A St. George community

Living in Sunflower Development.

A recorded plat in the Middleton area of St. George, centered near North 2650 East. Washington County records the ground here in two phases from the early 1980s, which makes this one of the older, more settled corners of Middleton rather than a new subdivision.

I am Scott Buehler. I have spent 20+ years in Southern Utah, and this page is the honest starting point for Sunflower Development: what the county records confirm, what the school boundary map actually shows, and where to go next.

Be first in line when one lists.

Sunflower Development recorded its two Middleton phases in 1982 and 1987, and a plat this settled only frees up a home now and then. I read the Washington County MLS every day, so tell me you want in and I will walk you through the next home near N 2650 East the day it posts.

Life in Middleton

An established plat inside an established neighborhood.

Sunflower Development is recorded with Washington County as a platted subdivision on the ground near North 2650 East, inside St. George's Middleton area east of downtown. The county's records show it filed in two phases: Phase 1 in 1982 and Phase 2A in 1987. That makes it one of the older recorded plats in this part of Middleton, not a new build, and it is worth knowing going in.

Middleton itself sits between the Virgin River corridor and the older east-side grid, a settled part of St. George with a mix of plat ages around it rather than one master-planned look. Sunflower Development's own footprint is modest, which is typical of plats this old: a defined pocket rather than a sprawling master plan.

Because the plat is small and decades old, I treat it as a resale market first. New construction is not the story here. The story is what has sold recently inside these two phases, and that is where I would start any real conversation about value.

Plat highlights

What the county records and the map actually show.

Four things I verified directly against county and district records before writing a word of this page: the plat's age, its exact location, its school boundary, and its size. Here is each one, sourced.

Platted in 1982 and 1987

Washington County's subdivision records show Phase 1 recorded August 1982 and Phase 2A recorded January 1987. This is an early-1980s plat, decades older than most of the subdivisions built out east of here.

Centered near North 2650 East

The recorded plat boundary sits in St. George's Middleton area, ZIP 84790, with North 2650 East running through the neighborhood. This is the real, county-verified location, not a guess from a listing photo.

Panorama Elementary boundary

Mapping the plat boundary directly against the district's own attendance map places it inside the Panorama Elementary area, not a neighboring school. That map is the source, not an assumption based on nearest distance.

A small, two-phase footprint

Between the two recorded phases, the plat covers a modest footprint by St. George standards, well under a half-mile across. Small inventory is the trade-off for an established, already-landscaped setting.

Homes & product

A small resale market, priced its own way.

Third-party MLS data recently showed only two active listings in Sunflower Development, with a median price near $289,450 and roughly $237 per square foot, sitting on the market around 75 days. That is a small enough sample that I would not treat it as a hard number, but it does tell you two things: inventory here is thin, and the price point runs well below new construction elsewhere in St. George, consistent with an early-1980s plat.

Given the plat's age and that price point, the product here reads more like compact single-level or attached homes than large modern detached construction. I would confirm the exact unit type, whether attached or detached, and any shared building elements against the current listing before writing an offer, since a plat this small can carry more than one product type across its two phases.

Because there is no active builder here, I am not going to hand you a made-up price band or a square-footage figure I cannot source. Pull the live comps inside this specific plat before you anchor to any number, including the one above.

A small, older plat rewards buyers who compare it to its own recent sales, not to a citywide average that includes homes built forty years later.
Platted 1982 / 1987
Phases Phase 1 and Phase 2A
Recent median (small sample) ~$289,450
Recent $/sqft (small sample) ~$237
Active builder None; resale market
Confirm before offer Unit type, attached vs. detached

Parks & outdoors

A neighborhood park close by.

This is a quiet, in-town setting rather than a trailhead neighborhood, and I would rather tell you that plainly than invent a trail that is not there. The closest named green space is a genuine local amenity worth knowing about.

Middleton Park, ~3 min

A neighborhood park at 780 North 1700 East with shaded grounds, two playgrounds, and a basketball court, about three minutes from North 2650 East.

Pioneer Park, ~9 min

St. George's red-rock hiking park on Red Hills Parkway, roughly 52 acres of trails and sandstone above downtown, a short drive north and west.

Vernon Worthen Park, ~10 min

A community park at 300 South 400 East with sand volleyball courts, picnic areas, and a playground, near St. George's Leisure Services Recreation Center.

Snow Canyon State Park, ~20 min

For real trail mileage and red-and-white sandstone terrain, Snow Canyon is the destination most Middleton residents drive to on a weekend.

Errands & drive times

Errands, measured in minutes.

Times below are measured from North 2650 East, the street running through the plat, to real named destinations. Middleton sits inside St. George's older east-side grid, so most everyday stops are a short, direct drive rather than a freeway trip.

Common errands from Sunflower Development with approximate drive times
The errand Where it happens From North 2650 East
Grocery run Smith's Food and Drug, Dinosaur Crossing, 565 S Mall Dr ~3 min
Neighborhood park Middleton Park, 780 N 1700 E ~3 min
Healthcare St. George Regional Hospital, 1380 Medical Center Dr ~5 min
Freeway on-ramp Interstate 15 at Exit 8, St. George Boulevard ~4 min
Boundary elementary Panorama Elementary, 301 N 2200 E ~1 min
Hiking park Pioneer Park, 375 E Red Hills Pkwy ~9 min

Because the plat is small, these times move only slightly whether the specific address sits in Phase 1 or Phase 2A. The full day-trip map lives in the St. George guide.

Schools & education

Schools, by the facts.

Sunflower Development is in the Washington County School District. Mapping the plat's recorded boundary directly against the district's own attendance map places it inside Panorama Elementary, grades K-5, located a few blocks away at 301 North 2200 East. Panorama feeds into Fossil Ridge Intermediate (grades 6-7), then Pine View Middle School (grades 8-9) and Pine View High School (grades 10-12).

Boundaries can change, and the district has approved shifts affecting other parts of Washington County effective the 2026-2027 school year, so confirm the current assignment for any specific address directly with the district rather than assuming it from this page. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself.

I cover the bigger education picture in the St. George guide.

Two phases, one name

Five years apart, filed under the same plat name.

Here is the detail that separates Sunflower Development from most of the small plats around it: the county recorded it in two distinct filings, Phase 1 in August 1982 and Phase 2A in January 1987, five years apart. Both carry the same subdivision name and code in county records, but they were surveyed and filed as separate legal actions.

For a buyer, that matters less for the year on the plat map and more for what it usually means on the ground: a five-year gap between phases can carry small differences in lot layout, setback, or original build detail between the two halves, even though everything sells under one plat name today. I would ask which phase a specific address sits in before I compared it to a listing on the other side of the plat.

It is a small, quiet detail on a small, quiet plat, but it is exactly the kind of thing that gets lost when a page just repeats a listing description. The county's own filing record is the more honest starting point.

What I check before I compare two Sunflower Development homes

  • Which phase, 1 or 2A, the specific address sits in, since they were filed five years apart.
  • Whether the home is attached or detached, since a plat this small and this old can mix product types.
  • Recent comps inside this plat specifically, not a Middleton-wide or citywide average.
  • The current WCSD boundary for the exact address, since maps and phases do not always align neatly.

Sources: Washington County GIS subdivision layer, document numbers 240602 (Phase 1) and 308118 (Phase 2A).

What locals know

The details I would slow down and check.

Sunflower Development rewards a buyer who checks the record before the listing photos. Here is what I would walk a friend through first.

  • This is an early-1980s plat, not new construction. Phase 1 was recorded in 1982. Price it and inspect it like a home its age, and do not assume a builder is still active here.

  • Small inventory means comps take patience. With only a couple of active listings at any given time, I pull recent solds, not just what is on the market today, before I talk pricing.

  • Confirm the school boundary yourself. I mapped this to Panorama Elementary directly against the district's boundary file, but boundaries can shift. Verify for the exact address before you count on it.

  • Middleton is a short drive from most of St. George. The freeway, the hospital, and everyday errands all sit a few minutes out. It is a quiet, central location more than a destination neighborhood.

The buyer side and the seller side.

Buying in Sunflower Development

Sunflower Development is a recorded plat in the Middleton area of St. George, centered near North 2650 East. Washington County records show it in two phases, Phase 1 recorded in 1982 and Phase 2A in 1987, so this is an established, older part of Middleton rather than a new build.

Independent listing data shows a small, modestly priced inventory that trades more like attached or patio-style product than large detached homes, consistent with the plat's age. I would pull the current MLS mix before assuming any one home type, since a small plat can look very different listing to listing.

Panorama Elementary, grades K-5, is the boundary elementary based on the district's own attendance map, and it feeds into the Pine View cone: Fossil Ridge Intermediate, then Pine View Middle and Pine View High. Confirm the current assignment for any specific address directly with Washington County School District, since boundaries can change.

From North 2650 East, Smith's Food and Drug at Dinosaur Crossing is about 3 minutes away, St. George Regional Hospital is about 5 minutes, and Interstate 15 at Exit 8, St. George Boulevard, is about 4 minutes. Middleton Park is about 3 minutes for a closer green space.

A third-party MLS data source recently showed a small number of active listings with a median in the high $200,000s and a per-square-foot figure in the low $200s, but that reading came from only a couple of listings, so it moves fast. Confirm against the current live listings rather than any single snapshot.
