It is a numbered-street neighborhood, not a themed master-plan, so the streets read like most of St. George's older west-side grid rather than a single builder's showcase.
Washington County's plat index shows the subdivision recorded in stages rather than all at once: an original filing and Phase 3 amendment from 2012, and Phases 1 and 2 recorded in 2019. That gap matters if you are comparing homes here, because a lot platted and built in one filing can differ from a lot in another by several years. The city's planning commission has also processed a preliminary plat for further phases more recently, so the built footprint on the ground can keep shifting after this page is written.
What does not change is the location. This is the west side of St. George, away from the Bluff Street commercial corridor, with the Santa Clara River valley and Tonaquint Park a short drive northeast. I treat it as a practical, established residential pocket first, and I would rather tell you that plainly than dress it up with claims about the neighborhood's character that I cannot back up.

Four things anchor this pocket of southwest St. George: a recorded plat with a documented paper trail, a nearby intermediate school, a river-corridor park a short drive away, and a straightforward run to the I-15 interchange at Bluff Street.
A recorded plat, code TOHE
Washington County's subdivision index carries Tonaquint Heights under plat code TOHE, filed within the St. George municipal boundary. That paper trail is the honest starting point for any claim about the community, not a marketing description.
Tonaquint Park & river trail, ~1 mile
Tonaquint Park sits at 1851 S Dixie Drive, about a mile northeast, with the paved Santa Clara River Trail running through it toward Cottonwood Cove Park. It is a drive, not a walk, from these streets, but a short one.
Tonaquint Intermediate close by
The district's 6-7 intermediate school sits about half a mile from the subdivision at 1210 W Curly Hollow Drive. It is a district landmark for this part of town, whatever elementary a given address is zoned to.
I-15 Exit 6, about 2 miles out
The Bluff Street interchange, Exit 6 on I-15, is the nearest freeway access, roughly two miles from the plat by road. Bluff Street itself carries most of the shopping and services for this side of town.

County records show Tonaquint Heights as single-family detached lots recorded under plat code TOHE. The filing history is not a single event: an original plat and a Phase 3 amendment were recorded in 2012, and Phases 1 and 2 followed in 2019, years apart from the first filing. That kind of staggered recording usually means the lots were built out over more than one construction cycle, so I would not assume every home on these streets shares a build year or a floor plan without checking the specific address.

The previous version of this page quoted numbers I could not independently verify, and a wrong number is worse than no number. What I can tell you is the honest way to shop it: pull the live listings, pull recent closed sales on these specific streets, and price against those, not against a citywide average for southwest St. George.
A newer phase has also moved through the St. George Planning Commission as a preliminary plat, which means the subdivision's footprint may still be growing. If you are looking at a lot or a home here, ask where it sits relative to the recorded phases and whether any adjacent land is still in the entitlement process.
A plat recorded in stages, years apart, is not one neighborhood story. It's several, and the comps should match the chapter.
Trails & outdoors
The river trail is the real draw.
The Santa Clara River Trail, accessed from Tonaquint Park at 1851 S Dixie Drive, is a paved path running roughly 3.6 miles along the river valley between Tonaquint Park and Cottonwood Cove Park. It is a short drive from these streets rather than a walkout amenity, but it is a genuine, named trail, not a vague "outdoor lifestyle" claim.
Santa Clara River Trail, ~4 min

Tonaquint Park & Nature Center
The same park hosts the Tonaquint Nature Center, with grounds and programs run separately from the trail itself. It anchors the north end of the river path.
St. George Golf Club, ~3 miles
The city's municipal 18-hole course sits at 2190 S 1400 E, on the opposite side of town from these streets, so treat it as a citywide amenity rather than a next-door one.
Snow Canyon State Park, day trip
Out past the west side via Sunset Boulevard and state route 18, Snow Canyon is the bigger red-rock outing when the river trail is not enough for the day.

Tonaquint Heights is in the Washington County School District. Mapping the subdivision against the district's published elementary attendance boundaries places these streets in the Bloomington Elementary zone. Bloomington is a split-feeder school, meaning it feeds into two different middle and high school pathways depending on the sub-boundary within its area: the Dixie cone, through Tonaquint Intermediate (grades 6-7) and on to Dixie Middle and Dixie High, or the Desert Hills cone, through Sunrise Ridge Intermediate and on to Desert Hills Middle and Desert Hills High.
Tonaquint Intermediate itself sits about half a mile from the subdivision, and neighboring streets in this part of the Tonaquint area are documented elsewhere as feeding the Dixie pathway, which lines up with the Bloomington-to-Dixie side of the split. That said, split-feeder boundaries can pin a specific street to either side, so confirm the current assignment for any address you are serious about directly with the district rather than assuming. Note that Bloomington Elementary is a different school from Bloomington Hills Elementary, which is a separate, single-cone Desert Hills feeder near 919 E Brigham Road.

Reading the plat record
Why this page skips the numbers.
Here is the thing that is specific to Tonaquint Heights and not to its neighbors: the county's own plat index does not agree with the tidy "seven phases, one story" version of this subdivision that circulates online. What is actually recorded is an original filing and a Phase 3 amendment from 2012, then Phases 1 and 2 recorded together in 2019, all under the same plat code, all within the St. George city limits. That is a real, checkable document trail, and it tells a different story: a plat that sat partly built for years before the rest filled in, plus a newer phase that has since moved through the city's planning process as a preliminary plat.
I am telling you this because it is the honest version, and because it matters if you are shopping here. A home on a lot recorded in 2012 and a home on a lot recorded in 2019 are not automatically the same product, the same age, or the same price tier, even on the same street grid. Ask when your specific lot was platted and when the home on it was actually built. Do not assume either from the subdivision name alone.

- Which recorded phase the parcel sits in, and the actual recording date on the county document index.
- The certificate of occupancy or build year on the home itself, since a platted lot and a finished home are not the same date.
- Whether any adjacent, still-unbuilt land is part of a pending plat before the St. George Planning Commission.
- The current elementary assignment with the district directly, given the split-feeder boundary in this area.
