What I can say is that this is a small, established, fully built-out subdivision, which means resale activity here depends heavily on whatever units happen to be listed at a given time rather than a steady stream of new inventory.

One thing worth asking about any attached home from this era: which unit you are looking at. An end unit carries one less shared wall than an interior unit, which can matter for both noise and natural light. I would confirm that detail, along with the unit's update history, before comparing prices across the subdivision.

The closest named outdoor amenity is Bloomington Hills North Park, a city-maintained park to the north of the subdivision. From there, St. George's paved trail network extends toward the Virgin River.

A 10-acre park at 829 E Vermillion Ave with a looped walking path, playground, basketball court, and picnic areas. Locals know it as "Long Park" for its shape.

Larkspur Trail

A paved, roughly one-mile greenway running between Larkspur Road and Hillrise Circle, connecting toward the Fort Pearce Wash Trail and the Virgin River trail system.

I ran the subdivision's location against the district's published elementary attendance boundaries, and it falls inside the Bloomington Hills Elementary boundary, grades K-5, a separate school from the nearby Bloomington Elementary. From there, the district's feeder chart lists Sunrise Ridge Intermediate (grades 6-7), Desert Hills Middle (grades 8-9), and Desert Hills High (grades 10-12) as the continuation for this side of the boundary.

Two phases, one plat


What the county's plat record actually says.

This is the one thing I can say about Sunrise View Townhomes that I would not say about the townhome subdivision next door: the county's own plat index shows it recorded in two distinct phases, sixteen months apart. Phase 1 was filed on February 6, 1992, under document number 402733. Phase 2 followed on June 30, 1993, under document number 441454. Both carry the same subdivision code, SUVT, and both sit within the St. George municipal boundary.

That kind of two-phase filing usually means a builder platted and sold out a first section, then came back and platted an adjacent section once the first one moved. It is a small detail, but it matters if you are trying to understand why some units in this name sit on a slightly different block than others, or why a title report might reference two separate plat documents for what buyers experience as one subdivision.

I would rather hand you this kind of verifiable county-record detail than a made-up story about who built it or why. If you want the plat maps themselves, Washington County's GIS office keeps both on file under document numbers 402733 and 441454.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend before they tour a home in this subdivision.

  • Confirm which phase a unit sits in. Phase 1 and Phase 2 were platted sixteen months apart. It rarely changes the buying decision, but a title report or plat map will show which one applies to a specific unit.

  • River Road carries the daily errands. Sprouts and Target both sit on South River Road, a short drive from the subdivision, and that corridor is where most day-to-day trips happen.

  • This is an older attached-home stock. Homes here date to the early 1990s. Ask about the roof, the HVAC, and any updates since the original build before you write an offer.

  • Summer heat is the real thing. St. George pushes past 100 degrees regularly. In an attached home from this era, a working, reasonably current AC unit is not optional. Check its age before you write the offer.
