Sunset Hills sits off North 2000 West, north of West Sunset Boulevard, on St. George's west side. Washington County recorded the plat in five phases between October 1991 and July 1993, so the streets here have had three decades to settle in. You reach the neighborhood on North 2000 West itself, with North 1900 West, North Monroe Street, and North Daybreak Drive among the streets bordering or running through the platted area.
West Sunset Boulevard is the corridor that defines this part of town. It runs west from the older grid of St. George out toward Santa Clara and the south entrance of Snow Canyon State Park, and it is the road that carries Sunset Hills to everything else, groceries, the freeway, and the rest of the city.
Because the plat is small and the surrounding streets follow the same numbered-grid pattern as the rest of west St. George, Sunset Hills reads less like a distinct planned community and more like an established slice of an older part of town. That is worth knowing going in: you are buying into a settled address, not a themed subdivision with a gate or a clubhouse.

Four things anchor this end of St. George, and each one is a real, named place: a grocery store on the same corridor, a city bike park under a mile out, a state park entrance a short drive northwest, and Bluff Street's freeway interchange a few miles east.
Lin's Marketplace on Sunset Blvd
A full-service grocery store sits at 1930 West Sunset Boulevard, on the same corridor that runs past the neighborhood. It is the closest full grocery run from Sunset Hills.
Snake Hollow Bike Park, under a mile
The city's 80-acre bike park at 1450 North 2400 West opened in 2018 with skills zones for riders of every level. It sits closer to Sunset Hills than any other named recreation asset in the city.
Snow Canyon State Park, ~13 min
West Sunset Boulevard runs almost straight to the park's south entrance, about 3.6 miles from the neighborhood as the corridor runs.
Bluff Street and I-15 Exit 6
Bluff Street, the city's Business Loop I-15 corridor, connects to I-15 at Exit 6, roughly four miles east of the neighborhood.

Sunset Hills falls inside the Washington County School District's Red Mountain Elementary boundary (grades K-5). Red Mountain feeds Lava Ridge Intermediate, then Snow Canyon Middle and Snow Canyon High. This is a single-cone assignment, not a split boundary, but district lines can still move, so confirm the current assignment for any home you are serious about directly with the district rather than from a map.

Washington County's subdivision records show Sunset Hills recorded in five separate phases, starting in October 1991 and finishing in July 1993. That two-year build-out is a normal pattern for a plat this size, but it is also useful information: it means the neighborhood was not built all at once, so construction quality, foundation work, and small design details can vary block to block even within the same recorded name.
It also means Sunset Hills is now more than three decades old. That is the part I would want a buyer to sit with. Roofs, water heaters, HVAC systems, and other big-ticket mechanical items on a home from this era are very likely at or past a typical replacement window, whatever the listing photos suggest. I do not have inspection data on any specific address, so this is general guidance, not a claim about any one home, but it is exactly the kind of due diligence I would push on a plat with this recording history.
None of that makes Sunset Hills a bad buy. Established plats trade on settled streets and known infrastructure, not surprises. It just means the conversation about a Sunset Hills home should include the mechanical systems and the roof as early as the location and the price.

St. George summer heat is the real deal. Check the age of the AC system on any home from this era. A working system in good shape matters more here than almost anywhere else.
