Topaz Estates sits inside Diamond Valley, an unincorporated pocket of Washington County built almost entirely on large residential lots. The county's own general plan for the area marks it low-density residential, surrounded by Bureau of Land Management and State of Utah land on most sides. That is not a marketing description, it is the zoning map: this is acreage country by design, not by accident.

The street grid here carries a gemstone theme, Sapphire Trail, Jade Court, Onyx Court, Garnet Court, Opal Court, Amethyst Drive, Emerald Drive, all feeding off Diamond Valley Drive and Topaz Road. It is a small, self-contained community, not a subdivision that blends into the next one.

The trade for that space is distance. Diamond Valley Drive and SR-18 are the only paved way in and out, and every trip to a grocery store, a hospital, or a big-box store means a drive of some length. For buyers who want elbow room and are willing to plan their errands, that trade works. For buyers who want to walk to a coffee shop, it will not.

Topaz Estates is filed with Washington County as subdivision code TE, with a later amended phase covering lots 7 and 8. It is a legal plat, so the boundary is a matter of record, not a marketing line on a map.

Washington County zones this ground RE-40, residential-estate with a roughly one-acre minimum. That floor is what keeps Diamond Valley from ever infilling into a standard subdivision.

Snow Canyon's boundary extends northeast to a pair of cinder cones along the edge of Diamond Valley. The park entrance off Snow Canyon Drive is roughly a 10 to 15 minute drive from Topaz Estates.

Topaz Estates is platted under Washington County's RE-40 zone, which sets a minimum lot size of roughly one acre. That single fact shapes everything else about the community: it is not a builder-graded subdivision with matching setbacks and a shared architectural pattern, it is a plat of large parcels that owners have built out individually over time.

Because the county has no municipal water or sewer line running to Diamond Valley, every property here runs on a private well and an on-site septic system. That is standard for the whole Diamond Valley area, not unique to Topaz Estates, but it is the detail that changes how you own the property day to day. A well's flow rate and a septic system's age and capacity are the kind of shared-system due diligence that a denser subdivision would put on the seller disclosures instead.

I am not going to publish a price band or a median for Topaz Estates. Acreage plats like this one sell in small numbers, sometimes a handful of closings in a year, and any figure I quote today is likely stale by the time you read it. Snow Canyon is the close neighbor.

Snow Canyon State Park's own boundary reaches northeast across SR-18 to take in two cinder cones on the edge of Diamond Valley, which makes it the genuinely close outdoor asset here, not a name borrowed from somewhere else in the county.

Reached via Snow Canyon Drive off SR-18. Petrified sand dunes, red and white sandstone cliffs, and a paved multi-use trail run the length of the park.

Diamond Valley cinder cones (easy)

A short volcanic hike inside Snow Canyon's boundary but reached from the Diamond Valley side. The cone climb opens a view of Pine Valley Mountain to the east and the red cliffs of Snow Canyon to the south.

Pine Valley Mountain, ~45 min

A separate drive north on SR-18 then east on Pine Valley Highway into Dixie National Forest, with pine-forest camping and trailheads well above the valley floor.

BLM and state land at the door

Washington County's Diamond Valley general plan shows Bureau of Land Management and State of Utah ownership wrapping most of the community, with the Red Mountain Wilderness bordering to the west.

Topaz Estates falls inside the attendance boundary for Diamond Valley Elementary (grades K-5), a Washington County School District school at 1411 W Diamond Valley Drive, inside the same community cluster as the subdivision.

Diamond Valley is one of the district's split-feeder elementaries: depending on the exact sub-boundary, it can feed into either the Dixie cone (Tonaquint Intermediate, Dixie Middle, Dixie High) or the Enterprise cone (Enterprise High, grades 7-12). I am not going to assign one flatly for Topaz Estates, because the district's own feeder map treats the whole elementary as a split. Confirm the middle and high school assignment for any specific address directly with Washington County School District before you rely on it.

Living off city utilities


What RE-40 acreage asks of an owner.

It is worth saying plainly, because it is the reason this section exists: Diamond Valley is unincorporated Washington County, not a St. George city subdivision. There is no municipal water or sewer main running to Topaz Estates, which is exactly why the county's own general plan colors this whole area "low-density residential" rather than a standard growth zone.

That means every property runs on a private well and an on-site septic system. A well's flow rate and static water level tell you whether it can support the household you are planning, and a septic system's age, tank size, and drain-field condition tell you what you are inheriting. Neither shows up on a listing photo, and neither is something I would skip checking.

It also means county-level services, not city ones, apply here: road maintenance, fire response, and any future utility extension are Washington County matters, not St. George City matters, even though the mailing address says St. George. I would confirm exactly what that means for a specific parcel with the county before writing an offer.

What I check before I call an acreage lot ready to buy

  • The well's flow rate, static water level, and pump age, ideally with a recent water test.
  • The septic system's permitted capacity, tank age, and last pump or inspection date.
  • The parcel against Washington County's zoning and subdivision GIS layers, to confirm the exact recorded boundary and RE-40 setback rules.
  • Fire response and road maintenance responsibility with Washington County directly, since this is unincorporated ground.

  • SR-18 is the only way in. Every trip to town uses the same paved highway. Weigh that before you weigh anything else about the property.

  • Two mountain views, one address. Pine Valley Mountain rises to the east and Snow Canyon's red cliffs sit to the southwest. Few Washington County addresses frame both from the same lot.

  • Well and septic are not optional line items. They are the systems that decide what you can build and what you will maintain. Get both inspected before you get attached to a lot.

  • County land wraps the community. BLM and State of Utah ground border Diamond Valley on most sides, which is part of why the space feels permanent rather than a subdivision waiting to be surrounded.
