minutes, measure it yourself before you believe it.

  • Ask which phase a unit is in. Phase 1 recorded in 1982, Phase 2 in 1983. It is a small gap, but on a plat this age it is worth asking about for any specific unit.

  • A small plat means a thin comp set. With this few units, one new listing or one closed sale can move the market picture. I pull live comps rather than lean on any published average.

  • Confirm the school boundary for the specific address. Legacy Elementary serves the plat today, but a district boundary can shift. Verify it for the unit you are actually considering.
