The name is not one plat. Washington County's subdivision records show three separate recorded plats carrying the Sun Country Meadows name, all recorded within a few years of each other between 1988 and 1991: a single-family estates plat, a townhomes plat, and a larger South Townhomes plat recorded separately across four phases. They sit adjacent to each other, but they are three different legal subdivisions, which matters the moment you start comparing prices or pulling comps.
I tour it as a mixed-product pocket, because that is what the county's own records say it is. Before you fall for a listing here, know which of the three plats it sits in and treat that as the first filter, not an afterthought.

St. George Regional Hospital, close
Intermountain St. George Regional Hospital on Medical Center Drive sits about two minutes from the neighborhood's core, one of the shorter hospital runs anywhere in the city.
Heritage Elementary in the boundary
The neighborhood falls inside Heritage Elementary's attendance boundary on the Washington County School District's own map, with the school itself under a mile away.

Interstate 15's Exit 8 interchange sits roughly a mile from the neighborhood's core streets, keeping both directions of the freeway within a short drive.

Washington County's subdivision records list three separate plats under the Sun Country Meadows name: Sun Country Meadows Estates, a single-family plat recorded in 1989; Sun Country Meadows Townhomes, recorded in 1988; and Sun Country Meadows South Townhomes, a larger plat recorded across four phases between 1990 and 1991, just south of the first two. Same name, three different legal subdivisions, each with its own recording history and its own comp set.
The recording dates put the whole pocket's construction in a tight window, roughly 1988 to 1991, which tracks with the attached product: county and MLS records point to 1990s-era townhomes with modest footprints in the South Townhomes plat, generally in the range of 1,200 to 1,300 square feet. I was not able to independently verify a current builder, an active price band, or a square-footage figure for the Estates or plain Townhomes plats this session, so I am not going to guess at those. What I can tell you with confidence is the product split: a detached single-family section and two attached townhome sections built out around the same three-year stretch in central-east St. George.
That split is the whole ballgame for pricing. A detached home in the Estates plat and an attached unit in either townhome plat are not comparable properties, and lumping them into one average tells you nothing useful. Pull the live listings for the specific plat you are looking at, and I will help you separate the comps by product type before you make a decision.

Nothing genuinely trail-adjacent starts at the curb here, so I will not pretend otherwise. What the location does offer is a short drive to two of St. George's real outdoor anchors, and a straightforward run to the rest of the city's trail network from a central starting point.
Confluence Park, roughly 8 min
Confluence Park, where the Santa Clara and Virgin rivers meet in the Bloomington Hills area, sits a short drive southwest and connects into the Virgin River trail system.
Bloomington Hills Park, roughly 10 min
A neighborhood park in the Bloomington Hills area to the south, with open turf and shaded areas, reachable in a short drive down Riverside Drive.
Because Sun Country Meadows sits near the center of St. George rather than the far east or west edges, most of the city's larger outdoor destinations, Pioneer Park, Snow Canyon, and the Red Cliffs Desert Reserve trailheads, are all within a similar drive-time band. Sun Country Meadows is part of the Washington County School District. Checked against the district's own attendance boundary map, all three of the neighborhood's recorded plats fall inside the Heritage Elementary boundary. From Heritage, the district's published feeder chain runs to Tonaquint Intermediate (grades 6-7), Dixie Middle School (grades 8-9), and Dixie High School (grades 10-12).

Sun Country Meadows maps to three: Sun Country Meadows Estates (the single-family section), Sun Country Meadows Townhomes, and Sun Country Meadows South Townhomes, a separately recorded plat roughly three times the recorded area of the original townhomes section. All three sit within a few blocks of each other in the streets around South 940 East and East 700 South, but the county treats them as distinct subdivisions on its plat maps.
That structure is the one genuinely distinct thing about this neighborhood, and it is also the most common way buyers get comps wrong here. A listing search that pulls "Sun Country Meadows" without separating by plat will mix a detached house with an attached townhome unit and call it one market. It is not one market. It is three adjacent, differently-configured products that happen to share a name.
If you are house-hunting here, ask which of the three plats a specific listing sits in before you compare it to anything else you have seen. If you are selling, the same rule applies in reverse: your comp set should come from your own plat, not the neighborhood at large.
