Living in Tonaquint Heights

Tonaquint Heights sits in the Tonaquint area of southwest St. George. Its lots sit on three streets: West Chandler Drive, West 2440 South, and South 1170 West. They sit on the 1000 to 1300 West grid, south of 2300 South. This is a numbered-street neighborhood, not a themed master-planned community. The streets look like most of the older west-side grid in St. George, not like one builder's showcase.

Washington County's plat index shows the subdivision recorded in stages, not all at once. There was an original filing and a Phase 3 amendment from 2012, and Phases 1 and 2 were recorded in 2019. That gap matters if you are comparing homes here, because a lot platted and built in one filing can differ from a lot in another by several years. More recently, the city's planning commission has also processed a preliminary plat (an early draft plan) for more phases. What is built on the ground can keep changing after this page is written.

What does not change is the location: the west side of St. George, away from the shops along Bluff Street, with the Santa Clara River valley and Tonaquint Park a short drive northeast. I treat it as a practical, established residential neighborhood first. I would rather tell you that plainly than dress it up with claims about its character that I cannot back up.

County records show Tonaquint Heights as single-family detached lots recorded under plat code TOHE. The filing history is not a single event. An original plat was recorded in 2012, and Phases 1, 2 and 3 followed in late 2019, years after the first filing. That kind of staggered recording usually means the lots were filled in over more than one building period. I would not assume every home on these streets shares a build year or a floor plan, so I check the specific address.

I am not going to hand you a price or a square-footage range here, because a wrong number is worse than no number. Instead, check current listings and pull recent closed sales on these specific streets. Then price against those, not against a citywide average for southwest St. George.

A newer phase has also moved through the St. George Planning Commission as a preliminary plat (an early draft plan). That means the subdivision may still be growing. Looking at a lot or a home here? Ask where it sits compared with the recorded phases, and whether any land next to it is still going through city approval.

Tonaquint Heights is in the Washington County School District. Lay the subdivision over the district's published elementary attendance boundaries (the area each school serves), and these streets fall in the Bloomington Elementary zone. Students at Bloomington do not all go on to the same middle and high schools. There are two paths, and which one a home is on depends on the part of the zone it sits in. One runs through Dixie Intermediate (grades 6-7) and on to Dixie Middle and Dixie High. The other runs through Desert Hills Intermediate and on to Desert Hills Middle and Desert Hills High.

Dixie Intermediate itself sits about half a mile from the subdivision. Other records show neighboring streets in this part of the Tonaquint area on the Dixie path. Even so, the line between the two paths can put a specific street on either side. Check the current assignment for any address you are serious about with the district, and do not assume. Bloomington Elementary is a different school from Bloomington Hills Elementary. Bloomington Hills, near 919 E Brigham Road, sends all of its students on one path, the Desert Hills one.

The county's own plat index does not agree with the tidy "seven phases, one story" version of this subdivision that circulates online. What is actually recorded is an original filing and a Phase 3 amendment from 2012, then Phases 1 and 2 recorded together in 2019. All of it is under the same plat code, and all of it is within the St. George city limits. That is a real, checkable document trail, and it tells a different story. The plat sat partly built for years before the rest filled in, and a newer phase has since moved through the city's planning process as a preliminary plat.

I'm telling you this because it matters if you are shopping here. A home on a lot recorded in 2012 and a home on a lot recorded in 2019 are not automatically the same kind of home. They may not be the same age or in the same price range, even on the same street grid. Ask when your specific lot was platted and when the home on it was actually built. Do not assume either from the subdivision name alone.
